  • Half-duplexes have become one of the most popular options for families living in Vancouver. As prices continue to rise, owning a single family detached home in Vancouver is no longer feasible for many. A house in Vancouver has become only viable for those with extremely deep pockets.
    So if you are moving to Vancouver what are your options?
    Not everyone is suited for condo living. Many people tire of all the rules, the lack of privacy, minimal outdoor space and the monthly maintenance fees. And if you have kids, you may want more than just two bedrooms. So what do you do?
    Townhouses are also an option. However, they aren’t quite right for many living in Vancouver either. Maintenance fees, lack of individual garages and limited outdoor space can all issues for potential buyers. Is there any other alternative, though?
    The answer is, YES. The classic Vancouver half-duplex can be a perfect fit for buyers looking for something more than a condo but not quite a house. For many buyers in Vancouver the duplex is ideal. And thankfully, we are seeing more and more of these being built in Vancouver and its closest suburbs such as Burnaby and Coquitlam.

      A lot of front and back duplex. There used to be full fence to separate garage. We do
      Not need to see each other when walking to garage . The front is separate with full fence too. I think it is depends on how the design of the duplex .

    We've come to the conclusion that spending between $1 to $1.5M gives us a much better quality of life. This has me thinking about duplexes and condos in Vancouver, but consider moving as far as Whiterock or other areas where we can get a house in that range. I've learned a lot from your videos to help me get to this point. The last thing I want to be is house poor in retirement. Another good video and appreciate the B roll.

      Thanks @ordinaryfilmmaker! I totally understand the desire to control the budget! Keep in mind that with condos you'll have higher fixed maintenance fees, but peace of mind when travelling. For you personally, you may find that sound isolation for your studio might not be ideal with condos. A 1/2 duplex might be a good in-between solution, though!

      @@LivingInVancouver-BC All good points. The higher maintenance costs might be a partial tax write off - I need to check. I would likely have to create a sound dampened area for the studio as most condos have poor audio acoustics. It's not my ideal choice, but as you'll understand when talking to Susan, she values the proximity of services and shoppes. To fit that 1-1.5 budget, we will have to compromise as the market won't compromise for us ;) Think of me as the CFO - I say what we can do. I just want a good view or a 5-7 minute walk to one ;)
      Still. I'll keep watching your videos weekly to educate myself. It's a market I don't understand. Simple legalities around duplexes are different in Ontario. I think we've watching every video you've put out since 2023. I recommend adding more B roll if you can. I know it's more work, but it helps us see what you are talking about. Thanks for your efforts!

    Up and down was popular back in the days called “Vancouver Special”

      @ssteven415 Vancouver's most common housing type, the Vancouver Special. They aren't by definition duplexes. That's the legal division of one home between two owners. But you are right, they lend themselves fairly easily to the up/down duplex style...and so some of them have been converted to duplexes (but the vast majority aren't).

    When you say $1.9 million, is that for the two units (entire duplex) or for 1 unit?!? 😮

      davida6146 Sorry, I didn't realize that I didn't state that explicitly...it's for one 1/2 of the full property (1 unit).

    Up and down duplex is popular in Metrotown either concrete building .

      @janiceho6034 I'm not quite clear on what you mean by "either concrete building"? I'm wondering if you might be referring to townhouses attached to concrete towers? I haven't actually noticed up/down duplexes in Burnaby (although I'm sure a few exist). The lots tend to be larger so there is plenty of space for the side-by-side style.

      No worries....yeah, those aren't duplexes. Those are townhouses with condos on top (or sometimes below). A duplex is one piece of land (and the home that sits on it) divided by two owners. :)

    When you say 2 million for the duplex in Burnaby , do you mean both for 2 million or just one ?

      You aren't wrong.
      To take your analogy a bit further...owning a duplex is like being married to one person. With a townhouse you are married to dozens, maybe more. You have a lot more control of the relationship in a duplex. In a townhouse complex you are a much less significant part of the decision making.
      But as I said in the video, if you get "married" to the wrong person then it can make things a bit of a nightmare (which I think you are getting at). That's where my tips near the end of the video come in...about how to find a solid co-owner.

      @@LivingInVancouver-BC last year 100 thousand Canadians left Canada, now even newly arrived immigrants are leaving ,there are many channels on this. Unfortunately for me ,all family is here.Would leave tomorrow, also because of the government and WEF agenda, woke culture, forced jabs etc?

      Yeah, no doubt. With the ease of moving around the world we are always going to have people coming and going...but obviously, Canada is still growing far more quickly than we are losing people. It's one of the most desirable countries in the world and personally, I think, we are very lucky to be born here (and to live in Vancouver). But, it's not for everyone. If it's not suitable to you, I hope you find a place that is!
