Good to see you both back & well. I feel your pain. Our bungalow reno project was a probate sale. The probate process in the uk is a joke. No transparency; No tracking of progress; No SLA’s. Just everybody constantly checking if anyone has heard anything……. Has someone missed an E-mail?…….not opened a letter?!?…etc…etc. The buyers of our property constantly on our backs ( understandably) as their mortgage offer is ticking away. Ours took nearly seven months and we heard stories of longer due to other interested probate parties popping out the woodwork. I will keep everything crossed for you. 🤞🤞🤞🤞
It is such an outdated rubbish process- we can’t believe how many people you have to go through to even get a hold of anyone (if you’re lucky!). As you say, fingers crossed- it’s already been 9 months 🤞🏻😅
I genuinely think that sellers should not legally be able to list a property for sale until they have completed probate. It’s too much of a stretch on all parties….. even a cash buyer.
I actually enjoy hearing about all the administration and red-tape side as that's very much part of the hurdle experience of buying/renovations. We're also first time buyers of a Victorian London Terrace and want to renovate, so THANKS for your content and time spent on this as Its good to see other peoples journeys and experiences out there! Keep up the good work!!!
I've just bought a house in Newcastle, but am going to be busy renovating it over the next few months, so sadly, can't help with the probate office. Buying that took a lot longer than I was planning even though it was empty - mainly making sure all the work the previous owner had done was up to building regulations, so I can add onto it no problems. Glad to see you back.
Hi Jules, I am in the legals for a renovation property and would like to ask your experience with dealing with ensuring previous works is compliant. My property has a 3m extension under permitted development however I think the vendors are unsure about paperworks regarding building regs. What are the options your solicitor portrayed and what options are there should they not be able to explain this?
@@Suyebghazi Yeah they need to ensure building control has signed the work off. I was advised to ask for £60k to put into escrow, as if the work was not up to code, it could cost a lot to remedy. Almost gave the seller a heart attack. Have you checked the website of your local authority? From planning you can get if work was approved, and building control if it has been signed off. If the extension was done prior to their ownership, they should be able to retro apply for building control - might mean a few holes though to check stuff like depth of foundations, lintel pads, insulation etc. Now I'm in the property, I'm starting to find other problems, but that's the nature of the game. Previous owner did give me a lot of old paperwork for the house, so I'm making a list of people who not to use in the future. Thankfully I've found some really good people so far.
Ahh so lovely to see your faces. Gutted it’s taking so long. So frustrating. But excited to see what you decide. No matter what you both will make things happen. Good luck ❤ xx
I've been searching for you but, being an eighty year old gran could only remember Nicky's name!! So I was delighted to see you pop up this evening!!!🥰
I stumbled upon your page by chance, and I’m so glad I did! I’ve been following your journey since the last renovation, and I’m genuinely passionate about all things house renovation lol. Your patience with the process has been incredible, and while I believe it might be worth giving it a bit more time, I totally understand if you choose to walk away, bills don’t pay themselves! Either way, I’m really happy to see you back. The road to 100k subscribers starts now!
Ah this is lovely! Thanks for commenting - we’re genuinely passionate about house renovation too - join the saddo crew 🤣🤣😅 fingers crossed the solicitors call us up tomorrow saying probate has come through and we can complete by the end of the week 😁🤞🏼 (very wishful thinking 🤣)
The auction property is a real appeal - would provide several video's providing how auction property process works etc. You could even do video's viewing alternative houses - all good for content!
I think you're very brave to continue without a definite completion date. I could have ended up in a similar position to your sellers. I was the seller of my mother's home as her POA, she had a terminal illness and between exchange and completion, a solicitor arranged the gifting of the house to me so the sale would go through. The solicitor showed a lot of foresight and planning as my mother passed away 3 weeks before the completion date but the sale progressed normally. So the chain wasn't broken and the buyers were thrilled. I hate to think of the consequences had we not taken this action.
