Since so little coukd be owed on an old used mobile home, I’m going to bet its money owed on the property. I gave this woman on the street enough money to rent an apartment a few years ago . She is still in the apartment but guess what? She’s still on the streets begging for money but most people still believe she’s homeless. I know where she sits and I still help her when I can and tons of people buy her groceries. She doesn’t get enough money to pay rent and live .

Many mobile parks do the same sort of a thing. They'll sell you the trailer, but you still pay rent on the land. The trailer is technically yours, but if you can't pay your rent for the land, they get to seize the trailer back and repeat the cycle. Never fall into that kind of a trap. HOAs are just as bad.
I got laid off at 65 and I haven't been able to find a job. I've been trying to decide between a 55+ MH park or van life. I had no idea something like that was even possible! Thanks for sharing.
65 is pretty young so you may want to look into companion care, where you sit with elderly people in their homes. Pay is pretty good, up to $20.00 per hour. Talk to your local Department of Labor about how to get qualified for these types of jobs. Good luck and God's speed.
Dont know where you worked, but in the US, corporate America starts to weed folks out after the age of 60. They all do it unless you are at the top. After 50, your margin for error is very very very thin - and I am even talking about popularity. Corporate American only hires and keeps the young under 60 crowd.

I’ve been scammed almost exactly like you, but not as badly. I recovered from that and five years later I turned 73 and decided to retire. I had received an inheritance and bought a park model. I did receive the title,but shortly thereafter am experiencing several major failures with the mobile home (a/c unit, electrical,, water leak and had to replace the whole bathroom. The small trailer park where it’s located told me space rent was $450 with water added. The space rent was recently increased to $490 plus water. I also learned that electric is paid to the park because the park is only allowed so many individual electrical slots. My electric averages $100 to $250 extra on top of the space rent. Had this been explained thoroughly I probably would not have bought the trailer. So, yes I’ve been scammed. Oh, inheritance was used to buy trailer and since I no longer work I live off of Social Security. I’m considered living below poverty level.
Greedy scumbags! As a loan officer, our brokerage got hacked & the scammers were sending wire instructions to our clients to wire their down payment! Luckily our processor JUST Hung up with a client and then the email went through to the client... She called the processor back and was like "we just spoke and you didn't mention I need to send this"... They almost lost $150k. Same scam happens daily all across the US. Be diligent everyone!!
I’m 76 and have some stories too. The main thing here is there isn’t enough protection for seniors and Veterans and anybody else who doesn’t have the knowledge of how to protect ourselves. There are lawyers who help some people (Pro bono lawyers, or even college students who help) but the problem is not only a long waiting list but sometimes the waiting list is closed) Plus now days the way the world is so messed up it’s almost impossible to get the help a person needs. Scammer/screwed over... Me too... I bought a meth house accidentally and discoved a week before settlement..(realestate agent knew) I told the mortgage broker, he told the bank , bank withdrew the finance and I was forced to forfeit my home deposit and still had to pay lawyers and convayencing fee etc... 4 yrs later I'm living a different life. I'm rolling with it ❤ sun still shines🌞

Sounds just like my daughters story. If you've never owned a mobile home, you wouldn't know about all that stuff. You can't blame yourself!! My girl moved back home with me. Still here. She lost all her money, too. They pulled all kinds of stuff on her. God should get those people!

Well think of it this way they probably would’ve sold the park to some big corporation like Blackstone and you still wouldn’t afford to live to there, that’s what they’re doing to these mobile home park or people bought their homes legitimately. OMG good timing for me. I bought an old Travel trailer that is permanently fixed in a park. I just got the title in my name and had someone come over TODAY to give me an idea how much it will cost to fix the floor. When i bought it, the lady had the place jam packed with her stuff, and after she left I found that the floor was spongy throughout the whole thing!! I will be getting the quote later today or tonight. On top of that when I was over there looking at it with the contractor, we were attacked by FLEAS. OMG I was embarrassed. And he said I probably have termites. ARGH.... Looks like i got scammed too, but I think I will be able to re sell it and at least walk away with a little of my money back. I should have known better!! But its done and I gotta deal with it. Thanks for your honesty.

