    H1: 2700sqft @ $304k (5bed 3bth) 20yo. w/zero updates. Carpet must all be replaced with hardsurfsce ($12k). Major water damage to ceilings ($8k). Baths all need gutted ($20k). Needs all new paint ($2k). New doors, windows, roof, HVAC, fixtures ($30k). Decent backyard space. Pool and patio needs complete overhaul ($8k). Minimum $80k to improve, with likely $90-$100k needed. You'd have to get that house for $300k , including all closings costs with the hope of it potentially appraising at $450k. I'd have to see the comps to see if that is even plausible.
    H2: $370k (4beds 2bths) 30yo. Tile floors and carpet are newer. Primary suite bath is tiny. Fixtures need updating. Kitchen oak and granite, will need to be updated, but will work for now. Newer H²O heater. Baths clean, but need updates as 30yo. Windows and doors will need replaced due to age, but roof is new. Large backyard, but needs work. No patio space. Move in ready, but about $50k would go a long way in making this a truly nice space to be proud of. $340k would be a fair offer.
    H3: (4beds 3bths 2500sqft) 18yo $500k. Superior location to others. Replace all flooring. Replace all fixtures and window treatments. Update baths and kitchen. Treat and clean insect infestation. Great yard and view. Clean up of landscape. Pool cleaning needed. Patio blocks need releveling. About $80k needed to match neighborhood homes. $425k offer would make sense.

    HOUSE ONE is one of my FAVES in terms of floor PLANS! I actually placed an offer on this identical model (fully updated) for 365k in zip 34759. However, it was literally in the middle of nowhere, SO I purchased a home 15 minutes from Disney! Kaleb, you just brought back memories Guy❗

    #1 looked rough before you even entered, $300k? no way, knock it down and start over. Please wear shoe covers and a mask next time Kaleb, that one was rough. House #2 was okay. We got to meet your GF, she's beautiful! I liked #3 the best but the price seems really high, wow. Thanks Kaleb!

      #1 was a demolition
      #2 needed a pool
      #3 insect infestation Floors need to be redone kitchen redone-way overpriced

    House No 1 gave me an asthma attack just watching you walk through it! I felt like I needed a long, hot shower after that walk-through 😖😖 It definitely needs a owner/contractor with a vision. I really liked the layout of house No 2 and the fact that it needed no immediate work done. House No 3 was nice also but way over priced.

    At $304K for that first house, it would cost more to repair than the property is worth. Unfortunately, when foreclosures occur, it’s never the mortgagee’s fault that they lost the house and they tend to destroy it before they vacate. Clearly, a lot of this damage may have occurred because there is no air conditioning. Suspect maybe they left the water running when they left and destroyed the ceilings etc. I’ll bet there’s major hidden damage as well. #2 decent house, well taken care of. Great outdoor space possibilities. Looks like some of the windows failed.

    That first house is not even worth 100k in my book. It needs at least 300k+ and that is a very modest number, to restore to its former glory. The banks are holding on for dear life.

    I'm back from the wilderness and catching up on your excellent vids, I've got a lot to watch!! You're looking really well Kaleb, great to see. 💪 Really lovely to see you with your partner too. Look so happy together.
    Property wise, that first one really excites me actually! Such an opportunity to strip back and start again. I'm totally out of touch with what the prices are like out there now.
    On that note, isnthere any chance you might do a video giving a bit of an overview of how prices have been behaving pre and post covid, up to present day? Even if its just gut feel based on your knowledge and experience, I'm sure others would enjoy that too!

    Hi kaleb love the video.some people like houses like those then they can make it their own. That 1st one is tons of work. But the rest wasn't as bad but still need work which is okay.its nice to see a variety of houses.something for everyone nice.But the best was you and your lovely girlfriend you all make a cute couple hope to see you all again.Great job as usual 😊

    Kaleb, You did absolutely right to get out of this Home. What the Bank should do is to Definitely BULLDOZER, And Build a Brand New House It's Not Worth Fixing. House #2. I would have Gutted both Bathrooms, But looking at this house, It's really not a bad looking at all. The Driveway and the Concert in the Back needs to be Repaved, $369,000 should be $339,000. Okay House #3, Too many things wrong with this Home. ANTS Problems, Gut out all the Bathrooms, and the Kitchen. The Primary Bedroom is way too small. Driveway needs Repaved. Not a Fan of Pools. $499,000 is Way over the Top, Asking Price should be $340,000-$350,000. Hey Kaleb I would loved to see you go to a SOUL FOOD RESTAURANT, Which is My Favorite place to go.     With the amount of damage that has been done to this house they certainly have some nerve asking $300,000 for it. It needs to be bulldozed down and a new house constructed and its place.

    Even if it were not a wreck I would still hate the first house. The big open space is a waste of space, and you would need scaffolding just to fix the ceiling.

    All three homes are/were over priced, and if by some chance they are still on the market at the present (mid-Sept) time, they will have dropped due to the failing market. Hold off until Dec/Jan if you can, the market will have swung back to the buyers side

    House one, needs at least 100K worth of work to be done, and because of that, the price should be dropped to 200K. That $300K price tag is an insult, seriously. With the cave ins, it should be condemned-if it doesn't sell.
    House #2 was move in ready.
    House #3 is nice, but too expensive, although I like the kitchen layout better than house #2.

    How can #1 get so bad? Easy. It’s really just neglect. Ignore a roof leak, don’t wipe up a spill. A toilet stops working? Just use another bathroom. It is hard to imagine that an owner lived here. It was probably rented to the same person for quite awhile. I have had tenants not tell me about issues because they didn’t want me to see how messy they were living.
    Edit: I actually really like #1, in terms of layout. It would come down to price to restore it whether or not it’s a good deal.

      Life throws people crazy problems, it's just we can't imagine them. If they showed up and explained it to us, we would probably understand, not agree always but we would definitely have an altered perspective. Right now it's only the condition of the home testifying

    I am so sorry, but why with the horrible governor and administration would anybody want to live in Florida? Maybe rent or do a Bed and Breakfast? Interest rates are coming down everywhere in the US but Florida. Insurance companies don’t even insure houses because of the hurricanes. Love to vacation in Florida. Would never live there.

    For a reposition home in foreclosure these houses are so jacked up and needs too much repairs and renovation for the price they are being sold for every single one I have seen offered by you is not worth the price none of them you put twice as much money in restoring them it’s not worth it😢😢😢😢😢😢😢😢😢😢

    That 1st house is disgusting 🫣, I can't believe someone lived in that house. That thing comes with free pets, no need to get any. 😂😅 you said it needed some love, that was a horrible divorce and no amount of love will bring that back after seeing it like that. 😢
