I have always wondered, why don’t lenders just go straight to consumers
I would love to split leads with a lender. As much business as agents give lenders, I would have thought this was common practice.
Its the expense, Real estate agents only compete locally. Lenders have to compete nationally for the same lead. Real life example, In my area Veterans United sometimes pays $100 per click for google keywords ( THATS PER CLICK!). The same area agent keywords typically cost $2 to $3 per click. I have more success helping my agents with google advertising than doing it myself. The average cost per closing is dramatically lower.
Because despite what buyers SHOULD do, ie knowing how much they can spend and get a loan for, they want to look at pretty houses first. Who can blame them? 😀 So Realtors are usually closer to a buyer. I do some consumer direct, but it can get expensive if you don't use the right source

Yes that would be wrong
Well do they just know the realtor but don’t get any leads or provide any value? If that’s the case they’re fair game.
But id also be careful what toes I step on. Don’t go after a LOs realtor who is also mentoring you. Because they’re not going to be happy

With all due respect showing up is 0% of the battle. Showing up with motivation is just the entry point. Participation medals don’t pay the bills.