Very sad! Mobile homes are not real property so doing a title search won't help. Check with the dept. of motor vehicles as they are licensed like an RV, truck or car. They would have a record if you have some identifying info. on the home (not the park). Hope this helps someone.

Almost happened to me also but 20 years ago! I was ready to move into the new home in a week-went to sign the final papers and was told all of a sudden that I didn't qualify. I was putting 60K down on a 165K house, had a good job history as a nurse, and had no debt. I had 2 children and was living with my mother while I found a home, and we were supposed to move into the new home the following week (kids were signed up in new schools, movers were scheduled etc). Needless to say, I flipped out. Come to find out, this is not an unusual occurrence. The mortgage companies run a final credit check/financial review just before funding the loan, and they can change their minds based on just about anything up to the last moment. Some ppl go out and make large purchases, like all new furniture, and then when their credit check is re-run, their credit score has dropped, so then the bank pulls out, but nothing had changed for me. I think it was because I was a single mother despite the fact that my credit score and finances were excellent, or they just didn't do their job right at the beginning. They finally ended up saying they would fund the sale but at a higher percentage rate. I felt I had I no other option at that point, so I did it, but a year later, the interest rates dropped, and I refinanced with a different bank. I can see where you got stuck in a horrible situation. Had I not been living with my mother, my kids and I might have ended up in the same situation. That's not something realtors and mortgage companies tell buyers, and they need to!! Hope things have gotten better for you!

Your big advantage would be that there are a lot of people in vans that would support you with a book buy. You would be one of the first van dwellers to be in print!!!

So sorry for your troubles. I was scammed by timeshare dissolvers. About 3400$ and they didn't do anything. Kept telling me I needed to have timeshare send them this and the other and after I did all the work they said their lawyer couldn't do anything. That's the last I heard from them. Some seniors don't want help - they get insulted if anyone suggests that the scam might be a scam. My mother was almost scammed. She told me all about winning megabucks. And that they were "assigning her a lawyer and a financial advisor" from outside the country. Lots of red flags there. I told her it sounded suspicious. She rolled her eyes at me, and in frustration (& anger) advised me that my attitude was the reason she "never tells me anything"! I begged her to at least see a police officer about it (The fact that I am a CPA and was a certified fraud examiner at the time meant nothing to her). So thankfully, after much aggravation with me, she did go to the police department to confirm and found it was a scam. She kept the whole incident a big secret - and carried on. That was the end of my "helping out" days. Now, whatever happens, happens.

I am sorry that happened to you. Don't feel embarrassed, there are hundreds of thousands of scammers taking advantage of people, especially seniors. Have you considered leaving the area you're in & moving where your cost of living is less?
Bank of America bought my mortgage company and my problems began. They lost payments, claimed I didn't pay and threatened to take my home. Along comes a company who promises help. I found out through an atty that with the stroke of a pen, I lost my home of 20+ years to a scammer. The scammer operated in a gray area of the law. I was homeless (not any longer.) Years later, through the state AG suing on behalf of hundreds of homeowners in the area whom BaC had done wrong, I got a total of $600 back. That wasn't even one house payment. I've met others who've lost homes to that monster company. If they were the only place left to borrow from or the last bank, my money would be in a mattress and I'd save for years if I had to but I would not be their victim ever again.
As far as BOA goes I don’t know anyone that has an account there that actually likes that bank ,they SUCK big time ! I’ve had my problems with them also , The way their phone number is titled in my phone is RBBOA translation- Rat Bastards BOA

I would have had it not been for the woman telling me that I had to fix it up first before I could get paperwork on it. She was targeting seniors and slow responding people. Oh sweetie! What a nightmare. There’s got to be a special place in hell for people like that! So far ai 71 I’ve been lucky, no scams. Years ago my ex husband used an ATM card on line and our account got hacked, but that was it. The bank contacted us, the account was closed and we got the money back.

