      I’m not so sure. You have to water and fertilize them.
      Smoking mango trees will guarantee bearing fruits po that’s what I know

    I thought a good buy for a farm was one you could get a return of your investment in 10 years. If the income from this farm is P250k from Rambutan, P120k from calamansi, P300k from citrus that's a total of 48 years to get your money (P28M) back. Doesn't that make it expensive?

      Hello po you have to get a farm which is planted with high yielding plants like cacao or lanzones or coconut trees to have the guaranteed ROI in the next 10 years

The rule of 72 says the interest rate divided into 72 tells you the number of years it takes to double your money. So 10% interest would take 7.2 yrs. Interest could also be looked at as percentage return on your money. Knowing that you can decide if it’s expensive or not. Also remember operating cost.

    Investing in a farm is also a risky gamble, due to attack of pest ,typhoons disastrous, pandemic, will strain the buyer to inject more money in keeping the farm running, with that kind of pricey asking for the farm,and the estimate income accounting not really a positive profitable equation but there are also plus for this property ,is the proximity from accessibility to town and main road.Nice property.

      It's okay po they are young so it means they will have a lot of years to bear fruits
      These are grafted rambutans so they are bearing fruits after 3 to 4 years of planting

    Arlene, if expected income is 250k per year and selling price of the farm is 28M then just to breakeven it will take over 100 years. Who on earth can be interested to buy this farm!!??

      Well the idea po is the get raw lands instead of developed farms like this one
      If its developed it's only for the pleasure that you dont have to do the hard work and im sure you can sell it higher than what you paid for. You can't get the money back via ROI unless it will be spitting gold or oil po
      Therefore as I've told clients who found the time to call me better invest on raw lands and do the work and sell it after 3 years. Then you get the ROI
