    Let me know if you would like more business related videos! They are fully intended to be explanatory and give insight of the industry, and how I utilize the funds to purchase real estate. As I do get comments questioning what my job is, and I enjoy being fully transparent and educational about it.
    As I tried to emphasize, quality over quantity. I used to have over 10 streams, but have skimmed down and really focus in on 1-2 key ones that generate 90%+, my criteria for any active business is to reach $100k revenue each, while also evaluating the time spent and profit margins.

      @@COLE_PRODUCTIONS to be honest I didn’t go into it with plans to invest, just purchased my first place because it was a good place to hold money and have an appreciating asset. But as I purchased the office loft, another property for investment, and saw the re-appraised market values, it just made a lot of sense

    Major respect to you Justin. You see people invest in real estate, but you actually put the effort into the design. I don't see that every anyone our age.

    As much as I admire the ambition, the refinance model is flawed and highly impacted by the economy particularly interest rates. This model was applied here in Ireland in the noughties and resulted in people being in negative equity for years.

    I am really digging the business related topics. the issue with money is not a lot of people don't talk about it. that's why not a lot make it. this give a little preview of what goes on in the background that we don't get to see. More of it please, I really appreciate

      Just a maxed out TFSA with majority in S&P 500, I don’t really look at it as income though tbh haha

      Yup totally valid. But UA-cam on its own is 7 figures on one of those alone, so it made sense to keep focusing on that. Real estate can scale as UA-cam cash gets put towards more investments.
      Clothing company. Not a fan of the industry and it’s potential, so scaled back.

    This video shows that YT is not as easy as it looks. With the quality of videos, 750k subs you are making USD 150k - expenses + sponsors. Sounds like a lot, but like you said it took 10 years. I wish some one with a decent channel would actually make a proper P&L and balance sheet to show how much work being a good YTbr can be

    Great video Justin! Quick question - as someone in high school, I have so many creative ideas. Right now I’m committed to building my clothing company, I want to take content creation seriously, and possibly learn skills like web dev and design. I’m young and I know I have nothing to lose but I’ve also thought about narrowing down to 1-2 things in order to keep my focus in check and actually make progress instead of being a “talker” who says they do a lot of things without actually making progress. What’s your take in this? Thanks in advance!

      not at all haha, quite the opposite. UA-cam is at its all time best, and growing multiples in revenue still.
      It’s just that it’s a very active business (and has been for 10 years) where I’m filming and editing pretty much every day.
      So now that I’ve got experience of building it since I was a teen, and years of learning, the next step into my future is to build more passive streams like this, and real estate investments, that can compliment my full commitment to UA-cam deals still.
