This is awesome, Rick, thanks for sharing all of it. You said the directive comes from the title company. So this is a common practice among investor friendly title companies? When I suggest/ask about a cash buyer directive, they'll know what I'm talking about?

How do you navigate the issue of EMD (if only 3,5 or 10 days) with double closings? Working on a contract but the max EMD seller will let me have is 10 days.

How would I go about getting a property under an agreement? Also in Texas I’m not allowed to use my own contract template , how would this work for wholesaling?
