IIRC, the former (1920s) Banning-Lewis Ranch (B-L) property extends all the way down to the Fountain CO area...after all, originally it was a 30,000 acre ranch on the Eastside of Colorado Springs (COS) -- I've actually seen (driving around) real-estate signs posted saying "Banning-Lewis Ranch" in the Marksheffel Blvd/Bradley Rd area -- that's down towards Fountain CO (as you know). The area you're showing here (out East on Dublin Blvd) -- where most of the new construction/new subdivisions are happening on the Eastside of COS -- would be (is) MY preference. And in fact I'm looking to BUY there in the future. Presently, that'd be a smaller (a 2/2 or 3/2 property of ~1500sf) carriage home in B-L's Ironsmith/Ashmore community. Secondly, I'd be looking for a (also smaller) town-home in older (but still fairly new) Wolf Ranch nearby. Of course, given all the construction builders are doing in East B-L, by the time (late 2025) I'm ready to return to Colorado Springs (am in West TX, now, ELP), I'm almsot positive that builders will have EVEN MORE new homes built all the way (extending Dublin Blvd I'm guessing) to Falcon CO -- they're VERY close to Falcon even now! Or, maybe by then (being a Senior!), I'll look into B-L's "The Retreat" (55+ community)... For several reasons, I'd be mainly looking in a new subdivision/new community, not so much an older home in older communities, so all that new construction in B-L suits my needs better. Current home-owners not (yet) letting go of their homes in older neighborhoods (because of the current high interest rate they want to keep their older/lower rate they have now) and putting them up for sale -- which would certainly increase supply (to help bring down home prices!) -- wouldn't help me as again, am looking for new OR "pretty new" at least. So I'm hoping BUILDERS will be the main source of homes for sale increasing supply to meet demand (and MORE) in the COS housing market. Still, I also hope the mortgage interest rate comes down big-time: Now approaching 8% (about 7.5% for a 30-year-fixed VA loan), that's not going to work for me. Lower home prices would HELP of course but high interest rates add too much $$$$ on a monthly house payment, WAY too much. Even if I could technically (pre-qualify) "afford" it -- but not be House Poor (!) -- I wouldn't want to. Thanks for the Banning-Lewis Ranch tour, -- BR

No, it's Banning-Lewis: It's named after Raymond W. Lewis and Ruth Banning Lewis, who owned a 30,000 acre cattle ranch back in the 1920s (IIRC). A number of Colorado Springs neighborhoods are named after the former ranch owners when their ranch was sold and went to new developments (usually new homes/subdivisions). All over CO you'll find former cattle ranches -- but now residential areas -- such as the very upscale Ken Caryl Ranch in the Denver area. Nice! Out of MY budget though... Wikipedia has an article on it -- look up "Banning Lewis Ranch." So yeah, it DOES make sense...especially in CO. ;-) -- BR
