I had a CM membership, however i never got holiday booking where I want and when I want. When your days accumulate you are forced to go wherever it is available, just so that your days don't lapse.
I stopped paying annual fees from last 4 years, very happy with my decision.

I completely agree sir, I am one of the victim. Being member if you're not able to get the room on your convince, then why one would like to be their member. Their monotonous reply is Sir, room pehle se book ho Gaye the, aapko 4-5 month pehle book krna tha. Jabki I had informed them in advance at the time of memebership taken. They said ho jayega bade aram se. Beware of their filthy tactics. Never ever be their member.

I was in sales for club Mahindra. They have more members than they can accommodate. The remaining inventory is just on off seasons. They won't reveal the total number of purple,red,white & blue members to total inventory nights. It's more like an MLM scheme. They reserve 50% inventory to non-member walk-in guests. They also make most of their money out of the members who can't be accommodated anytime. Good luck being fooled

I also have an experience of CB manali white Meadows. I have personally experienced that they somehow discriminate the non members providing them the rooms in basement. I genuinely liked their buffet system but their treatment with non member was not good.

I also have the same issue. I became member long time ago when the membership was 1.75 lac with 35 years duration. Still now staying with club Mahindra is costly due to ASF, transportation and food costs as compared to other resorts. Secondly I don’t get booking where I desire to go. I have now stopped paying ASF. I get frequent calls to pay but I just ignore them.
Correct! It's a scam. My father fell for RCI (international) membership many years ago. After that we wisened up and said NO to Mahindra, Kamat's and so on..

One must understand that any business that offers you services over a deferred period of time has to be a scam. Otherwise how will they make money? Krishnaraj ji - Very well explained in simple calculation. Everything you said is spot on. Rooms are never available even if you book 4 months in advance. Even if you get bookings you get only one or max two days. Most of the locations are away from airports or railway stations. Non members get their bookings way cheaper than members. I am a member of the so called Club Mahindra. Would be surprised to know that I never had used their services ever since I took up the membership. The gift vouchers, RCI membership and all the claims did not work for me as promised by them.
I had written several emails in the past but all in vain. No answers.
It is only when they want money from you you will hear from them.
I have not put a foot in any of the CM premises and I get the ASF every year.
Club Mahindra is not bothered about my membership payment paid years ago. Now if I want to avail their services I will have to pay the ASF (which is lakhs) first and then get the entry.
Club Mahindra should respect the members complains and their money invested. For a case like mine, Club Mahindra should give me a free opportunity to avail the services.

I invested 3 lacs in Mahindra Holidays and Resorts 5 years ago. I sold it last year for 8.3 lacs Now I have put in senior citizen savings scheme. I get 68,000 income every year. We go for vacation every year to various exotic places where I get rooms ranging from 3 to 4.5K per day (avg 4K per day). I spend 48K for 12 days vacation on room rent, food 12,000 and some other luxuries like massage of about 8K.

Absolutely right. We first came in contact with club Mahindra almost 23years back. We were just married, very young and with very limited income. We attended one of Club Mahindra‘s meetings where they showed us the idea of club Mahindra and they had promised us whether we buying into Club Mahindra or not, we would get two nights and three days stay in, any of the resorts in India? It was at that time i realised the concept did not make sense. We did not buy into their concept. However when we tried to redeem our holiday package they kept coming up with one excuse or the other. We even tried in the extreme low season but still failed. We realised they were just trying to scam us.

I am CM member from 2009, I just availed their free 3 N tour once, after that I could never afford their Annual Subscription Charges, it's ridiculous now they are asking me to pay atleast 3 years ASF, mine total 13 yrs AMC Charges are pending, I want refund of 2.25 Lacs paid till now

The cost of a normal room in a 5 star is 10k today but after 10 years its not even going to be near to 10k.
Absolutely TRUE. I took membership in 2014. What a waste of money. First they don’t tell you all the rules about booking. In a year you get 7 nights free stay at any of the club Mahindra for 25 years. And you can max carry forward 21 days unutilised holidays and after that 7 days gets deducted. Well, that’s still fine. At the time of booking they tell you that based on your outstanding days you can increase your room bookings. Let’s say if you have 21 days of leave accrued and you want to travel with your family and friends, ideally you can book 4-5 rooms and enjoy. But in actual, you cannot book more than 1 room at your season and max 2 rooms subject to availability at lower seasons. So if you are a family of more than 4, you have to take 2 club Mahindra membership. SO KINDLY BE AWARE OF THIS POLICY. I started my annual membership fees of 10,000 in 2014 and now it is 20,800. I have stopped paying and utilizing it. Also Mr. Krish has right said, the food there are very expensive. Also transportation is bloody expensive to reach their site. This is not for middle class. This is ONLY for family of 2+1 & who can spend extra money on travelling to their destination & spending 2000 per day per person on food.

