You can in Pushpaknagar palaspe and Ulwe is expensive.

Arihant and Sai Provisio both are different kind of property. Arihant is luxury gated community whilst Sai Provisio is budget gated community. Budget wise Sai Provisio is better. Arihant can go upto 60 whilst Sai Provisio will be half of it or maybe less

Panvel is good for investment but if you are investing in luxury project then expect slow returns and if you are taking it on loan then do the reverse calculation as you may end up paying more that what you may get.
@@WandererPatil sai world city is luxarious project . I was planning to buy a 3BHK. Everyone is talking about the Navi mumbai airport and MTHL for appreciating the real estate of Panvel and Ulwe. What % return I can expect in 5 years taking these two factors into account.

@@WandererPatil What Municipal Corporation, boss? Palaspe comes under GRAM PANCHAYAT. Technically, it's not even Navi Mumbai because the Plots aren't owned by CIDCO. Water supply is purely managed by PANCHAYAT management. You might not want to disclose this information to potential Buyers/Bakras but it is what it is. To all potential Buyers looking to buy here, do your due diligence. Navi Mumbai ke naam pe public choona laga ke GAON mein ghar bech rahi hai at CITY prices. Agents ko sirf apna 1% to 2% commission chahiye. They are not working for your interest.
@@MrSiddharthNair Mr Nair I would differ to your opinion about me. First of all I am not a broker or agent. If you check my other vlogs I don't even endorse purchasing flats for investments. As far as Grampanchayat is concerned can you tell me which gram panchayat does it fall? No Grampanchayat can give permission for a project of this scale. Only 1 building will use the entire resources that a grampanchayat will utilise. I have family members who got plot allocated from Cidco as compensation.
Also you may want to go to PMC official website and check their map which extends upto shirdhone
@@WandererPatil Palaspe falls under NAINA. CIDCO provides CC approvals for Projects. Also, I am not accusing you of being an agent, just warning the gullible people who fall victim to such high ticket purchases and then end up regretting it. As they say, "Buyer Beware"...

Both have their advantages and disadvantages. If I had money I would prefer Palaspe but you need to have a car in Palaspe as public transport is bad.
Arihant aspire hordings shows 2bhk 81 lakhs, why are you saying 90 lakhs??
Because there is Stamp duty, registration, parking fees, society fees etc.

बेकार प्रोजेक्ट है डी मार्ट के सामने रोड बहोत खराब है ना तो स्टेशन नजदीक है ना तो मार्केट...... मैं marathon मैं ही ट्यूशन लेता हू.....इससे अच्छा तो पनवेल सिटी मैं बहोत सारे प्रोजेक्ट है वहा देखो...... इनका सिर्फ नाम बड़ा है...... कुछ फायदा नहीं है
Hey avinash we share the same name. But present problems are not the decider for investment. To make money I would still not invest in these 2 projects but for end use I would give the amenities I would get and the gated community on offer.

Well these are the prices that the developers are quoting and people are paying. Like I said in my earlier vlogs. I am not a broker neither I am trying to sell properties. What also need to be factored is the carpet that is being offered along with all the other amenities of gated communities. If you want to do apple to apple comparison then infrastructure, amenities and elevation wise it would be like Hiranandini of Thane and Powai. There are business owners who travel to JNPT Navi Mumbai Pune or employed in Navi Mumbai who are buying it. I won't because I don't have that kind of money.
