- This is the 57th tour of our series, THE REAL TOURS, in which we provide an in the moment glimpse into a place with off-the-cuff commentary completely intact! No research, no script, just RRR letting you in on their insights and observations walking the malls.
This is the Regency Shopping Mall (formerly known as the Regency Square Mall) in Richmond (Tuckahoe), VA. We've covered this mall before, during the height of the coof in October 2020. At that time, there were plans in motion to renovate and revitalize the property. Here is the archived article talking about those plans:

While most of the details outlined in that article have either not materialized or fell under, the Sears pad does have a multi-level apartment building now, but at the expense of the former food court, which has been removed in favor of an outdoor breezeway. The biggest change is the removal of half of the downstairs portion of the mall from public access, making it a tiny little college campus with classes being held in the former inline spots.
While I wouldn't call the renovation of this mall a success, as the retail portion of the mall is still hurting terribly, at least it is being put to good use with the college.

Nice mall tour. A church in a mall is something I've never seen before. Church and then shopping right afterwards. ;)
@1:17 it was Sears. I had to go on Google map street view back in 2012 photo( i couldn't remember either) and it showed it. I haven't been in this mall in years

I'm from the Augusta, Georgia area, so when I hear "Regency Mall" I think of ours, which is still in the middle of the slow process of being demolished (in theory anyways). Though seeing this one get bisected reminds me of when the call center went in at Richland Mall in Columbia, SC.
