It's not the change in lyrics, it's just the verb is according to the noun( masculine/feminine). In hindi the verb changes according to the person. To say efra is going out : efra bahar jaa RAHA hai
To say waleska is going: waleska bahar jaa RAHI hai
it's like her (ii) and him(aa) in the end of the word , how do i explain right😐

first song dekhte dekhte is originally sung by Nusrat fateh Ali khan, and after him it best suits to Atif's voice as Atif has a beautiful texture in his voice like Nausrat fateh Ali khan had, and you are right about Atif's voice that it directly strikes the heart and also he puts so much emotion in song he feels and means each word in his songs
Atif Aslam's voice has a very unique texture which can't be imitated. Likes of Arijit Singh, Jubin and Darshan have those husky tones with slightly different timber which goes well with most of the modern songs. But Atif is in a league of his own when it comes to romantic songs.

Regarding your question about why certain songs have different singers:
In recent years, due to Indo-Pak tensions, a lot of Pak artists were not allowed to work in Bollywood. Due to this, the songs they recorded were re-recorded with a different artist. The "Baarish" song was an example of that.
In some other cases, songs are reprised to give a different feel. "Sochta Hu" was an example of that.
Finally, the third reason was simply actors giving their own covers of the songs for marketing. Salman Khan, Alia Bhatt were examples of that.

Chahunga and Chahungi...they actually did not change the lyrics. Female singer sings Chahungi but male sings chahunga. Its a gender thing that HINDI has. I dunno the exact grammatical term but that's a general explaination as of now.

Chahungi ( means want you) and a girl says that. When a man says the same word, it has to be chahunga. Same word but it has a gender attached to the word. You don’t have it in English, both sexes will use the same word.

Thanks, dual versions of the same film song have always been part of Indian cinema from the golden era based on the joy or melancholy of the situation/scene in the movie. The lyrics would be amended or the verses too. It would be sung by the playback singers as a solo in one or a duet in another in that film setting. Basically it's the same song. From the same Bollywood movie. And it's have 2 version. Originally this song by Ali Zafar (he is a famous Pakistani singer, songwriter, actor, producer, etc). But because there was a tense condition between India & Pakistan. Many Pakistani artist or India's movies that have Pakistani artist in their production got blocked. So to prevent this situation. The production have to remove one of Ali Zafar song in this movie and keep it the other (TU HI HAI) but also have 2nd version of it sung by Arjiit Singh.
For me, in this TU HI HAI version. I Love Ali Zafar version the most!
