      You're probably correct in some way - a lot depends on how much wealth you have and how deeply entrenched you are in this country.
      Everyone has different circumstances, financially and otherwise, and to that extent we will have differeing opinions.
      I wish I could have an optimistic view as you do, but my reality is very opposed 😊

The stabler counties people want to run away to are stable because the citizens make them thus. Running away to feast on the fruits of the sweat of other men is cowardly and parasitic in my opinion. We cannot fix South Africa by emigrating.

    Off Grid - means out of the financial system invested in hard assets. Physical gold/silver, commodity producing land, etc. Compare the gold price in USD vs the SP 500 in USD over the last 23 years. ........

    Just crazy, who would want to swap this stunning country for Mauritius. To live in Mauritius and still make an income if not retired just doesn't add up. Sound's great on the surface, but guaranteed downsides too.

    Magnus respect, but you are missing a MAJOR flaw in terms of Mauritius! It is an Island one man government ranned state. Look at Commores, Seychelle etc in terms of overnight coups. Better to look at Reunion 200km from Mauritius that is part of the EU for security and stability.

    Renting is so hassle-free. No maintenance, no hidden costs. After maintaining demanding properties for 40 years, to rent now is a refreshing change.

      Owning a home out right for a family unit is one of the most refreshing/ eye opening things I have ever experienced. Grew up renting with a single parent, moved around over 25 times in 30 years. It was awful - men, women and most importantly children require a safe place to live and learn, in a co operative community. Renting is one of the worst curses the 21st century has nurtured and its time for it to die.

    Are the returns off shore better than local returns? Or is a well diversified portfolio with both local and offshore exposure, in funds like the one mentioned not better for diversification? If the funds are out of the country, where do you invest it to have better than local returns? Percentage wise and not having to rely on currency fluctuations?

      Whether you're looking at local or off-shore returns, be sure you're looking at nett return (return - inflation). Long term, currency fluctuations will reflect differences in inflation between the countries (with time lags).

    Magnus really needs to differentiate between SA as a whole and W Cape, rent is very expensive and there is virtually nothing available. Also with the rate hikes how can the W Cape property market be too hot? What will happen when rates start coming down again?

      Demographics has to do with the type of people that occupy a particular place, eg upper class/lower class, black/white, foreigners/locals, criminal/law abiding citizens etc etc. usually you can tell if a place is of high/low value depending on the type of people that occupy that place, you can asses the risk of investment based on the demographic of that place.
      He mentions the issue of organised crime disrupting/destroying an industry, part of that has to do with demographics of the place. if an area is taken over by criminal activities over a period of time the demographics will most likely change from a peaceful family orientated demographics to a violent environment where the demographics will then consist of young lawless criminals... something along those lines.
      One huge issue one should consider is illegal settlement next to high middle class suburbs... that too degrades the property value as the illegal settlers now become part of that demographic. a problem that's very visible in johannesburg and apparently slowly growing in the western cape as well.

      Anyone with a little more sense would accept that the more people from the EC move to the WC, the crime will increase, more squatter camps, more poverty and ultimately less DA votes than before, % wise.
      Worse still is how little the DA has future-proofed their infrastructure and economy, especially since the crime and poverty rates in CT are still a scurge that the DA has not solved in any meaningful manner.
      Managing when there's loads of cash to spend is easy. The real test is when the cash runs out or slows down.

    Not true. Fixed property is still a good investment in the WC. My house more than doubled in value in the past ten years.

    We getting poorer, rates, and crime, unemployment youth, million illegal immigrants and still coming, and yes my kids have both left,(Bee)and general discrimination, and doing well. Sad that highly qualified people have to leave, contributing to other countries.
    The ongoing corruption with no end in sight is very depressing.
    Love the people and country, dream for Nelson Mandela vanished. Sad.

