- In this video, I have revied Indian Housing market's performance in quarter 3 of 2023 and have given future forecast for quarter 4 of 2023 and 2024.
For review, I have used data from reports by CBRE, Knight Frank and Anarock. For review I have considered data of 7 metro cities and have analyzed housing sales in Q3, percentage growth in housing sales, New housing units launched in July, August and September of 2023, New housing units budget segment wise, housing Price trends and Investments done in Real estate India in Q3. Finally, I have shared how Indian housing market can shape up by the end of 2023 and 2024

Real estate new launch price have already appreciated about 60-80% this year in noida expressway and noida extension.
Currently there are not much new launches happening in noida extension so it will take another few month to predict the situation. According to me price will not increase much from now but will start stabilising from the mid of 2024. Who have lost opportunity can wait and invest money in some other assets.

builders will also try to control inventory to maximise the bull run...newer projects esp luxury segment are lower density projects

Hello, Good analysis. I have few questions. Is the data used, includes residential new launches in stand alone property or non-gated community houses?
The data is of only RERA registered project and any builder floors or stand alone houses with out RERA have not been included

In resale of old property, price has increased by about 25 percent since March 23. That is 25 percent in 8-9 months. This is in NCR.

Maintenance charges are essential in any township and its worth will be depend upon your objective of investment and level of maintenance provided. If its a premium township and well maintained then it is worth it, provided they are charging a reasonable amount.
I would suggest to change channel logo
Well summarized. I personally feel real estate wont give more than 3-4% annual return over next 10 years just like it happened in 2010s. And thats when I am assuming a 50% cummulative return which seems highly unlikely from this point. Real Estate as an investment option is good only if you time the market. Buy in 2008-09 during crash, and sell in 2012-13. Buy in 2020-21 during crash and sell in 2023-24 during peak. Next 7-8 years post that never gives any significant returns as incomes could never grow at such a fast pace. Even FDs would give a much better annual return of 8-9% over next 5 years, plus its a guaranteed return. So if you want to buy a house for living, then just go for it. But if you are an investor, then there are much much better options out there than real estate.

Noida, greater Noida builders are most pathetic. Cheap construction quality flats in the name of luxury housing, looting in the name of maintenance and providing none. That's Greater Noida, Noida extension for you.
Same is hyderabad Bangalore chennai all waste houses
Noida is the worst place to live and invest
No point analysing country wide data. Hyderabad has cooled down but gurugram is on fire. 4cr is starting now in gurugram which is beyond salaried class, only business class with black money are investing.
