    I kind of agree. Real estate is not as good as it use to be, now a days it’s more about crypto and buying businesses.

    $75,000 cash can then control a $400,000+ property. It’s about leverage, or OPM (other people’s money, what hedge funds do). Listen to Sam for a lot of things, but financial advice isn’t one.

    Real estate just like any sector should only be part of your portfolio. So it's TRUE that you shouldn't dump all your cash in one sector

    Trading any market including real estate requires training and mentorship. Experts (Ray Dalio) who trade these markets invest in several uncorrelated asserts. The downside of cash is that the central banks keeps printing more money than the products and services in the economy which makes cash loss value over time. Thus investing part of the money and keep part of the liquidity is the only sound strategy.

    Ovens is very good on business but I think he's wrong on some of this. Yes, real estate can be an illiquid and costly liability and definitely keep sufficient cash for whatever level of flexibility you need but money invested in a globally diversified low-cost index fund made up of both stocks and bonds, such as Vanguard offers, is well hedged against market volatility (it'll still be there but, in practice, downs are usually quickly followed by ups and are also more than offset over time by a gradual rise in value). The riskiest form of investing is putting everything in just a few stocks as it's impossible to know which will do well, especially if you are an amateur investor (most of us fall into the don't know what we are doing category). Investment in index funds is also almost as fluid as cash (though still shouldn't be seen as a short term investment). Cash loses value due to inflation, especially with effectively zero interest rates as at present.
