Welcome to Barking Riverside - exploring a new East London development (4K)

  • Barking Riverside is a new development on the former Barking Power Station on the banks of the Thames in East London. It aims to create 10,000 new homes, schools, improved transport connections including the brand new Barking Riverside station on the Gospel Oak Overground Line. There will be leisure facilities, open spaces and a network on footpaths and cycle ways. It's a partnership between Mayor of London and L&Q - with some properties also being sold by Bellway Homes.
    My exploration of the area starts at Barking Riverside Station and follows Fielders Crescent to the Wilds Ecology Centre then loops back to the Thames Clipper jetty on the Thames.

    Hi John. I’m an Engineer on the Clippers and we are excited to have Barking to serve now. The firm has also just acquired Gravesend pier, one of the last remaining iron piers in the U.K. Soon you will be able to take the river from central London to Gravesend and vice versa, offering a nice alternative day out / fresh air commute for the residents of Gravesend and London.
    As for the seals, we always have seals come up on our barge at Trinity Buoy Wharf. I’m proud to have a career on our river, one of the oldest of professions.

      Excellent. One of my !EPIC! cycle rides I have never done was to ride to Tilbury (did this) get the little ferry across to Gravesend and ride up the south Thames into London. I'm old and broken now so its great I could jump on the clipper if I cop out early.

      Its like the post war housing development rush. Government policy is 'build more homes to make us look good'. Care and attention is non-existant. Will these builds stand the test of time?

    I've just got to say I live in an L&Q property and their maintenance and service of the building is truly appalling. We have blocked/overflowing gutters causing damp problems, leaking roof, rotten decking, filthy lobby/hallway. They ignore every attempt at communication too. The one time we did get through, they took details and gave us a job reference number. Never heard from them again, so we emailed called for ages and eventually got a reply. The job had been cancelled! I feel sorry for the hundreds of people about to be let down by this lousy company.

      @RubbishGimpy shouldn't think so. UA-cam algorithm showed an appalling fire at Samuel Garside House, a newly built and occupied set of blocks whose balconies went up in glames in June 2019, no loss of life. Although 2 blocks of flats were uninhabitable

    I used to work for a very large construction manager/developer, and have sat in many a development marketing meeting, as well as designed countless hoarding panels myself. Take it from me when I say those dumps of aspirational copy are a lot less sweated-over than you might imagine.

      In Australia you see new housing development sectors spring up and they build new streets and grass and entrances that look fantastic and are maintained right up until that last property is sold and then you never see the maintenance crews again and the grass and entrance areas become overgrown and the contract to keep the outdoor mowing and cleaning are given to the lowest cost company who visits (with a tiny crew) only maybe once every couple of months and they end up doing a super quick clean up (honestly a half arsed job most of the time) and i can tell you it happens exactly the same way at every newly developed site and it's just so superficial and all about getting those properties sold and the money!

    Great video Johnny👍i work a stones throw from that site in the freight container terminal just across Choats Road and been watching that place grow since day 1, and taken regular pictures monthly since it started. when that was all waste land many years ago we used to ride our motocross bikes around there. That new train travels straight over our terminal just before it enters the station, you might of noticed?
    It will be interesting to see how it ends up when its all finished. Im looking forward to taking the uber boat from there very soon for a trip to London. Great video again👍👍👍😎

    So interesting you mentioned seals John. I'm up in Galleons Lock estate in Silvertown, you did a video on this area a while back, I spotted a seal today in the thames off my balcony :) In my 20 odd years living here, i've never seen one up this far.

      Barking Riverside was the only real bit of greenery along this stretch of Thames. If they built right up to the water I suspect you will see more seal more frequently in future.

    Thank you John. It does look pretty industrial with all those pylons to me. I think the heart and soul of any area is places where people could meet naturally, like in shops, restaurants, bars etc. No sign of any of that yet. 🤷🏼‍♂️

    I work with bellway at Barking Riverside site and I can reassure you that none of these properties are affordable housing most of the projects are 2 to 3 years delayed

      My dad is a site manager there and I’ve have been able to get a look.. it’s impressive but as they say “ you can’t polish a turd “

      @@calcium90 1,2-3 bedroom flats are upwards of 300-450k and a 4 bed house is over 500k. That’s why they’re mostly advertising shared ownership and upwards of £1000 towards mortgages. Because the properties are simply unaffordable, yes the property are a high standard but in 5 to 10 years time only time will tell.

