    I walked away from buying a house after the home inspection because there was a train track running behind the house and it was freaking LOUD!

    I would also add HVAC into your list. I walked away from an offer as a buyer because the home had booth roof and HVAC at the end of their life, which is about $20K - $30K to replace for a new roof and HVAC. Of course, seller didn't want to budge much and I wasn't going to eat that cost. I was quote $16K for HVAC alone - but I could have found as low as $10K for new HVAC with a different vendor.

      You're absolutely right. Anything that you find to be a detriment, or unwilling to accept its condition in the inspection is grounds for you to walk away from a conditional offer.

    Never have ur realtor pick ur home inspector. Research and hire ur own.

      Why would you not trust a home inspector that the person you're trusting to help you buy a home suggests?

      Getting closer to closing , my realtor agent seems to be more so working for the seller than me the buyer. We just recently started having doubts with her having our best interest at hand. But it’s too late in the process to swap agents So now I’m worried the inspector she suggested will possibly sugar coat some things to possibly help the deal go through smoothly. Since she’s worked with him several times in the past.

      Is your offer conditional on your home inspection?

      Unless you have a designated Buyer’s Agent whom YOU hire, both the seller’s and buyer’s realtors work for and are paid by the seller in the US. If you think about it, with a realtor’s commission being paid by the seller, there is a definite conflict of interest. It’s wise to be cautious and aware.

    Buying our first home the sellers fixed parts of the roof and had to do major electrical work.

      That's awesome to hear. I was once able to get my buyers $15,000 off the selling price to replace a flat roof because of the home inspection.

    Can someone answer please?! If the seller lies about the sellers disclosure, you make an offer and then inspection contradicts their lies…can you get the inspection fees back? The issue was water coming in to the crawl space, looks like seller tried to make repairs…but seller on the disclosure said there was no water, or flooding at property.

      I'm not sure where you live. In Ontario, there is no mandatory seller disclosure. It is up to the buyer to find out any potential problems with the house, ie, a home inspection (caveat emptor). If the buyer does not inspect the property before buying, and subsequently discovers patent defects, the seller cannot be held liable. This is because the buyer was responsible for discovering all patent defects before agreeing to buy. As for whether or not you can get the inspection fees reimbursed, I don't think so, but you can look at the cost of the inspection as insurance that you paid that may have saved you from buying a problematic house that would have cost tens of thousands to fix. I hope this helps, and I'm curious to know where you're located :)

      @@mikelind_ca Im out of state buying a house in another. So there’s my first error. I was relying on my agent to be my eyes. I asked the sellers agent (as he was the first person I spoke to), if the house had any issues, as well as asked my agent 1000 questions about foundation, electrical, plumbing, termites, windows…pretty much anything I could think of and they all said they didn’t know. And they all did know! But I get what you’re saying. I have had bad experience after bad experience with agents. And I thought I had educated myself. It’s a fraudulent system…that’s my opinion.

      I pretty sure in the States.. if the seller lies on the disclosure, u can sue in court. But thats assuming u bought the home and find out later. The disclosure is a legal binding document. I don't think u can get ur money back from an inspection..since they did their job. But u can def negotiate the cost of that inspection..having the seller pay for it..if u still wanted the home.

      @@malex123 how did your agent know that there were foundation issues? If they did in fact know, and you can prove it, they can get into some serious trouble by their real estate board. At least that's the way it is up here.

      @@mikelind_ca there was water in the crawl space/basement as well as patching on the concrete wall where someone tried to repair the leaking. The floor in kitchen has a soft spot and is slanting, as well as the bathroom. I didn’t find any of this out until the inspection. There were all kinds of signs the house has structural issues. Those were not shown to me on the FaceTime video. The sellers agent was in the house showing it. So for him not to know is highly suspect, or he is not doing his job. I specifically asked him about foundation issues because the house is 100 years old. He said there weren’t any that he was aware of. Would you have known? Had I know any of this, I would not have put an offer on the house, and wouldn’t have wasted money.
