The architectural plan alone is about 600k minimumly
The Finishes ,fittingsand Furnishings haven't been included..(wall paint,floor and kitchen$bathroom walltiles,sinks,wash hand basins, bathroom mirrors,water closet).
Ideally These take close to 60-70% of the total building cost...
Meanwhile the roof sheets haven't been included in your quotation and labour for installation of all these ..