I can’t tell you how I dislike taking care of this house I live in but I have no help with nothing. It difficult I thought when you retire it going to easy what a laugh. Unfortunately problems with scammers are increasing, we have almost no chance anyway. They are really good at their job to scam people. How should you have known, its very difficult. And maybe the life you have now is much more adventurous and you have met all of us...and you inspire so many people all over the world now....😊
I'm sorry that happened to you. I left everything 20 years ago for a job here. Packed up moved here and the job folded in 6 months. I wasn't paying attention. I was thinking of building a future but not paying attention to the present. It's been a real life struggle since. Not so much a scam but people pretending to be good people but just not caring in the end. Our economy feels like a scam! The worse part is that we end up feeling stupid. And we are not, just a little bit too caring about life and people and things other than high finance.
I was online scammed. I clicked on a link about a delivery of a package that could not be delivered because of the address. They said there was a small delivery fee that needed to be collected. I gave them my credit card # and ended up with fraudulent charges on my card. I did get it cleared up, but took a few weeks. I felt so dumb that I fell for that. I do understand how you feel. Iam now on the alert for scammers.

You should have had a lawyer search for the title. Also, their could have been a lien against it, and if you don't check, then you are liable for the lien! Buyer beware.

I've heard you say you have a son. I'm very curious, where was he when you were going through hell? I've been with the channel since your KFC job/parking there. But where was any advice/support from your son? You know I could never have kids but I have a brother that's an amazing attorney and also works in law enforcement. That boy would do anything for me as far as advice being helpful. And yes even though he's much younger I've always listened to him. I'm so sorry you got scammed. I can remember years ago my mother-in-law was living on her own. She was in her '80s and she got a phone call They told her she had back taxes something like that and that if she did not pay it was like $300 or $4,000 immediately. She would be arrested well instead of calling one of her children. She panicked and went down to a Western Union and wired that money. Never to see it again. It does happen

Bless you're heart I'm 44 will be 45 soon I was scammed out of $1,000 when I was in my early 30s trying to consolidate my debt struggling to pay bills a fake company got me I wasn't educated about looking for reputable companies and such I learned a valuable lesson we fan be scammed at any age don't feel ashamed we learn from those mistakes makes us wiser 😊
That's a shame. Whenever you need an expert or attorney, pls call your states bar association phone # & explain your situation/case. Sounds like you had a class action suit & might've been eligible for probono. Ca has senior services which provide free/low cost legal services.
If it looks too good to be true, it is too good to be true. Its a sad world where you cant trust anyone but its way better to be sceptical of everything until you know for sure.

Work camping jobs. State campgrounds. You get a camp spot and utilities as part of the compensation.

I bought a meth house accidentally and discoved a week before settlement..(realestate agent knew) I told the mortgage broker, he told the bank , bank withdrew the finance and I was forced to forfeit my home deposit and still had to pay lawyers and convayencing fee etc... 4 yrs later I'm living a different life. I'm rolling with it ❤ sun still shines🌞
Lindy, I'm so sorry about that experience..had to be a nightmare. I find life to be so challenging and difficult, being an older, single woman. Sounds just like my daughters story. If you've never owned a mobile home, you wouldn't know about all that stuff. You can't blame yourself!! My girl moved back home with me. Still here. She lost all her money, too. They pulled all kinds of stuff on her. God should get those people!

OMG good timing for me. I bought an old Travel trailer that is permanently fixed in a park. I just got the title in my name and had someone come over TODAY to give me an idea how much it will cost to fix the floor. When i bought it, the lady had the place jam packed with her stuff, and after she left I found that the floor was spongy throughout the whole thing!! I will be getting the quote later today or tonight. On top of that when I was over there looking at it with the contractor, we were attacked by FLEAS. OMG I was embarrassed. And he said I probably have termites. ARGH.... Looks like i got scammed too, but I think I will be able to re sell it and at least walk away with a little of my money back. I should have known better!! But its done and I gotta deal with it. Thanks for your honesty.

