    I had an inspection on the TH we bought this year and was able to reduce the price 15,000 more just because of the report. In total, the price was reduced for about 5% of the asking price.

    Is the listing agent required to disclose the issues stated in the inspectors report to any future potential buyers? I would think at least any major issues reported.

    Retired carpenter worked in home Reno’s.
    I enjoy your talks,you come across as a respected uncle advising a young couple
    you are fond of. Bothers me thinking of starry eyed people buying a nightmare house.

    Some home inspectors try to play tough because if they be easy with their inspection their clients would think the inspector is not looking at things carefully. Sometimes they just make up huge deal of small issues and put a doubt in buyers mind about the quality of the property. These idiotic behaviour by the home inspectors can really mess up the deals.

    How about the listing agent showing you the official papers on a conplete home inspection. This was done by a supposedly reputable company.
    My response would be NOT TO TRUST ANYTHING EXCEPT YOUR RELIABLE AGENT AND LAWYER. BE ALWAYS PREPARED TO ASK MANY QUESTIONS.
    NO ONE HAS X-RAY EYES TO SEE THROUGH THE WALLS, CEILINGS, AND FLOORS. This is a major concern of how you spend your valuable time and money, in paying your agent and lawyer.

    The average home buyer that’s got no clue about renos can be easily fooled by a good finisher and a fresh coat of paint. To be fair, the seller might not also know their issues and thought oh I don’t need a permit to remove this wall because the contractor said it’s ok. The but in the statement is you’re contractor is not a structural engineer…and neither is the home inspector. How did he determine there were structural issues? Was someone completely off level or shifts in the foundation?

    Some buyers are going to learn the hard way not to judge a book by its cover. The housing mania in Canada over the last 20 years is making people blind to what matters most.

    Markham has been the most realistic market over the last two years. Sellers price more reasonably and buyers accept more reasonably. Markham has been leading the other two York regions in reasonableness, and has predicted the general trends of the whole region better. The alternative is to say that all three areas are equally reasonable or that one of the other two is more reasonable.

      Markham, Richmond Hill, Stouffville and Unionville always front run the rest of the Golden Horseshoe by about 3 months. Translated prices in the Golden Horseshoe lags these 4 cities by about 3 months time.
