As part of a sales cycle process, typically, one uses fear (With data/graph edited to what they want to present) to entice quick decision making. Such approach of emotional selling no longer works in today’s educated societies. This reminds me of 2 decades ago, a typical sales person tried to convince me of a company reputation just based on the fact that it appeared in newspaper or on bus/cab. Today, we said it’s just an advertising and when we see an article, we always ask for actual “source”. In my opinion, this channel serve its purpose, educational content approach on property related matters. Keep it up and looking forward to more great content.
DATA can only be use for reference. as a buyer, affordability and hindsight feel about the future development is also impt. when one knew of the planned development in a particular area then 1 mth ago, then price transaction whether mean or average took 6 mth ago or 1 yr ago will also become irrelevant. vice versa.

Totally agreed! Very logical and sensible. Another method is a condo has 100 units, the developer said we have sold 80% in phase 1 release where phase 1 is only 30 units.
most of the property agents pamphlets & videos fall into your highlighted manipulations .. often they hide all low-priced transactions when present to buyers & vice versa .. sadly also too many naive “investors” believe tt property prices can only go up & not aware tt property is for nice family life, not for speculations!

for hdb resale prices that comes with COV which is not transparent to the public, how we know if the data presented accurate?
HDB has the true valuation, and the difference from the price makes up the COV. So it's more of a trust that the valuation the HDB has is accurate.

Oh yes good point. Because they're released in phases, it's easy to report a high % sold even if the released number of units is low.