    Sure property might not grow much. But you get back money when you sell. If you rent you get nothing back and no investment will give you that kind of return to cover funds lost to rent. You don’t buy your house with the objective of growth. And if you do pay it off, you have a property that don’t cost you anything. If you rent you pay forever getting nothing back.

      theres a thing called opportunity cost.. which refers to the millions you have tied up in the property which could be generating a real return if invested elsewhere for for the 10 - 20 years you own the property

      The thing is, you did not put millions in, you had debt. You did not put your own money in. Once you sell it you get money back. Pay rent and you’ve lost all that money. The deal is even sweeter when you buy property which you rent out. Others pay off your investment, you get an asset that you did not pay for.

    He doesn't seem to be able to distinguish between primary residence and investment property. If you are buying to sell at a profit you may want to reconsider or at least try and look to the future and decide whether or not things will improve and whether or not you will be prepared to be in it for the long haul.
    As for buying vs renting, I have never heard so much BS in my life. Let's look at it realistically. Whether you pay rent for 20 years or whether you pay off a bond for 20 years the big difference is still that you end up with a sizeable asset after 20 years of paying off the bond vs nothing to show 20 years of renting. Even if your property isn't worth what you thought it would be, you still have something you wouldn't have had if you rented.
    It is slightly different if you are buying to rent out but if you are looking at a primary residence renting makes no sense whatsoever.

    Good art is is also a good barrier against a high inflation rate, Good SA art sells well on especially the British auctions. Some British auctioneers will fetch your art in SA. Do find someone knowledgable
    to help you select good pieces, If you are not a trader in art, there are no taxes on resale profits. Art has
    very low maintenance cost and is very seldomly stolen. One of SA's famous artists now has a museum opened in France to expose 300 of his works in Europe ! Before long, we will not easily afford them in SA.

      It might be worth mentioning that" investor art" ( ie not museum quality art) is not protected from the vagaries of fashion. For example , 15 or so years ago ,albeit with some exceptions you could not give SA art away. The converse applied to "European art". Today the opposite applies.

    Hi our beautiful RAINBOW NATION brothers and sisters do you know that Mauritius was a Britiish colony which had slaves from Africa et al. To invest in it and become a citizen requires US$500.000 if i am not mistaken. And it's a country in an island of not more than 2 million inhabitants. To invest on it may be a good idea but not a force to be reckoned with compared to SOUTH AFRICA with vast natural mineral resources to use for ourselves. Mines Farms Shopping malls schools neighbors businesses etc. which need our thinking ability and more investment. I myself a bus driver i am investing in mininig material (opencast) which has vast amount of sand and aggregates to create masonry units constructed from selfmade moulds. Is this not part of investing to my Motherland? Make wages of R2500.00 divided to almost 5 part-time labourers. Their Working for not more than 5 hours. That's is an inspiration to me and maybe my Ancestors.

    That wasn't actually very helpful..... we have no intention of immigrating, but would like to invest smartly. Needed much more info about that asset swapping thing instead of a fear campaign against South Africa. Every country has it's problems hey. His stance on rent not buy smacks of "you will own nothing and you will be happy", the WEF goal. Wonder what his affiliation is to old Klaus and friends lately......🤔

    You can tell this one is not patriotic and has a racist outlook. Look at how many people have made higher returns on investments from investing within South Africa. Real Estate is still being sold at a profit because it partly depends on demand and supply. The talk of just the Western Cape, warning about changing demographics and some parts of Mauritius which are Afrikaans just shows how racial his lenses are. Aaah! He can leave in peace.

    Let's say Magnus wants to start building his country when he has acquired so much wealth which i don't know of maybe Billions would he uplift other neighbors and proudly beat his chest with pride that even in his last days on earth that he has done so good to the children men and women of this South Africa country. None of this peharps his ship is slowly sinking and needs colleagues to come to his rescue. Maybe it's not too late. Let's cast our votes in 2024 and take our country forward. No matter the outcome let the best begin. Don't cry foul Mr Magnus. Don't fool yourself and come with jokes and instill fears to the nation.
