- I know I know... this is a "weird" idea for a video... but it's one I've been wanting to do for a while now... and I bet I get some flack for it! :-)
You see for 21 years I ran my own kitchen business down here in Poole and in that time I designed many kitchens for HMO's and believe me when I say I made some mistakes along the way.
And so today - let me bare all - and share the 6 HMO kitchen renovation ideas I feel are NOT worth you spending your hard earned cash on.
Oh and I've also shared 7 ideas I feel you SHOULD spend money on in an HMO kitchen :-)
I hope you find it helpful.
All the best... Tony Law | Your First Four Houses
Brilliant advice, Tony. How about offering a kitchen design service to landlords???
Thanks Richard... However I'm VERY pleased to say those days are behind me 😃
Stunning 'free' advice - adding so much value!
Thanks so much 😊
Please do a video about bathroom as well
This is a really great video, I've been wondering about kitchens as I've seen some HMO investors keep the run down kitchen from the 90s or 2000s and some who do a really nice kitchen. Hopefully the latter gets higher quality tenants as a result.
Another UA-camr mentioned for developing flats you can get a decent sized kitchen for £700 - 900 from using a traders account. Do you know anywhere that does this?
Yes I agree corner carosel square peg round hole ?? Laminate worktops come in very nice finishes, I hate tiled floors they are very slippery when wet and if it smashes a cup it can also smash your bones ! Lino comes in various colours and patterns (even grass). Most ppl do not know how to change an oven extraxtor from circulate to extractor.
All very good points 😊
@@YourFirstFourHouses When are we gonna see more from you ❓
Really useful info
Thanks so much 😊
Great advice and everything you said made sense, I live quite happily without a dishwasher and when I rented a room I preferred to have my own plates etc and clean up after myself.
Thanks for the video, some really practical tips, can really tell thats exp talking !
Few questions for you though, would be fab if you could answer some of them
Any recommended company that specializes in doing HMO kitchens or kitchens in general?
What is the the rate of extraction we want to look for in a high rate extraction fan?
What does a good quality tap and cheap sink mean? material or design wise
Any examples of what good lighting means/ is
Thumbs up
Thanks Victor. To be honest... Probably best to seek the advice of a decent kitchen designer when you need to fit it an HMO... as I'm pleased to say those days are now behind me 😊
another quality video there tony, short, to the point and no piffle paffle rubbish. thank you for your helpful, wonderful advice:)
Thanks Jams 😃
I liked your video. Great tips. Should you have gas or electric. What do you think about thick sheet of splash back instead of tiles that gather mould in grout.
Glass is good 😊
@@YourFirstFourHouses of course.... I meant glass.
Cool 😊
Great advice Tony, thanks very much indeed.
Thanks Sandra 😃
Hi Tony, I'm binge-watching your channel today in aniticpation of completing on our first HMO refurb this week. What is your view on PVC/Acrylic panels vs tiling in kitchens/bathrooms?
Hi Sheryl, that's wonderful to hear! 😃
To be honest... I'm not a big fan of glass (type) upstairs... Maybe I'm a bit of a traditionalist, but I prefer tiles... But that's just me 😊
Amazing content, Tony 🙌 Thank you for the reply :) I also love your paint spraying tip - I'm asking our decorator now whether she can look into it 👍@@YourFirstFourHouses
Ok... But if you do spray, YOU have to do one room... It is SO much fun! 😃
😂 having just seen The Idaho Painter in the head to toe gear I can see why. Will keep you posted 😉@@YourFirstFourHouses
Another set of great suggestions here Tony.