Very sad! Mobile homes are not real property so doing a title search won't help. Check with the dept. of motor vehicles as they are licensed like an RV, truck or car. They would have a record if you have some identifying info. on the home (not the park). Hope this helps someone.

Almost happened to me also but 20 years ago! I was ready to move into the new home in a week-went to sign the final papers and was told all of a sudden that I didn't qualify. I was putting 60K down on a 165K house, had a good job history as a nurse, and had no debt. I had 2 children and was living with my mother while I found a home, and we were supposed to move into the new home the following week (kids were signed up in new schools, movers were scheduled etc). Needless to say, I flipped out. Come to find out, this is not an unusual occurrence. The mortgage companies run a final credit check/financial review just before funding the loan, and they can change their minds based on just about anything up to the last moment. Some ppl go out and make large purchases, like all new furniture, and then when their credit check is re-run, their credit score has dropped, so then the bank pulls out, but nothing had changed for me. I think it was because I was a single mother despite the fact that my credit score and finances were excellent, or they just didn't do their job right at the beginning.
They finally ended up saying they would fund the sale but at a higher percentage rate. I felt I had I no other option at that point, so I did it, but a year later, the interest rates dropped, and I refinanced with a different bank. I can see where you got stuck in a horrible situation. Had I not been living with my mother, my kids and I might have ended up in the same situation. That's not something realtors and mortgage companies tell buyers, and they need to!! Hope things have gotten better for you!

I'm 63 and have become homeless because of the shut down.And I have multiple chronic health conditions, one is debilitating. I've had to deal with a lot in my life myself especially the last three years. You are an inspiration.

So sorry for your troubles. I was scammed by timeshare dissolvers. About 3400$ and they didn't do anything. Kept telling me I needed to have timeshare send them this and the other and after I did all the work they said their lawyer couldn't do anything. That's the last I heard from them. So you said you were driving a beat up old Mazda but then said you moved into your van. Where did the van come from? Be careful out there. The world is a vampire! Hugs for Marley!❤🐶

Some seniors don't want help - they get insulted if anyone suggests that the scam might be a scam. My mother was almost scammed. She told me all about winning megabucks. And that they were "assigning her a lawyer and a financial advisor" from outside the country. Lots of red flags there. I told her it sounded suspicious. She rolled her eyes at me, and in frustration (& anger) advised me that my attitude was the reason she "never tells me anything"! I begged her to at least see a police officer about it (The fact that I am a CPA and was a certified fraud examiner at the time meant nothing to her).
So thankfully, after much aggravation with me, she did go to the police department to confirm and found it was a scam.
She kept the whole incident a big secret - and carried on. That was the end of my "helping out" days. Now, whatever happens, happens.

I am sorry that happened to you. Don't feel embarrassed, there are hundreds of thousands of scammers taking advantage of people, especially seniors.
Have you considered leaving the area you're in & moving where your cost of living is less?
Bank of America bought my mortgage company and my problems began. They lost payments, claimed I didn't pay and threatened to take my home. Along comes a company who promises help. I found out through an atty that with the stroke of a pen, I lost my home of 20+ years to a scammer. The scammer operated in a gray area of the law. I was homeless (not any longer.) Years later, through the state AG suing on behalf of hundreds of homeowners in the area whom BaC had done wrong, I got a total of $600 back. That wasn't even one house payment. I've met others who've lost homes to that monster company. If they were the only place left to borrow from or the last bank, my money would be in a mattress and I'd save for years if I had to but I would not be their victim ever again.
As far as BOA goes I don’t know anyone that has an account there that actually likes that bank ,they SUCK big time ! I’ve had my problems with them also , The way their phone number is titled in my phone is RBBOA translation- Rat Bastards BOA

Truly sorry you went through that. I had someone in Jonesboro Arkansas try to do the same thing with me. I almost fell for it. I would have had it not been for the woman telling me that I had to fix it up first before I could get paperwork on it. She was targeting seniors and slow responding people. She wasn't as smooth as the people you dealt with. I'm in a situation where I would love to live in a van rather than live where I am. I wish you a safe journey and good health to enjoy your journey.