    Been watching your vlogs for a couple of years now, I always enjoy them . Your passion and enthusiasm for historical facts of London is infectious. I’ve learned a lot from them, and are a valuable way to learn and absorb the history of our fantastic capital. It’s where I was born and lived for many years and have an affinity with to this day.     Looking forward to this - right near me.
    Thanks for the tour of what's there so far John. I live further " upriver", near Rainham. This development at Barking Riverside will eventually join up with what is being called Beam Park, on the border of Barking and Dagenham and Havering - the Beam River flows down to the Thames, marking the Boundary. If you care to travel towards Rainham on the 287 bus from Barking Station, you could do a tour of the development from the other end of the Thames Riverside plot. Starts at Dover's Corner, head towards Ford's Works on
    A1306 on your left. This is still ongoing scheme, quite a lot already occupied, but ongoing controversy over promised new Station - "Beam Park". People encouraged to move in with very limited Parking available, as Public Transport was promised to be expanded to serve residents. Some developers jittery about the effect on Sales/Rentals with no firm answers on the Station as yet. TfL /Havering Council /HM Government have to negotiate who is funding the Station and associated works. I can see Crane warning lights at night on the horizon, running in a line along the Thames from my window. The combined influx of people into Barking Riverside and Beam Park is causing some alarm locally - worries about lack of infrastructure, eg Healthcare, Education and increase in traffic, plus the loss of the skyline to high blocks. Barcelona - on- Thames sounds ridiculous, wonder what the Beam Park end is? Benidorm - on-Thames?? We shall see how this all works out, at the moment both ends of this corridor are a mixture of new residents, HGV traffic and demolished industrial works. Oh, but there's the Shopping Centre at "Merrielands" - already very busy and chaotic traffic! Good luck to anyone moving in, or already there in either part of the Brave New Barcelona /Benidorm!

      The Beam has already blocked out the view of London from Ingernorne Mount (the big hill) over Hornchurch Country Park.
      The latest I heard about Beam Station is its on hold because they want to see how successful Barking Riverside Station will be. Numbers and usage of Barking Riverside will dictate if Beam gets built.

      @@susanmitchell4744 No. Its up on a gradual slope that goes towards the Thames. At low tide the Thames subsides a good 15 metres out from the bank. If sea levels do rise in 2050 to there predicted estimates then the bank lined properties might have issues.

    It's an interesting idea, I feel like it needs some further plugging in. It's one thing to have a train and a boat but the A13, Roding and Thames are really going to separate this area, they need some high quality walking and cycling routes out to and in to neighbouring areas.

      what it needs is a bridge and a tunnel. A tunnel so that the DLR can be extended to it and then under the Thames to Thamesmead and Abbey Wood and a bridge for buses, pedestrians and cyclists (but not regular motorists (gotta try and keep the area as car free as possible.) also i know there is a long term aspiration to bury the A14 in this area.

    Another area I deliver to, parts of it like Fielders Crescent are opening up but other parts are still quite desolate. All along New Road where Fords used to be is being developed too.

    The bus service to the Barking Riverside area is actually very frequent, and as you already mentioned, does run 24h a day. The first part of the development was built further North West of the new station, which you never reached (the bus goes through that area on it's way to Barking). The new railway has been built in such a way that, if finance is ever available, it is aligned correctl to dive down into a tunnel under the river to Thamesmead (and hopefully Abbey Wood to link with the new Elizabeth Line).

    I lived near Barking for 3 years and remember the 'Barkelona' plan. I'm surprised that the overground extension was finished before the housing. I expected it to be the other way around. Did walk around there in 2016 and looks unrecognisable now in your video. Been planning to visit for awhile but either the overground or the Uber boat wasn't running which I want to do both in one trip. Barking Riverside to Embankment pier takes 1 hour on the Uber Thames Clipper. Some journeys you can do Putney to Barking Riverside which is close to 2 hours!

    Barking Riverside a short walk to one of your earlier walks to Creekmouth and its small park with the Princess Alice memorial - the Thames worst disaster.

    Really enjoyed the video. Usually we are following I’m your footsteps but in this case we did this walk just after the station opened.
    The station is important to avoid the issues suffered by Thamesmead by lack of transport links, however the development definitely needs some form of identity/soul.
    However, coming from the north, we would just love to see investment/development like this. Unfortunately projects like this have died along with any thoughts of “levelling up”

    Even being in London for 16 years I've seen some areas completely change in that time. Will have to check out The Wilds Ecology Centre, looks interesting. Another enjoyable ramble around London.

    Cheers John this is Sean in Atlanta! That architecture is very brutal, looking like the Barbican, to me. I guess if I could live on the Thames, I would even live in a tent. But that is not really very good looking to me.
    I have happily followed you for some years, and thank you for all these great videos introducing me to areas of London I would never see in my lifetime!

    Great Video again John. I work for a charity in Barking & Dagenham supporting young disabled adults, this has been funded by L&Q.
    Part of them winning the contract to develop & build in the LBBD (London borough of Barking & Dagenham ) is they have to invest ( give away money in the form of grants ) to local charities.

    L&Q did a lot of the redevelopment in the elephant & castle. Majority of the properties sat empty bought up by Asian investors. They basically social cleaned the elephant. Only a few of the old families left in the area a lot moved out to Eltham & Sidcup. I have a lot of friends who wish they could move back to the area as it’s where they grew up.

    It is very inspiring to know that you can appreciate new development as a layer on top of old history and that you know that history. This is an amazing attitude that you have because you’re not bothered by the new. You’ve inspired me to understand that in the states with new development there is always the old underneath the layers and layers of history are always there like a Mille Feuille. When I think back at the Pangea theory where these lands were once connected in my European roots turn out that far away, it inspires me to understand the ancient ghosts that surround me here in Vermont. So thank you for this video that includes the stark reality of new development because we know what lies underneath will never go away.

