    We are required to have a free standing/self supporting deck for the very reason of a potential ledger board failure. Have you considered installing another support beam about 3-4' from the ledger board? Can you install blocking inside the house where you are installing Simpson tension kits to account for the extra thread? Additionally, you can install blocking on the floor joist to bring the kit out away from the floor joist brackets and closer to the ledger board if needed. This is allowed per Simpson. Code requires at least 4 of the tension ties and 2 must be within 24" from the rim joist. Are the tension ties are only installed into the ledger board, if so they won't work as intended. Note: I believe the IRC ask Simpson to come up with these.

      No I haven’t. Being into concrete I’m not worried and I added extra HD bolts because I had extra laying around. I won’t be able to add anything like you mentioned because that walls a foot thick. Over a foot when you add the inside LVL plus the outside ledger. The bolts or screws are long enough.

      @@neckofthewoods24 the older way was to use these and a threaded rod to a floor joist. But that requires doubling the screws in the flooring above from every 12" to every 6".
      Now you can do it with a wooden house joist but it is supposed to go 3 inches into the sill plate, not the house rim joist itself.

    if inspector goes too crazy just get some long tap cons. Their pull out strength would be higher than that of a wood ledger, even with these crazy screws.

      Was afraid of that. Drilling the concrete might be hard with getting a drill in there with the joists.

      @@neckofthewoods24 if they force u to do it, id screw to the under side of the joist and then into the icf.

      @@Methodical2 I mean the HD bolts are. Can’t see why a Tapcon wouldn’t be. Just wouldn’t be what Simpson intended with their bracket but since I don’t have 3” of wood, 3” of concrete would be better or something.

    Any chance you have an updated cost of how much you’ve put in so far? I’ve been following from the beginning. Going to start my build in n southwest oh soon.

      No not really. Stopped keeping track awhile ago. Best guess 300k give or take 10k. Thanks for watching!
