I invested in Jardines 3, completed all payments on my contract, and received a call saying I have to pay additional fees of 20% for inflation, but we can give you a discount. I honestly regret investing and wouldn't have. I was told that it was unlikely to happen. When I was interested in the property, the price was 72k, then I was told 81,400 and then 83,850, and now I have to pay the inflation increase. Be aware that you will be spending more money than the contract agreement stipulates. This was the reason I was hesitant about signing the contract, but I was reassured that it wasn't going to happen
CUIDADO CON GIP Y JARDINES III Soy comprador en el Proyecto Residencial Jardines III, la constructora GIP (Gerencia Integral de Proyectos) aumento abusivamente el precio del apartamento. En marzo de 2022, adquirimos la propiedad por USD$86,600, con un contrato que contemplaba posibles ajustes por inflación y costos de materiales. Sin embargo, GIP durante mas de 2 anos NO nos hizo ninguna mencion con respecto a un potencial aumento, PERO a tan solo 45 dias de la fecha de entrega (pospuesta en repetidas ocasiones), nos notifican de un incremento del 15%, equivalente a USD$13,000. Esta acción injustificada y abusiva, PERO ESTRATEGICA, dado el escaso tiempo de anticipación para afrontar este gasto considerable e inesperado y tambein tener menos armas para uno defenderse. Además, la comunicación con GIP ha sido deficiente a lo largo del proyecto, con retrasos en las respuestas y falta de actualizaciones. Me interesa que cualquier persona interesada en adquirir una propiedad a traves de esta constructora, sepa de la manera en que esta se maneja GIP y que tome las debidas precauciones.
Most projects have been raising prices once you have fulfilled your agreement. Others have been doing it just before the delivery date. I do not agree with this system and wish there was a better way of doing this. Many, if not all contracts, now stipulate that there may be possible increases, and i recommend that the buyer try to hold them to an agreed percentage rather than leave it open to a surprise at the end.
So sad this happened, I lost the down-payment on one unit here when I changed my mind. Not a good way to do business but at least they delivered on time, right?

No, the delivery was supposed to be in March, but someone contacted me two weeks ago saying it would be this month.
