    the condo owners kept dues artificially low for decades not building reserves for future repairs. They are to blame

    Condos kicked the can for way too long. Constant upgrades and maintenance saves a fortune later on in repairs. Dad always said to me, "measure twice cut once."

    Many of these people (especially in Surfside) have plenty of money, but they just wanted to put it off until they hoped to sell the property. No public money to help. Sorry, time to move to The Villages and give up the waterfront property. Century Village is an option also.

    It's time condos started living in reality. Yeah it's going to hurt people but it has to be done. These buildings have to be maintained.

      Yes, much stricter than condo buildings. Condos got away will less strict laws requiring proper HOA funding for building repairs. Not any more. FL is the first state to inact these new requirements, other states that have HOA managed buildings over 2 stories near the ocean will follow.

    The assessment fees has been hurting my pockets this year. Over $20,000 for roof, insurance, and reserve funds. My kids have no Christmas this year.

      You don't think buildings over 2 stories near the ocean in South Texas have the same issues? They do, and my guess is alot of them are putting off repairs just like these FL buildings did. Just wait until Texas passes similar HOA funding rules....Most states are considering similar new laws to prevent HOA's from kicking the can down the road on essential maintenance.

      @@southendbos that's true. But these assessments are affecting all types of buildings. Obviously the high rise will be more than a smaller. But even so buying a condo down here is extremely risky unless it's a brand new building

      @@bluelion7342 We just had the 40 year and we’re good. The HOA fee went up $100 because of the insurance. But we’re fully funded. But I hear you.

      You’re right; the GOP has to come in and fix the neglect and incompetence of the Democrats lack of oversight and enforcement of reserves…..if there were reserves in place this would be a non issue.

    These insensitive lawmakers should be voted out of office. The new law states that HOAs have to have the funding but ironically repairs can wait. This is a knee-jerk reaction to a tragedy caused by incompetence and neglect. Not one country or city inspector has been held accountable. No fines were levied on the HOA to correct a suspected structural flaw. Now, thousands of people living on fixed incomes will lose their homes, while engineering and insurance companies rake in the gold.

      This is a condo beach front LAND GRAB in Florida.
      They are forcing the older folks out fo these BEACH condos by increasing these HOA feeds because of the land value their buildings sit on.
      These older condo buildings will be torn down and huge multi multi million dollar condo buildings will be built on the land.
      This was planned out from the beginning. The new condos will sell for $3 million up to $20 million+ EACH.
      The developers have all these politicans in their pockets.
      This IS About $$$$$$ for the developers and their puppet politicans and massive amounts of new tax revenues for the townships with these new multi million dollar condos buildings that will be built on these older condo properties once torn down.
      just like speeding tickets are NOT about "safety" they are about profit for the townships. Some towns make MILLIONS off of tickets each year. These condo building new laws are about forcing people out of their BEACH FRONT properties and then tear down the building for a massive new beach area where the little folks are not going to be able to afford. This is going to be a Rich man neighborhood very soon.

      It's not the county inspector's job to constantly be inspecting buildings. That's what the condo associations are for and the condo associations decided they didn't want to fix issues or pay for million dollar inspections and then buildings fail. How do you think saltwater affects concrete and other building materials right next to the ocean? You say it's inspectors responsibility or why are they being held responsible but how often do you see an inspector go to a private residence? They don't because they need a warrant

    They should be allowed to deteriorate and collapse, but the city and state should not have to pay for cleanup - just mandate sufficient insurance for that procedure, and let the residents take their chances.

    Well people look at hoa as a headache, but when you own an house you have to deal with all the maintenance by yourself, roofing, plumbing, electrical, cabinet, yard again and again and everything cost a lot money 💰 now..well unfortunately we would see more people broke,because they can't afford to pay their Mortgage, hoa due to financial issues or debts.

    Let's stick to free markets and get rid of the state run insurance program. Seriously. If people can't afford the free market rate for homeowners insurance (many tens of thousands per year), they should not live in Florida.

    Condo fees, residential property taxes insurance cost there’s no deals in Florida anymore. It’s worse than the northeast.

      If you feel that way you should leave. South FL is still 10 times better than anywhere in the NE or California. I've lived here for almost 50 years. Traveled all over the country on business and was always glad when my plane landed in FLL.

    The big problem is this legislation was a knee jerk reaction. Most people had no idea or were lied to. Most board's had zero accountability and the state could care less what the owners were dealing with. Now people will be on the streets. Another win for developers. Smh
