    There are two ways you can go with building houses, you could buy pre-made home plans, it's the cheaper option, or like me, you could buy plans from draftsmen and architects.
    So why go with my strategy and pay more to work directly with draftsmen and architects?
    The benefit is it's easier to customize the homes you build. Once you know the market and your target demographic, you can design your homes to be attractive to your ideal buyer.
    Then you already have the professional on hand to make the changes for you, in the long-run it's actually more cost effective.

    You are an excellent teacher! I've learned more about housing/building and what makes sense from you on your channel than any where else.     Jerome we need to build a road before building. We have a te.porary road now not sure about whether CA will allow?

    Note for RR…hire architect so as to modify plans as well as industry experience. Buy land first?

    Home builders I’ve looked into have models they build often. Have you even went with using one of home builders/GC’s common models instead of starting scratch with an architect/draftsman?

    Are you able to purchase floorplans online and then take those floorplans to an architect? So they can make a little changes and draw up the blueprints? The company I’m looking at by floorplans, gives you copyright approval to use their plans and to make changes if you need. May the question is, floorplans online from a company where do I get the blueprints to take to the county?

      I typically just use a Draftman and complicated cities like Seattle and Kirkland Washington. I hire an architect.

    Yeah bud, Architects cost anywhere from 8%-30% of Hard Cost of a project. That’s just for the Design Fee. Not even talking about project management (PM services). You sir may be saving money on the front end but you are doing it wrong because your back end will be filled with headaches every time and there is no software that just populates the codes of different municipalities across the US.
    Appreciate the hard work behind the content but please do not set improper expectations on how much architects cost. Most people do not know but not only do you need an architectural set of plans but you also need a structural set of plans as well. As well as others if you have other specialties involved.

    Too much talking about nothing. I focus more on explaining the steps for regular ppl that want to build custom home. What is the advantage to hire architect vs engineer. Can you take big builders plan and modify ot slightly. Who does that modification? Does it save the money for the owner? Etc. Instead you spent several minutes talking how many houses you built and have many plans you have.

      He basically said he hires a draftsman brother.. the draftsman can do all modifications