Good luck. Going through the same kind of thing at the moment. Can’t wait until you’re in and posting vlogs, it WILL happen. In the meantime while I’ll keep my fingers crossed that we both get our keys soon.
Hi Nicky & Harri I've been waiting with anticipation for an upload & wondered if you were ok. I've missed your videos so much. I'm super excited for you both for your future plans & wish you both well ❤x
This is so crazy how similar your house situation is to the one I've just purchased. Id hold out if you can. Listening to you talk about pulling out made me a bit emotional because it reminded me of the struggle ive been though to get a home at all. But the way you talk about the house is how I feel about mine, and now I've finally got it, im so happy, and its probably in a worst state than yours. I can just see what i can make it. Hope it hurries up for you and would be nice to watch yours as im doing mine. Good luck.
Great to see you back and you don’t need to apologise to anybody I know how stressful it all is, keep your chin up and looking forward to the next few weeks 💙
My own experience with probate is think more carefully as if the probate doesn't go your way ,like it did me, then not only do you the house, they profit from your work.
Good luck guys, hang in there, I know it’s frustrating but what a fantastic project, you’re going to make that house amazing and unrecognisable from what it is now. Can’t wait to see you with the keys, this is yours 😊 all the best 👍🏼
Thanks so much, we really hope you’re right and it’s not that far away- it feels like we’re right at the last hurdle 🤞🏻 We can’t wait to transform this house 💙
Thank you for the update, glad you're not dead! 😂 is there any possibility of a video on the sale of your first reno? Very interested in how much your amazing hard work went for - unless that's too cheeky x
Love your videos so much. I’m just about to buy my first property (fingers crossed as offer goes in tomorrow) and your videos have really inspired me to make renovation content of my own ❤ take all the time you need, fingers crossed for this property - it will be so worth it!
We were a week before exchange and then had an issue with the probate not being fully in the sellers name (both the leasehold and freehold - it was called something like grant de bonis). Took 8 months to resolve. We loved the house so went through it. Depends how much you guys love the house and if the money invested in it through your planning/arcitect drawings is worth the loss
Omg I have been Searching UA-cam for your videos for months 😂 I am from Newcastle, The probate office is in North Sheilds, thats like a Sea side town down the Road I, ve never heard of them until you mentioned it 😊😅 Oviousley yoi are sorted now ...Late to the party
Good luck with Solicitors, I had a nightmare a couple of years ago which meant the purchase fell through and I was gutted. Now in a lovely home, got lots that needs doing to it. Do you guys want to come and do stuff here and film it for UA-cam? Got lots that needs doing, fencing, new bathroom, built in wardrobes etc… that way you can be putting out content. In Ipswich near (ish) to your old place 😁
it’s a real nightmare but fingers crossed things will sort themselves out 🤞🏼 oh wow you guys sound busy! A little mini break to Suffolk doesn’t even sound bad right now 😅😏
@@NickyandHarrihopefully it won’t take too long. I’ve been watching you guys for ages, love your energy and you have given me a lot of inspiration. My biggest problem is finding the time to do all the jobs, I live on my own and work full time. Your are more than welcome to a mini “break” anytime 😆
Fingers crossed, we had horror story of probate taking months/years, we just gone through it buying a house and took 2 weeks from submitting the probate, hopefully it goes through nice and quick for you, it’s such lovely house xx
So sorry to hear that it's taking a while, our house purchase took 9 months where there was no chain but multiple issues with land registry. Unfortunately like you said it's out of your hands all you can do is keep harassing and we found setting deadlines (we will pull out/mortgage offer ends etc) helped a bit with speeding people along.
I arranged the probate after my fathers death rather than use a solicitor and and it was a relatively simple process. I had a meeting at the Newcastle probate office for 10 minutes but overall it took around 2-3 weeks to get everything sorted. Mabe their solicitors are being a bit slow.
