Understanding First Money, Second Money, 2 Income Streams, Difference between house for your wife and house for Investment/flipping.
No business in the world can be started without first money in pocket. First money is too important. Shall we buy a house for family with first money? Or build a business with first money? Buying a house is nothing but a liability. Even this house is worth 5 Crore, there is no advantage because you cannot sell, you cannot flip this house. Your family will never allow. So whenever you buy a house for family, this house is considered locked for lifetime. Your children will inherit it eventually. It's not yours anymore. So what could have been done with this first money? You could have opened a Mitthai ki dukan? At least you could have made some regular income coming every month?
If you have a regular income coming already then all you need is first money to create a flip-able asset to create wealth. But if you have no income at all then you always need 2 monies. First money and second money. From first money you create a business that runs your house. From 2nd money you create a flip-able asset.
In other words, this is too important to understand that you need 2 income streams, 2 businesses, 2 skills, 2 passports and 2 languages to do 10x better than average population in the country. Average population in the country simply spend 3 decade of their lives just to get 1 house and 1 car and that too will end up getting inherited by children later. So basically they don't generate income. This is what average people do. Smart people focus on creating wealth before building liabilities.

I partially agree with him. I am based in Australia and earning A$90K annually. I bought appartment for parents as they don't have any after distributing the share among kids(I am still paying debt but I am alright with it). Also, in any western country if you live on rent then essentially you're paying someone else mortgage and he is creating wealth just by initial investment and then someone is helping him to be rich and wealthy. What Sunny bhai has said is same as Richard Kiyoski has mentioned in his book 'Rich Dad Poor Dad' but I believe this narrative is not 100% true. One must have some property to avoid rental expense(and obviously it will appreciate over time)
