    I'm hoping there will be a housing crisis so I can buy cheaply when I sell a few houses in 2025. As a backup plan, I've been thinking about purchasing stocks. What advice do you have for choosing the best buying time? On the one hand, I continue to read and see trading earnings of over $500k each week. On the other side, I keep hearing that the market is out of control and experiencing a dead cat bounce. Why does this happen?

      You're not doing anything wrong; you simply lack the expertise necessary to make money in a bad market. In these difficult circumstances, only really skilled experts who witnessed the 2008 financial crisis can expect to generate a large wage.

    Buying costs are neither cheap anymore. Higher Stamp duty, legal and agent fee all add up compare to my purchase 10 years ago, the so call capital gain all gone to pay others.
    2) No guarantee the new projects will make money. Need to wait especially in this uncertain time
    3) sizes smaller, how to command higher rental ?

      Hello! Wow thank you for bringing this up, I will be doing a video on this topic soon! I agree with you that there are a lot of cost when it comes to buying and selling a property. However, for every client of mine, this numbers will be calculated to make sure they know what they are going into. Further add on, just like no one can guarantee new or resale properties can make money, but there are many ways to help you identify the safest entry and exit points.     How to overcome ABSD issue assuming all investment ppt is the 2nd ppt or 3rd ppt :)

      No way to go pass this, that's why some people have to continue renting. Other times after reviewing portfolios, some properties are better to be swapped out and I will also advise my clients to do so. Feel free to reach out to me, and we can work out the numbers together.

    Hmm how come the monthly installment is not put into the calculation for cash flow?

      Hello, because the monthly instalment has two components, principal and interest. Interest is the only part we can’t get back and forms part of our expenses, while principal still goes back to the property. I only calculate the expense portion.
