- Beware Wyndham timeshare scam. Warning for anyone thinking of buying a timeshare at Wyndham. Do not take my word for it. Look them up on BBB or anywhere else. Please do your due diligence so you don't end up in the boat as me.
$160K for a timeshare? You can buy a house in many areas in the US for that much!

Thanks for the warning. I don’t however understand how you get yourself in that situation. Why was it so hard to say no, and stick to it. I have been to a timeshare sales pitch, and saw the tactics.
We just went go Las Vegas, and while we were walking the strip to find some where to eat we were approached by a man who asked if we wanted a free meal, show and two hundred dollars in free casino play to take a tour lol a tour of a resort we said sure! Nope timeshare scam. I held strong and walked out of there with my head held high with a huge NOOOOOO!!! They really count on wearing you down and holding you hostage until you give in. Nothing they said was going to change. My husband at one point began laughing at how fast I said no and that I told the man I hate vacations. Of course I don't. But I hate being lied to. We got our free meal.
In the U.K we have Shared Property Ownership. It’s not Timeshare, the man told me so. You get a Certificate of Ownership so you actually own a share of the property, not a share of Time. For £15,000 up front (a loan on their terms) and an annual maintenance fee of £1,000 (rising) you get free holidays forever in a one bedroom apartment in their resort. When I mentioned selling 50+ weeks brings about a million for an apartment that sells for £250,000 he pointed out that it was ‘luxury’. When I noted that 50+ weeks maintenance brings in £50,000 for a lick of paint, he said that with my attitude I’d never understand the benefits.
I can rent 7 days at any Wyndham resort by spending 105K on their credit card, or 52.5K on gas, utility, grocery, or 7K in hotel stays. Cut those numbers to 20%, and 3,000 partial points per night, goes a long way in reducing the price of your room, as a non-owner.

I would’ve said get me out of here it’s 90 minutes if you don’t I’m gonna file a complaint with the FTC as well as your local visit her and tourism board
I can somewhat feel for the people who get suckered initially. But to keep going back to get more ‘upgrades’ time and time again? Well, if they don’t take your money, someone else will.
My advice, stop making payments, see a bankruptcy lawyer and get your debts relieved.. If you owe 160K in debts it will be easier to file chapter 13 ., See a good lawyer and vow to never go to another time share meeting.

I'm sorry you're going through this experience. There needs to be a class action lawsuit against timeshare developers and companies. They should be outlawed immediately. My husband was at our local county tax office and overhead a man tell another that he had to pay $3000 just to get rid of his timeshare. 😮

A total scam. I feel sorry for anyone who falls for these.
You own "NOTHING" after spending your entire savings on their ridiculous "upgrades". We've attended 4 different presentations over the years...received free gifts, Hotel stays and a cruise to the Bahamas. Thankfully we never fell for the "timeshare" scam. During our first "presentation" we instantly recognized that IF you could afford a timeshare, you didn't need it.

Nice job. Wyndham does have a website entitled "Wyndham Cares." However I would imagine that that is just eyewash on the fact that they really don't care. Just send in your checks. They need the money. Salesmen are paid commission on sales - not on the truth.
160K dang you can get many years of vacations for that money. thanks for letting people know. one less victim is a good thing.
So what happens if you refuse to go to the meetings? Are they going to kick you out of your room? So many people state that they are required to go. But what if you don't?
They call your room. I just unplug the phone. Problem solved.
Some people need to just know how to say no. I feel bad for them but also it's a little pathetic.
People need to get the free gift and only stay for the pre-agreed time. Usually after 60 minutes, the sales person is more than happy to let me go since they are losing out from real customers that would purchase something. Even the sales person boss that has the "special deal" realizes it is hopeless.
I attended 1 and after 3 hours I got up and exit door left. If you do sign for a timeshare, you can rescind it in couple days according to state law.
Do not ever go to timeshare anything ever! There all con artists. Very smooth and pushy bs.
avoid this timeshare by not goin in the 1st place save your money if you want a good vacation

You believe nothing and want it all in writing. I always say I will never sign on that day. Once they realise that, they will cut you loose.

Exactly what I felt when I went to the Westgate presentation. It's like a huge community they have EVERYTHING there you don't need to leave the property. If you use your timeshare they make you go to a meeting,?? Noway I took my 100 dollars and ran. When the sales guy didn't get his way he got rude and condescending just like a car salesman.

I had a Wyndham Time share that I bought on ebay for about $200 total. I owned it for 15 years and when the maintenance fees made it cost prohibitive , I called them up and gave it back to them through the Wyndham Ovation exist program. It took about 6 weeks and it was easy. It was actually a great experience and cost me nothing!
Someone else took the hit. Good for you. That’s the best way and the only way to get one if need be.
I think the word you were looking for in all of these meetings was no! I have been to Wyndham meetings and I never buy a thing I know how to say no. And if they pressure you and keep you longer get up and leave. They can’t hold you there they can’t force you to buy. Stop going to The update meetings

It seem like these timeshare companies make it so complicated that you should up-dated for more benefit points, then continue on for more higher benefits & so on...(never ending, plus points do expire if not use by a specific timeline)😒

have you considered double presidential reserve. as you can redeem its to help off set your maintenance fees I did it and it works well on your next update ask your rep about it ( double presidential reserve )
