Amazing review! Always wanted to know more about this project. Something I really don’t like about Malaysia properties is that the developer never think about improving the walkability around the project site to nearby shops. The pedestrian walkway is okay for normal people to use it, but how about those elderly and handicapped people staying nearby want to move around? When I am conducting survey on walkability, I am surprised that more than 75% stated that the pedestrian walkway is the one reason why people still drive despite it is like a stone throw away, not weather? The pedestrian walkway from that project site to nearby shop lots are just …. I feel sad. Developers and city hall approved for widening the car lanes not pedestrian walkways, no wonder it makes people to drive out instead. And only healthy people can walk. (Sorry for my long essays because I really want walkability to be for everyone, I have handicapped + elderlies at home, I really do feel emphatic to them).
I do feel the same, and I'm actually happy that you raise this concern. I absolutely agree 💯 to the importance of inclusivity of the handicapped and elderlies. May the videos catch more attention so the policy makers will realise all these concerns because only them can make the necessary changes. It's pretty difficult for the industry player to conduct such changes to the walkway that belongs to the public. Thank you so so so so much!! You're a kind man:)
@@iherng Do agree with you, most developers just focus on widening the road only which ends up causing more congestions. Only a few developers who develops the entire township can afford to build a proper pathways for people to walk along the road and for disables too. one example Setia Alam, they have a proper pathway for people to walk across the entire township ( I know, coz i jog/cycle the entire township haha), however is not well maintained, the pathways having cracks / pot holes here and there. Even sadder is, there is this wetland park with a 3 story tall building to overlooking the wetlands. But it was not properly maintain (And Setia group still use it as part of their marketing brochure for their properties) . Just happened in Sept'21, a 2 year old kid fell into a hole from the 2nd story..end up ICU in hospital....the hole has been there for couple of years....no 1 repair it even after I made a complain, the management just brush it off and said is MBSA purview (how can that be, since Setia build the structure there)....now accident happen, only they cordon off the building. Hence i would like to throw a question to you, if is a township like setia alam build by setia group, those public roads and public parks are maintained by the developer or the city council? I felt guilty for not complaining enough, and this kid have to suffer the consequences for the ill maintenance of the developer/town council. May I suggest if you can also show more existing properties within 5 years of completion. All show rooms look pretty similar and is not like what we see is what we get unless you are selling it. For existing property; I personally feel is more exciting and instantly we know the transaction and market prices. Not just potential. Also you can comment constructively the quality of the construction after those few years of completion. Hope you may consider.
Well I try to keep a balance between new vs old, highrise vs landed, KL vs others, commercial vs residential so everyone gets a diverse range of experience of the process of purchasing. A standard concern is why see existing ones when I couldn't even buy? But why show new ones without knowing the quality? Thanks for watching Vin Vin.

Youre getting closer to my house! Expect the driving range and the 2nd hand car area to be developed sooner or later. More supply could mean a higher probability of the mall success and demand for rental, price appreciation may support youcity as it's the most strategically located in that specific area.

The truth is the road you shown that in front of those terrace houses was already always very congested before these development started. Those roads in Suntex used to be all two ways, narrow, and connected with traffic light junctions. You may see them now to be less congested due to the pandemic. TBH, I foresee the traffic will be really terrible. A mixed development without individual access for the residence and commercial area should be the biggest concern.

This review highlights an important issue of when buying landed residential properties, do not buy properties that are located on the main road (especially when there's an empty land opposite the property).This is because down the road, you might not only end up with traffic congestions and noises but also annoying neighbors who convert their properties into shops (leading to their customers blocking your house entrance)

i agree, i stay in a 929 sqft 3bedroom unit, only the master bedroom is spacious, the normal rooms OMG, it should be classified as 2bedrooms + 1 storeroom instead :(

However as the pricing in Kl is ordinarily high for a comfortable house and a city-nearby one, I hope I can get some advise from you in this.

Everyone pleases aware on exsim property which under this Lim Agency Development, they try hard to cheat on our deposit, talk very good when want us to deposit and book the unit, say will give back half if cancel, in the end say load problem and don't want to refund, please aware on this and don't any how book unit under this exsim and lim agency, good luck!
If you make it any bigger, it'll occupy more space in the bedroom. So it's up to you what you want to do with the unit, you can even use one room just for your closet hahaha=)
