The issue with unsurveyed land in Tanzania, bought through local government, is solely based on trust. the transaction is not something recognized by the ministry of land. If I were you, before the purchase, you should have gone to the ministry of land and check the zoning of that location. You may have bought a designated park, future highway or open space that is yet to be developed. Anyway, it's not late. Having completed the transaction at the local government, I would submit a request at the municipality or ministry of land (better) to do the official survey and zoning so you can get the title deed (more powerful) provided by the ministry and request any zoning changes, in case you bought land planned to be a highway....etc It's easier to do it now. Again, the transaction you just did is based on trust between you, the seller and the witnesses. There is a reason why unsurveyed land is cheaper than surveyed. You never know what that land is zoned for. Also, non Tanzanians cannot own land, even if the spouse is Tanzanian. Good luck.
Yea we are registering it legally with the ministry. Getting our legal paperwork by the government office in Dar. Trust we are covering our bases. And yes I’ve stated that a million times that foreigners can’t own land. There’s many ways you can go about it though. My business can own it, and my business is solely owned by me. Our children can own it because they will be Tanzanian and of course my husband. I know plenty of people who get a trusting Tanzanian and put their land under them, obviously with a side legal contract that the foreigner is the owner. It’s very very very common out here and people always find a way to make it work if they wanna stay in the country. I still think unregistered land is better because it’s much cheaper and the land tends to be better plus thats 85% of the land that’s available. It’s worth taking those extra steps to me personally.

If you are buying something and you don't have access to the seller, it is a dangerous way to do business, you guys has to be very careful, don't rush, money should be the last thing to give. Buying a land is not buying a shoe in a shop, there's a lot that comes with land. Be careful so as not to be scam.

When I was buying my land in Liberia, I said the same thing, why is it so far because a lot of houses were not around my area then . Guess what? Few years later everyone wants land in that area and the price has doubled. My land sits by a lagoon and the ocean is a few minutes walk which made a lot of people interested in the area. I am blessed that my mom encouraged me to get that land. You never rush in buying land because you may regret in the long run.

I always encourage people to see a lawyer. and correct when you're not a citizen it is a complete different case. However, in my case my husband is a Tanzanian. You absolutely can purchase land from a trusting Tanzanian. If you do it the business way its a whole other process and you need a Tanzania investment group etc. but I tell people all the time to go to a lawyer. We went to a lawyer for a reason. I dont know why people wouldn't go to a lawyer.

It's difficult to buy land even for citizens in Tanzania. All land in Tanzania is public, vested in President as trustee on behalf of all citizens. This policy was inherited from Colonial Administration of Land in Tanzania.