Even relationship manager don't respond to the calls appropriately, I came to know that All property are pre-booked and later on it alloted to non member's. FD is an investment and Membership is service. You can not include interest amount in room calculation. You have not considered inflation in your calculation. to prove your point you can add food cost as well. Hotel rooms/resorts does not have fixed rate. If demand is high supply is same then price will increase and vice versa. Mis-selling is issue since ages famous example being LIC. please understand about time sharing holiday. You will not get bookings in peak season. Those who are stuck in lower memberships try going on odd time and weekdays with your food.

Too many incorrect assumptions and absurd calculations...
1. Inflation is factored in the ASF but not in the initial amount.. So the 4500 wala room babaji is claiming will cost you much more 10 years later
2. If you are smart, you get much more than 7 nights. I usually take 10 odd nights minimum each year.
3. Non members get rooms and members get apartments. For a young family with one or two kids the apartment is much more comfortable than a crammed room
2. Not everyone needs a taxi everyday and at all locations. BTW I have just booked a taxi for a week in Himachal at ₹3000 per day

Please note during our last stay at Kensville from 13th July, 2024 to 15th July 2024 we have to pass through following difficulties, Rooms are not up to date maintained though we pay heavy ASF. Why we face this after paying this much ?
1. In room no. S2 sofa was spoiled by urine patches by the guest who stayed prior to us. So much bad smell prevailed while sitting on the same during entire stay. Our extended family gathering purpose by sitting in large room was not served. So uncomfortable. Housekeeping team could not do anything other than spraying room freshener. Then also immediately bad smell prevailed
2. In other rooms 204 also colour patches are on Bath room side wall. We do not felt freshness in room
3. Wall papers in S2 is also pulled out.
4. No plates & other crockery were kept in Room S2 & S1. Hollywood night food was also very poor taste Paneer Subji, Over sugary desserts. Next day it was proper taste. Service was good in Restaurant. We did not like your practice of asking to book food packages as soon we arrive at reception after long travel and do head sucking negotiations. Please give breathing time to members. Please Don’t force members to book meal packages prior to check in. food taste is not proper our money wasted Rs. 32000 +
5. Please re-credit all nights under voucher no. 7958422 & whatever you can do above it. Please arrange to up keep up the resort properly. Why we face this after paying this much ASF & membership fees ?
6. Only one female staff was available in SVAASTHA SPA and our group of ladies guests (My wife, brother’s wife, cousin’s wife) did not get any appointment for SPA treatment during our both night stays (Not even for single person). In beginning SPA Manager discussed everything & as soon as we informed him about our CLUB M select membership and asked for eligible discount he informed discount but then immediately refused to give us any appointment for SPA treatment though we followed up a lot. What is the point in having Club M select membership then ? why members treated like this ? Fed up of sending complains
7. In past your company has assured us by e-mail that we will not face any inconvenience then also this things keep repeating.
8. Simple apology from your end is not acceptable

Totally misleading info by Mr. Rao. I hv been a member since 2003 when i purchased Purple Studio for Rs. 2.10 lacs. EVEN IF I USE HIS method of calculation (To which I do not agree as inflation is not accpunted) a room night comes for Rs. 6013/night to me. But in reality if i travel in Blue season I get 16.40 nights- then my cost is Rs. 2566/night. in White season i get 12.40 nights - so cost is Rs. 3394/night. In read season i get 8.78 nights - so now my costing is Rs. 4794/night. What Mr. Rao has missed is (a) I paid a fixed sum in 2003; whereas the room nights cost has been going up & up resulting in my room cost looking cheaper & cheaper (b) if you put money on Interest & earn 7% you have to pay 31.20% income tax (c) the convinience of CM is far far greater & having a prepaid holiday gives impedus to take a brek / travel. If you use Mr. Rao's logic no one will buy a car - only use Uber. No one will buy a house - only stay on rent!! I am gratefull he has considered 7% as cost of capital & not Stock Market SIP returns as benchmark! LOL

I paid 15000/- for Membership of Aaram Resort in year 1988. which never got made.

First of all, if you are working professional, where do you get a time regularly to go to resorts? If at all you get a 2-3 days, then these clubs will available to non-members anyways. On the top of that, if you don't like club mahindra, you can chose a better another choice if you are a non-member. If you are a member you are obligated to use Mahindra clubs only. So overall, it really doesn't make sense to take membership.

What u said is very true, don't get booking,maintenance charges have increased exopidantly, I took my membership in 2002 , I feel cheated
Very correct never get booking and every time they say update but booking agent can book with 5000 with breakfast etc. So many nights keep on piling up. If you want 1 day compulsory 3 days.

But yeh rates fixed hain 25 saal ke liye. 25 saal baad hotel rates Kahan honge. Inflation bhi to badh rahi hai.
But tend to agree. This is kind of a Ponzi scheme. And quality of the resorts is also going down with ever increasing cost.
It’s a sham. They should offer breakfast with the membership.
Don’t have this membership. But many many years ago thought of this. Thank god.
Are they increasing the number or properties to accommodate ever increasing people.
