I lived in Everett longer than this girl has been alive and I can tell you it was a fun place and the police were always friendly but when the Navy came to town it became a armpit.

I think it's misleading to say that all of Everett is totally urban and only has small lots. There are several communities on the outskirts that have larger lots.
Seattle is more expensive than Everett but it is far, far, far, more exciting and dynamic than Everett. Seattle in the past few years hasstruggled a bit, with homelessness downtown but that won't last. Restaurants and bars in Everett compared to Seattle? Concerts, theater, outdoor events in Everett compared to Seattle? Not even close. But if you like a smaller-town vibe, Everett may be a good fit for you. You can drive to Seattle. Seattle is not terribly friendly, that is true. If you want to buy a house, Seattle may be just priced out of your reach. It is expensive, that's true.
It’s a dump, the small neighborhood parks are loaded with used needles, passed out drug addicts. You have vagrants sleeping on the streets downtown, that’s always fun to deal with while taking in the downtown restaurant scene. Have a nice car, don’t mind the break ins to steal some change, it’s rampant.

I grew up in the West, Whitecenter/Burien I used to have love going up north to Everett, now hate Everett almost more than Tacoma.
