    The most realist person I have ever seen discussing real estate in Ghana. Kindly bring him back ...

    The sad thing about Ghana, specifically Accra is that it ain't all about documentation and due diligence. You can still lose the land. Until we have a public database and transparency this shall continue to happen.

      The database should be accessible online also

      Bro, we have sent a ton of proposals with the working software for this, and yet, no reply. A friend of mine even had his business plan allegedly stolen from one of them. And in Ghana, some software are impossible to run without some data points from Ghana... Asem oo

    Most mortgages are dollar rated in Ghana imagine how high your mortgage will be when in 2018 the cedi was 8 Ghc to a dollar and now it is 11 Ghc to a dollar.

    I will advise you buy a land first, then a car and then start your building. It is not easy supervising your building boarding public transport.

    What this Man is talking about is really really true,for some reason I can't explain, you sort get some unexpected break throughs finally as you keep building your house. That thing is seriously true.

    really good video and discussion. one idea that would be really good would be a video discussing the difference between buying an apartment vs buying a house. particularly dealing with how ownership, titling, leasing etc. compares in each. I know you focus on building but since a lot of people would rather buy directly from developer for peace of mind, that may be a good discussion.

    Really great podcast. I really appreciate the advice. I am also in the same dilemma. Bought a land over a year ago and until now I haven’t received the documentation of it. And I feel like this might be a lost for me 😢

      All this asebu lands is for only diaporas, if your not African American or diaporas they won't sell it for you, and also is a new community or environment for only diaporas, they won't sell it for Ghanaians or any foreigners, thanks

      @@jeffreykofikarikari4334 there is no way that anyone could prevent a Ghanaian from securing land there. That would be discriminatory and would not stand up in court. Besides I have seen a Ghanaian building a home in Asebu

    Chale, ibi sad ooo... Hrrh Ghana.. I would encourage people, to also do some sidejobs... Chale 5k sounds a lot locally, but it isnt really when you are building + expenses. My experience, I think people should get on the online space. There are jobs you can do abroad whiles at home. We should try.. As long as you are happy, then yeah!!!

    • @africabuildinghubpodcast
      @africabuildinghubpodcast  Рік тому

      Thanks for the feedback. 5k is even less than 500 dollars a month. A whole month of waking up at 4am to sit in traffic and go to work. But most people don't even earn that amount.

    • @coordinates_
      @coordinates_ Рік тому

      @@africabuildinghubpodcast Oh asem ooo... For me, I always advise my friends. Only 2 of 7 people really followed up, and now they are earning around 25k - 40k. I shove software engineering in their throats, which in my opinion, isnt really great in terms of forcing people to do what they dont really want, but pays off! I think the STEM sector really pays. Not necessarily the Ghana-based companies but US, Canada and UK. Ghana here, from some friends in Software engineering, you could earn between 7k to 12k. This is good though... But doing remote work in the US is beast of a salary. Ranging from 30k - 150k per month..

    Where I'm from in Nigeria, they call these ridiculous and illegal taxes from thugs "Marching Ground". And he's right, it's best to pay for peace of mind or your project will never be successful!

      Not to mention that someone stole my mums land, she spent 17 years in court... 17 YEARS. The man literally passed, and his son took up the opposition till the end. So crazy!
