There must be some good pot being grown in TN. Does this come with 200 acres? answer nope. Maybe an acre in a tiny home community. No garage. Recreation Resort Cottages out of Texas sells this same tiny home brand new for less than $115,000. Maybe $8k to have it shipped to TN from Rockwell TX. Extra decking? $10k Sitting at 135k. The land cost how much? $200K???? Even if you had to drill a well and add a septic system this is still WAYYYYYY overpriced. $380k original price is just crazy. Cute set up, nice tree lot. rock driveway to park your car in. I have priced these units out and watched dozens of videos. And this my friends is just a cash grab by an owner who bought it for a summer place close to ye ole Gizzard Creek and aren't using it anymore and VRBO bookings have dropped due to too many fees attached to nightly charge. Would you buy any other house in rural TN for $877 per sq ft? You can buy almost 15 acres for $163,500 in Tracy City TN. that's $288k for same set up. And some space away from neighbors. Looks like Retreat at Waters Edge go for $80k for .25 acre. But whatever. I am just some dude in Iowa with an internet connection that has been looking at tiny homes. Check my work, I dare you. Depending on well and or septic $250k tops. $100k profit is cray cray.

they are awesome for downsizing. I am looking for something on my acreage in the country in Iowa to potentially be retirement or seasonal living. the shipping from Texas to Iowa was going to be close to 10k for delivery. then they make considerations for drywall or other stuff being messed up during transit. They do level it on blocks and hook up utilities and AC for free within 100 miles to include hauling. outside of that 100 miles they can quote you costs. depends on the unit you go with. But if you are outside of 100 miles you get a discount because they aren't doing the tasks associated with the free in 100 miles costs. @@AnaraneBeth

❤I’m disappointed it was so much time spent on the living room and kitchen, it didn’t show the entrance to the stars to go up them. I just wish that the videos would show a better video instead of constantly showing the kitchen and living room over & over and over again. Once is good you don’t show the same view of the bedroom or bathroom over and over. 🙏🏾🤗🙏🏾

go to recreational resort cottages website or their you tube channel. Mr Tiny does walk throughs of tiny house. and you probably could find the one that is in TN. Goes slower with commentary. They give the price in the videos too and you will be in for a sticker shock compared to this unit. Sharp unit but less than 115k new, minus the deck addition. happy hunting.

Love everything about this house! Great layout. Did a woman design this? If not the man who designed this had a great perspective on what is practical in a woman's sense. I agree with others that i would have liked to see where or how to get to the 2nd level. Piece of advice is, why is there not a general price on the houses presented? i personally as a buyer would like to know if this house is even in a general price range i would like to venture, otherwise waist of time for both parties. Most serious buyers should know price depends on geographical area and should be able ti calculate higher or liwer depending on area. Other than that this is only the 2nd tiny house i've seen that checks all the boxes. Nicely done !
