    Wow there is so much to process in this video so I’m saving it so I can refer back to it for years to come!     I am loving this video! It’s so helpful. Me and my boyfriend are looking to buy a house and we’re both on zero hour contracts and all the houses we’ve seen are so similar to the ones you were looking at and it’s so disappointing. We’ve found a lovely house that is deffo a dream and it’s so much money. There really isn’t a lot considering it’s meant to be one of the best times to buy. We were looking potentially for a reno job but there’s literally nothing and it’s so difficult. We want to get out of our rented house so bad because it was literally the only place that took us on because of our work etc and it’s really not what we want or where and finding that dream house is kinda sad because we know we’d never be able to get it but hey ho..

    We are just at the point of exchanging contracts. Our offer was accepted end of May and we move in October. I honestly don't want to do this process again for a very long time! So much stress and so much patience needed which I don't have😂😂

    I know you said you opted against the mortgage insurance, but I do recommend then getting life insurance for either or both of you just in case. The building/home insurance is a must obviously if you do have a mortgage on the house (in case of rebuild from a fire, etc.), but then the term or permanent life insurance will cover your surviving partner in the event one of you passes away suddenly before the mortgage is totally paid off. Again, it's for 'just in case' but you'll want some protection.

    We live in a victorian house - the bathroom is downstairs - its not "rank" 😂 The last owners couldn't get planning permission to move it upstairs in the way they were planning. Our bathroom is beautiful - panelling, roll top bath etc
    Sure its not for everyone - we were put off too - but you get used to it and its no different to having. downstairs loo off of the kitchen?!

    Really interesting, and very glad I now know about updating my address. I’ve lived away from my parents house for 4 years now but still have everything addressed to their house phone as it’s easier because I’ve changed flat 3 times since moving out.

    Did you rely entirely on estate agents to find properties? Did you do your own searches on Righmove, Zoopla etc? If not why not?

    Omg this was so relatable!!! My husband and I are looking to buy our first home and I completely understand where you're coming from with estate agents.. our recent one was frustrating because we offered the asking price and someone went above that.. I understand both sides.. side a) gentlemen's word, should of offered the house to us as we went to the asking price and side b) if someone offers you more, you're going to take it lol... It's a dog eat dog world lol xxxx

    Emily, this was such an interesting and helpful video, thank you for sharing your experience. I’m single and currently looking to buy my first home (UK, but not London), and I found your tips and learnings really insightful. I’m very nervous because of such massive commitment on my own, but also of trying to align the legal process with my financial capacity at any given time (including all the extra costs and charges), whilst competing with so much interest out there at the moment, and the fact that good properties are literally flying off the market in a day and there’s so much pressure for nerve wracking decisions to be made so fast! A lot to consider and learn, and also know when to push out of my comfort zone and when to take a step back, to make the right decision for myself. If I don’t have any recommendations for brokers, surveyors, solicitors that I can get from friends, where would you advise to look for those please? Congratulations to you and Nate, enjoy your new home, I’m excited to see more of it 👍🏼🏠😘 xx

    OMG I had to comment half way through the video, so don't know yet if you ended up buying BUT my fiance and I started looking at the same time, in the same area with I'm sure the same estate agents (SB?) I'm sure we've seen a lot of the same properties lol and went through the same struggles. we saw 51 houses FIFTYONE! and put down 5 offers all rejected :( I hate people with a lot of money as well! we now put the project on standby until March, hopefully something else will pop up and maybe one day we'll be neighbors ahahah

    People actually use brokers to find houses? Aren't most houses online now anyway?

      You dont use a broker to find a house. The broker is used to find the best mortgage rate for you and your circumstances

    Super interesting and such a helpful video! I would say though, bit of a yikes moment when you're calling features and slightly run down/dated houses and interiors 'disgusting' and unliveable... it's really not, plenty of people live in places like that just fine (myself and many of my friends/family included)

      I don't think Emily is the sort to settle with interiors when the house is also her office. She's said before she can't start work until all the pillows are fluffed 😂.

      @@HT-dy5co and that's totally fair, have an aesthetic you like and want to maintain, just maybe don't call things which aren't up to your ideal unliveable when it's very likely that it is the type of home many of your viewers will be living and working in. Loved the video, that part just rubbed me the wrong way is all

    The only thing that stands out to me in this video is the fact that you took on the entire emotional burden of house-searching and the admin of house-buying, were super organised with all your affairs in order, and your boyfriend gave barely any crap. You got rightfully emotional about it (because it is a big milestone to go through), and for your boyfriend to say "I don't want to do this if you're gonna be like that" is ridiculous. First of all, he's been doing nothing! Second of all, he clearly din't care enough to do any research on the process because if he had, he would have known to check his credit score and what to do to get it up. It just seems unfair to me that you did all the work and all your boyfriend did was invalidate your emotions about the whole thing, while simultaneously not helping you out at all, and he gets to own the house too?

      you forgot to mention that whilst she had her share of the deposit sorted, she mentioned that he was still saving towards his complete share of deposit. So he also didn't have his money in order when they started the process.

    I have a question as a first time buyer soon as well: how do I calculate how much me and my partner together can get depending on our salaries? Is it multiplied of 4.5? Or are there lenders who actually can give more? We have enough deposit, may be 15% even... Thank you

    That was super sweet of you guys to share your entire experience. Question do you think the entire process came together after you Fung Shui'd your office? Just curious. Can't wait to see the new home and how you decorate. Congratulations. BTW, the process in US is pretty much the same. I used to work in the mortgage/lending/banking side for decades ... finally left that side of banking after graduating from Law School. I know how antiquated the lending side is...super annoying when the rest of the world works at hyer-technology speed. Congratulations again.