I am soooo sorry 😢 about your situation. I think all of us who are kind, honest, trusting people are targets to be scammed! It’s sad but we all must keep our guard up and be on the alert at all times! I wish we didn’t have to be this way but honestly it’s the reality of the times we live in! I know personally my husband and I both being nurses have been taken advantage of and or been scammed a few times ourselves! I think personally it’s a learning lesson Yah gives us to teach us to be more discerning.

Oh sweetie! What a nightmare. There’s got to be a special place in hell for people like that! So far ai 71 I’ve been lucky, no scams. Years ago my ex husband used an ATM card on line and our account got hacked, but that was it. The bank contacted us, the account was closed and we got the money back.
Sorry you lost your place but maybe it was for a reason it’s hard to pay for rent and golly they sometimes don’t help us seniors. I can’t tell you how I dislike taking care of this house I live in but I have no help with nothing. It difficult I thought when you retire it going to easy what a laugh. Lindy all we can do is try I have been struggling with fixing this house so it gets done little by little. I need to get out for a breather but I can’t my vehicle is old. Unfortunately problems with scammers are increasing, we have almost no chance anyway. They are really good at their job to scam people. How should you have known, its very difficult. And maybe the life you have now is much more adventurous and you have met all of us...and you inspire so many people all over the world now....😊

I'm sorry that happened to you. I left everything 20 years ago for a job here. Packed up moved here and the job folded in 6 months. I wasn't paying attention. I was thinking of building a future but not paying attention to the present. It's been a real life struggle since. Not so much a scam but people pretending to be good people but just not caring in the end. Our economy feels like a scam! The worse part is that we end up feeling stupid. And we are not, just a little bit too caring about life and people and things other than high finance.

I was online scammed. I clicked on a link about a delivery of a package that could not be delivered because of the address. They said there was a small delivery fee that needed to be collected. I gave them my credit card # and ended up with fraudulent charges on my card. I did get it cleared up, but took a few weeks. I felt so dumb that I fell for that. I do understand how you feel. Iam now on the alert for scammers.

You should have had a lawyer search for the title. Also, their could have been a lien against it, and if you don't check, then you are liable for the lien! Buyer beware.

I've heard you say you have a son. I'm very curious, where was he when you were going through hell? I've been with the channel since your KFC job/parking there. But where was any advice/support from your son? You know I could never have kids but I have a brother that's an amazing attorney and also works in law enforcement. That boy would do anything for me as far as advice being helpful. And yes even though he's much younger I've always listened to him. I'm so sorry you got scammed. I think we all go through versions of personal hell in this lifetime some of us more than others.

We've all been scammed at one time or another. We live and learn.
I can remember years ago my mother-in-law was living on her own. She was in her '80s and she got a phone call They told her she had back taxes something like that and that if she did not pay it was like $300 or $4,000 immediately. She would be arrested well instead of calling one of her children. She panicked and went down to a Western Union and wired that money. Never to see it again. It does happen

Bless you're heart I'm 44 will be 45 soon I was scammed out of $1,000 when I was in my early 30s trying to consolidate my debt struggling to pay bills a fake company got me I wasn't educated about looking for reputable companies and such I learned a valuable lesson we fan be scammed at any age don't feel ashamed we learn from those mistakes makes us wiser 😊
That's a shame. Whenever you need an expert or attorney, pls call your states bar association phone # & explain your situation/case. Sounds like you had a class action suit & might've been eligible for probono. Ca has senior services which provide free/low cost legal services.
