We love Marietta. Bought our 1st home here as newlyweds..... 3 little boys later we are still in the same home because we just love the location!! we are near Kennestone Hospital. We were looking to move to Woodstock hoping for more land and a little bigger house but we just can't imagibe changing school systems and accessibility to 75
You live 5 mins from me :). Im right at the base of ksaw mtn. Woodstock/Cherokee County also has amazing schools and now that the express lane is open on 575, traffic is nonexistent out that way. Lmk if I can help 678-918-1340
Came back to Atlanta (moved to Decatur) in May of last year after being gone for 13 years. Just moved from North Decatur to Marietta three days ago. I loved Decatur with all its conveniences and history, but MASSIVELY congested!

The best Atlanta suburbs are all in other cities, even counties. I lived in Sandy Springs right out of college. Was still in Fulton county, but north. It was really safe and right near the national Forrest that the Chatahoochee runs through. I was there daily.
We've lived in East Cobb in our starter home and have just moved to the Smyrna/Vinings area and absolutely love it. Nice safe and quiet Suburban living and only about 10 miles away from the city :)
I live in London, England but visit Smyrna every year (except this year!) as my daughter lives there with my son-in-law and grand kids. I love Smyrna as it peaceful, has all the shops and great friendly people. The whole of Cobb county is beautiful and very well maintained. The shopping districts are plentiful and have a huge variety of shops. Would love to move out there one day. BTW - Go Dogs Go Falcons. Go Braves. 🤗

Not having to start over and find a new job was an absolute win! No more spending money on gas, tolls, being stuck in traffic or buying stuff for office birthday parties every week. Lol. Heck, I feel like I got a raise.

I have lived in the Sandy Springs/ Roswell area for over 20 years. I would love to find a small home to buy with some yard for under 200k, but unless home prices nose dive, I don't think I'll ever find one in the area. I presently work downtown, and I like Woodstock, but I don't want a 2 hour commute each way to downtown. Little or no options for me in a reasonable price range. I lived in Cobb for two years. Low taxes, but you get what you pay for. No Thanks. And you mentioned schools. When you start with such a terrible education system as the state of GA has, anything that's average for the country looks great in GA, IMHO.

I love both suburbs! Theyre a bit of a drive outside of downtown, Burford a bit further, but depending where you work, that may not matter. Both are part of Gwinnett County school system which is one of the best in all of Georgia and Buford is on Lake Lanier, the largest lake in Atlanta metro and also one of the most scenic parts of town. Hi Susan! Atlanta is a HUGE biking city and you'll find bike lanes literally all over town. I'd want to know more about your move and part of town you're looking in before pointing you in a direction. I personally use the ALL TRAILS app to find mountain bike trails, but it also locates biking lanes/trails for you.
Marietta native here and I've seen most of the changes and some good and some not so good. My first job was at Aunt Fanny's Cabin in Smyrna. Cruising Cumberland mall was the thing to do at the time. Marietta is a great place to live.
I think the " son(s) " didn't manage it very well after the owner died. I was working on a house in the neighborhood next door in the 90s and I watched it get bulldozed down. I can't imagine it would do very well in today's time.
What are your thoughts on Dallas, Georgia? My son lives on Dallas and wants me to retire near him but I live in Albany, NY and real-estate seems way higher than where I live
Dallas is a sleepy little suburb but a lot of potential to come if they'll re-invest in their downtown area and infrastructure. There's no way I'll believe that Dallas is anywhere near the costs of NYC. Call me and let's discuss further.
Feb. 13th and I'm yearning to get back to Georgia after it being my home since Jan. 1985.. I had to leave in November due to not having a new work assignment fall into place. Anthony, I assume your real estate market is the northside since that's where all YOUR top rated suburbs are. Not a peep about the southside. Even though we currently live in Sandy Springs, when our kids were in school we lived in Peachtree City. There is not a better place in Atlanta to raise a family than PTC, all the schools are excellent, there are lots of amenities, there is a great variety of housing, single family, townhouses, apartments, reasonably priced up to million dollar homes, and there is the fantastic pathway system connecting all the residential areas, retail/commercial, and office complexes in the city. Residents can ride their golf carts (mostly electric) just about anywhere in town. You should go check it out. There are other nice communities in the southern suburbs, Fayetteville, Newnan, McDonough, and more. You do your clients a disservice if your exclude the southside from consideration.

