Covid changed a few things though...tenants didn't have to pay their rent for numerous months. They collected cerb but didn't pay rent. Landlords with mortgages were screwed if they couldn't make the mortgage payments how can this be prevented in the future. ?

I personally think your best option is finding someone that can seller finance, otherwise it will be hard to find a lender and if you do most likely it will be a very high interest rate due to the high risk.

For the purpose of house hack by renting room or Purchasing units like duplexes or triplexes...Can you build them in a area where there is not to many option, or the option available are little to old properties? 1-4 units is typically considered residential so you’d be good as long as the area you want to build in is zoned for residential. I’d always call the county or city planning department to confirm before purchasing.
Garage conversions are definitely worth it in areas where average home prices start at $900K. 😭

Garage conversions add a lot of value. I have sold a lot of properties to clients that do garage conversions and get a great return on them.