    Is it possible your friend lives at the earlier development (and worth contrasting) the Thames View 1960s council flats and houses - nice to look at externally but somewhat cold inside - (a friend who lives in one of the present Riverside style flats elsewhere in London does say that although internally a bit small and badly laid out they are warmer and easier to heat) , then the wooden stick balcony timber framed housing as Thames View area went east about 18 years ago with the newer styles of housing popular then. The bus service around Creekmouth has always been rather strange and intermittant, with the A13 junctions still proving congestion areas trying to get into Barking or Upney. We lost the hospital at Barking and yet they are trying to fit 30000 new people in the area, ridiculous.

    The empty streets of the new town … echoes of Thamesmead ? It would be interesting to revisit every year and see how the buildings appear and look for the sense of a community building and taking the boat to the city would be an interesting commute … good project 👍

I had a women run up behind me once and squeeze my bum and then run away again but as we all know, its only a crime if it happens to a women.

    Right, for years I have been visiting this area and watched its evolution when they were developing the other side, The Thames View Estate. The isolation has always been there. Even after 15yrs. There's nothing to integrate them 'to the mainland'. I think this is why they compare these settlements to Canary Wharf, that island feel. These home are surrounded but run down industrial complexes so the detachment will never go away.
    The problem Barking has is, its a shithole. They know its a shithole too. They just throw up generic flats on any available land and hope time will adapt it into life. The town centre/Barking Abbey is the same, masses of high rise going up. Build new and drag everything else up to the modern era.
    The only redeemable thing Barking has is its parks and there overpopulated with squirrels and no doubt humans to come. It is interesting watching how all this develops, builds and integration. I am also watching the Beam developments too.

    Great video John! it has been quite isolated round there for sometime but thanks to the new overground being built there & the Uber boat service & new resedntial blocks that are not far finished will be thriving within the next year

      Sorry to say that Boris Johnson (then Mayor of London at the time) dictated that the rail link was statutory after 5000 home were built! Then the remaining 5800 would get the ok.

    Nice one John, my playing field over sixty five years ago. Still see the occasional seals on the mud flats but their very timid. Did you see the infrastructure? Thought not but after fifteen years of building it’s slowly coming, ie shops and a health hub. Thanks again.

    I don't usually subscribe to UA-cam channels, but after watching a random title of yours that popped up while browsing the site, I was hooked. I have now seen over a dozen in the last few days. Absolutely lovely for those of us across the pond in Canada. I have been to the UK twice, visiting London both times, but barely scratched the surface of all the history on show.
    What I love about your presentation is the way it makes me feel i am your sole companion on each walk, and that any moment we could just veer into a pub for a leisurely pint.
    When we were last in London, we finished off a long walk through the City with dinner at the George in Southwark. Now, I haven't watched your complete inventory of videos, but am wondering if you have ever done a circuit of the sites of the coaching inns of London, of which the George is the last survivor?
    Great work, and I'll continue dreaming of a return to London.

    I remember going down there every so often to the then Dagenham Market on the old Barking power station site. I always thought it funny to have called it Dagenham Market as it wasn't all that near to Dagenham at all?!!

    Anything the Mayor touches turns to dirt!! There used to be a great Victorian bottle dump opposite the power plant we had some great finds as kids! Great video John. On a side note I'm pretty sure they can't stop you from filming anywhere that has public access.

      Canary Wharf and Battersea development are both public access and 'estates'. Both these areas have stopped people filming. I don't know the rules around this. The only connection I find is its foreign money and upmarket builds.

    I wonder how much the developers have considered flooding being right next to the river. I would have thought it was a flood plain especially as the Thames Barrier is just up river.

      Yes, it's mainly underlying Marsh close to the River - previous buildings built on piles nearer Rainham. I live about 100 metres from one end of the Flood Plain, it extends about half a mile or so from the Riverside in Rainham, so I presume similar for the Barking /Dagenham site. Look at older maps and you can see the extent of the areas marked as Marsh!

    Very intriguing video as ever sir! Though I tend to wince at the 'development-speak' that is plastered up at these new builds...the sort of thing that your friend Mr. Sinclair would encase in ironic quote marks I feel! Nice Conrad reference too at the end...good stuff!

      Canary Wharf was a disaster in 1990/91.. it was only when Fleet Street decided to relocate to the main tower….the noise, buzz and activity came about

      But it has certainly taken off .. I did a school photography project of Canary Wharf back in 1993
      It was just the one tower … and it was a flop
      Fast forward 30 years on.. it’s an international financial centre .. soulless or not
      I’m not saying Barking will be a contender with CW, but people will start trickling in .. which will bring in the amnesties

    Really so well filmed, strange to think a new chapter of London is being created in our lifetime. Hope Londoners do not get squeezed out like the famous Docklands project. No everyone is on 40% tax. Be interested to see how the have’s and the have not’s rub shoulders together a few decades from now.