However, I do mention the South side many times and also highlight Fayette County School District in my Best Schools videos. The plan this year is to highlight more South Atlanta communities including the ones you mentioned like PC, Newnan, Fayetteville, McDonough, etc....all amazing communities and suburbs. I live in Dunwoody and crime rate is absolutely out of control. In the past 6 months in my apartment complex, there were 2 gun point car thefts in parking lot and murder resulting in 3 fatalities. I suggest Alpharetta, Johns Creek or Roswell.

I just read an article from the National Association of Realtors that 22.6% of our Colorado buyers are coming from Georgia. I understand the California buyers but not the Georgia buyers. Do they like the cold now? ??
Colorado is an amazing vacation home location and I know a lot of Georgians do buy 2nd homes elsewhere. It may be just the opposite where they vacation there in the Summer because of your amazing weather, then flee back to the South for your insane Winters. :) We're soft when it come to cold Winters, but I do love me some Colorado!
A more natural and effective way is to brush with baking soda along with your toothpaste once a day. After putting your toothpaste on your toothbrush, dip your toothbrush in baking soda. Hope that helps.
The least crime is tough bc all have extremely low crime rates....but the combination of walkability and low crime would have to be Roswell or Alpharetta, each a little different in it's own right. If those two, I prefer Roswell bc it's much more small town feel and the unique shops and restaurants of their downtown strip
I definitely love Alpharetta but its a bit busy for my liking. Im leaning more towards Roswell and of course my hometown of Marietta:) I have another video coming out this week about Milton, Duluth, Suwanee and Dunwoody. Really liking Suwanee a lot!

All these areas are very nice but you need to be a millionaire to even attempt to live there.i worked in those suburbs ,they are beautiful but for me it would be way too much traffic.if I had the resources to live there I would instead go buy a mountain home somewhere I could see the North Georgia mountains.
I'm with you!! I love North Georgia and the mountains! You'd really like Canton, Holly Springs, North of Woodstock, Flowery Branch, etc..those are much cheaper median home prices but far enough North that it's easy access to the mountains.

You should have mentioned Dalton or Valdosta. They are the best suburbs of Atlanta.

Anthony, I assume your real estate market is the northside since that's where all YOUR top rated suburbs are. Not a peep about the southside. Even though we currently live in Sandy Springs, when our kids were in school we lived in Peachtree City. There is not a better place in Atlanta to raise a family than PTC, all the schools are excellent, there are lots of amenities, there is a great variety of housing, single family, townhouses, apartments, reasonably priced up to million dollar homes, and there is the fantastic pathway system connecting all the residential areas, retail/commercial, and office complexes in the city. Residents can ride their golf carts (mostly electric) just about anywhere in town. You should go check it out. There are other nice communities in the southern suburbs, Fayetteville, Newnan, McDonough, and more. You do your clients a disservice if your exclude the southside from consideration.
Thank you for watching and for the comment. Yes, I live, work and play on the North side and even talk about being biased to the North side in a few of my videos. However, I do mention the South side many times and also highlight Fayette County School District in my Best Schools videos. The plan this year is to highlight more South Atlanta communities including the ones you mentioned like PC, Newnan, Fayetteville, McDonough, etc....all amazing communities and suburbs. I live in Dunwoody and crime rate is absolutely out of control. In the past 6 months in my apartment complex, there were 2 gun point car thefts in parking lot and murder resulting in 3 fatalities. I suggest Alpharetta, Johns Creek or Roswell.

I just read an article from the National Association of Realtors that 22.6% of our Colorado buyers are coming from Georgia. I understand the California buyers but not the Georgia buyers. Do they like the cold now? ??
Colorado is an amazing vacation home location and I know a lot of Georgians do buy 2nd homes elsewhere. It may be just the opposite where they vacation there in the Summer because of your amazing weather, then flee back to the South for your insane Winters. :) We're soft when it come to cold Winters, but I do love me some Colorado!
They may be worried that Atlanta is trending Detroit. I want to move back to Roswell but am concerned about the crime rising.

Which one of these suburbs has the least crime and is the safest to live? Which one of these suburbs has the nicest downtown (pedestrian area)?
The least crime is tough bc all have extremely low crime rates....but the combination of walkability and low crime would have to be Roswell or Alpharetta, each a little different in it's own right. If those two, I prefer Roswell bc it's much more small town feel and the unique shops and restaurants of their downtown strip

All these areas are very nice but you need to be a millionaire to even attempt to live there.i worked in those suburbs ,they are beautiful but for me it would be way too much traffic.if I had the resources to live there I would instead go buy a mountain home somewhere I could see the North Georgia mountains.
I'm with you!! I love North Georgia and the mountains! You'd really like Canton, Holly Springs, North of Woodstock, Flowery Branch, etc..those are much cheaper median home prices but far enough North that it's easy access to the mountains.
