There’s a program that you can put your land into that will allow it to never get developed but you still are able to do anything you want with it.

Actually, that’s not entirely true. There are certain easements and whatnot but there’s also certain requirements that must be met - and you can’t necessarily do “whatever you want” on it. That also still doesn’t keep people who own neighboring properties from building houses or developing their land - which is exactly what happened here. He didn’t HAVE TO sell it, he was not FORCED TO sell it. In fact, with 25 acres I don’t know why he couldn’t still do what tiny little bit of shit he’s filmed there and be just fine - I know of actual, legit commercial (open to the public) shooting ranges that are on smaller parcels of land with residential properties all around them - and they don’t have any problems.

I got 7 acres with a big pound and cabin on it. house is on other side of property mostly mountains in VA for a getaway or something.we live in the house but somebody like would tear down house and build new one.either way much love and respect buddy and best of luck

Except it’s not the “countryside”. I live nearby. The area he is talking about is and has been densely populated with exception of a few tracts of land, one being his and the other being where they developed the higher end homes. There’s even a golf community nearby. The only actual “farm” is on the other side of the mountain and even that is surrounded by developments. Mike’s cool but he exaggerates everything.

suppose that I know of 60 acres in TN that back up onto a small river. Nearest neighbor is a half mile away........it's just gotten a for sale sign up on it.....
What i say to do is build a unground shooting range in the basement of your house. And then get a second big enough land to do trails fishing or whatever you want to

Building a house out in the country is great but you’re not close to hospitals or any amenities and when you have kids those two things make a huge difference. Just saying that is a lot to think about so it might be for the best if you decide to have a family later on .

I remember a video a while back when you talked about the tree line and houses behind it there was going to be an issue. Either way things happen in life for a reason and there is a much better place out there waiting for a burnout area and shooting range.
Look into Fulton County. It's basically all rural. I had a 113 ac farm there, but there were much larger parcels of land close by. Pa. has a program called Clean & Green that saves you a ton in taxes if you agree to certain things. My 113 acres cost me next to nothing in taxes.

Mike to build a 1/8 mile or 1/4 mile drag strip you need a 120 to 160 acre property and farm land on all the other sides and then planting trees as sound breaks in the fore sight of housing developments 20 years down the line or buy 4 160 acre sections of land and you legally can then put in legal writing that they can’t be developed for residential purposes and only commercial industrial so the noise from those companies drown your shenanigans out
Just think bigger Mike. 100 acres gives you space you do whatever you want.

One door closes 10 more open for you....Just buy your own racetrack like Cleetus...find an old run down speed way and buy it for a large scale project. No Screw that just buy Pocono Raceway...LOL. there are alot of tracks already built around PA I was doing some googling....Maybe you could have a super sweet house in an urban area and have your own Racecourse with a pew pew range or something of that nature....

Tbh it sucks you have to sell the land but finding that new spot for the fun stuff means you can have more privacy for your house away from your fun property which will be nice being a larger content creator because filming the house can lead to more issues as time goes on and even the neighbors will be less work

Your dream wasn't too big. I think it may have been too big for the area. You were trying to fulfill the dream in and I think it would probably be easier to do in another still blown away that you can't drive through a stream in your state. That's crazy in my state. MIKE Move next to me in Mizzerry 86 acres and beat up old house for 800000, most of the neighbors out here shoot regularly, one moved, out here form vegas, he has a steak and shoot, another local built a house owns a gun shop, although there is a very nice house with a nice shop close by also for 665000 and you have a local Killer performance shop that is owner of streetcar take over events (not the kids bs), JK has the fastest stick shift ? Build a a housing track of 4-5 homes…sell the houses to people who want to live near a race track for content creators, or track lovers. Use the profits to build the track 🤷♂️. Should only go up in value, especially when more people ask to live on the land 🤔
