    Our government is spending $1,900,000,000,000 over their intake of income THIS year. I cannot comprehend this number and what has happened to this money.

      a further question: we are in a lot of trouble with "our government"....and what profession do most politicans begin? Why, LAWYERS of course.
      I wonder if there is a straight line correlation on all of this. There HAS to be a correlation.

      Ask certain foreign nations. I saw an article recently that we're funding 3 million text books for kids in the Ukr because printing houses were recently destroyed. Meanwhile, too many kids in our own backyards can't read at the appropriate level!

    The US economy is a powerhouse with a diverse range of sectors. The stock market and the dollar have traditionally been safe havens due to their long-term growth and stability. However, potential downturns are part of the economic cycle, and laws are in place to manage defaults and asset seizures. Inflation can be a concern, but remember, certain assets like stocks and Crypto’s acts as a hedge. Long & short-term trading is generally safer, allowing investors to weather market volatility. I have managed to grow a nest egg of around 100k to a decent 432k in the space of a few months...     If you’re going to help people and NOT just yourself-what a fantastic idea. I’ve just never been one to benefit off of someone else’s demise due to what our govt has done to them.     I doubt we will ever go back to the extremely low interest rates which have caused moral hazard and over leverage. The fed does not control the long end of the curve. Hard to stop the gravy train but it is over. Most thought the free money would last forever.

    Matt, what about if another rent moratorium is declared, if another pandemic occurs?? Those landlords could not collect rent OR evict tenants!!!???

      Yes the location of the properties will be important. Some states were impacted more than others with the moratoriums. I am taking that into consideration while at same time not letting fear of what might happen stand in the way. Thank you for your your important comment 👍🙏

    Just the new approval on second mortgage is going to do quite a negative impact that is going to feel like a tidal wave to drown millions in debt 😮

    We paid off our current house and all our debts, have credit scores over 800, and have 54% of our income going into a high interest savings account. We really need a larger home, were actively working with an agent in 2019-20 to find one, but got sidelined and then priced out of the market with COVID. We're as prepared as my family can ever get. Just need the housing market to do its part, and return to earth. If it doesn't, even what we've done is probably not going to be enough.

    Since i've started investing in real estate in 2013 i've heard a different reason every single year why "the real estate market will crash next year".
    After making several million dollars in equity and replacing all of my M.D. day job income with cash flow from real estate, i'm still seeing videos telling me why real estate will crash any time now.

    The thing with real estate is, some states have very favorable squatter laws :-( and after Covid we have learned that apparently the president has the authority (I don't know by what or whom this would be granted and I think it's unconstitutional) to instate an eviction moratorium for renters. What if the government wants to "help" the people during the next crash, by putting a freeze on any evictions and people just stop paying rent. There are more renters than landlords that vote, by the way. I wouldn't want to deal with the people component in that equation...

      The Democratic states are the states the support the squatters and punish the property owners. Just like they support the shoplifters and punish the stores.

      Rental real estate is way too risky these days. Some did not pay rent for a few years. The landlord will never get that money. Plus the insurance, cost of repairs, etc. is very high.