Honestly at this point who knows. We can’t seem to get in touch with Newcastle Probate registry at all, so if you still have a contact there- then let us know 👀
Always thought it was a bit ambitious (although totally understandable!) to be releasing video's on the new house months before it was likely to go through.(judging by video dates, you were releasing videos giving the impression you already owned it about 3 months ago). A "Quick" buy averages about 6 months! Looks like your sale went through a bit quicker? but you were able to move out without waiting for your new place so that sped it up. Fingers crossed for you guys!! Can't wait for more video's - but do keep up regular uploads as otherwise you'll drop of the "algorithm"
We’re trying not to fall off the algorithm, and yes it was ambitious of us to be talking the way we were! I guess we were trying to manifest good things and excite our audience for the upcoming series… ‘Maybe this will be our house’, doesn’t really have the same ring to it for video planning! Fingers crossed though, nearly there 🤞🏻😅
@@NickyandHarri fingers crossed for you guys! Maybe a few videos looking at alternative auction options “just incase” would atleast keep us fans entertained haha
A great idea for content while you are waiting is to visit others doing the same self renovations as you did previously, That's an enjoyable video in my opinion.
Glad to see you back! Couple of ideas to keep YT going maybe… Do another van? Something to keep you busy, build content and clean to lay your heads whilst the big structural work is done? Or buy a cheap auction property but still keep your offer on the table in the hope you can get it all done & still buy this one? You can eke out a long completion on the back of probate taking so long?
Thanks Lou, some good ideas and some things that would probably be great watches. We just hope we’re close enough to a completion that we don’t actually have to run another series before… but fingers crossed and we’ll keep you in the loop 🤞🏻😊
I am also stalled due to probate which has just been granted. It is a painfully slow process. I feel your pain. I am also doing a dorma bungalow so am with you all the way!!
We are so sorry that you’re having to wait so long guys, that’s so stressful for you ❤ we hope you get the house sorted asap but if you don’t whatever happens your videos will be amazing x
Our probate property took 16 months to complete from the date the offer got accepted and I’m still annoyed how much of my life it wasted, I hope your probate is a lot quicker than ours as it seems you’re committed to this property now.
Good to see the pair of you back. Unfortunately, life throws curve balls and you’re both in the midst of dealing with one. Be patient, don’t do any work on something you don’t own. We’ll be here waiting. Good luck and hope to see another video soon 👍🏽🤞🏽❤️
Welcome back. May I suggest you purchase a taller tripod for your camera. They make ones that have multi-stage legs. It’s odd that you are always bending over or sideways to talk directly to camera. Let me know if you want me to spec out a few tripod options for you. 😊
Haha,Nicky, you didn't explain why the table can" take yours and Harri's weight which is ideal"🤔,got a pretty good idea though 😉,haha, enjoyed the video.
ah, shucks, sorry its been such a drag, our first house was a probate and quite a traumatic one for the owner. it took an age but its amazing how quickly you forget the wasted time. hope you are soon over the hurdle and work can commence, looks such a good opportunity. i'd stick with this house if I were you FWIW. best of luck
I reckon do a couple of vans whilst youre waiting youve got the capital youve got the tools. Also i only started following you at the end of your van series so for selfish reasons i wanna see some new van content. Go back to your roots for a bit! But also got my fingers and toes crossed for you that it comes quickly!
We’ve been thinking about it, but I just don’t think the passion for vans is there anymore! Having been through 5 vans- I don’t think it’s very exciting for us now 😢
We had the same issue, our new house was probate and they didn’t submit when we offered (even though got told they did) it took from June (when we offered) to end of January for us to complete and move in! So painful! I thought a probate house would make it quicker and easier… deffo wasn’t the case!
The legal struggles are very real and update very helpful. I have been stuck in a purchase for 7 months (going on 8) EDIT: I pulled out - I'm now buying probate as well xD! ...[original comment]: and my mortgage offer has expired, it has taken that long - all because of Title issues that need rectifying with the Land Registry. This sort of legal delay is so out of your control, it really puts you off balance being in such an unsecure position - could it fall through? Is it worth the risk of progressing at high risk, against legal advice? Have you put all your eggs into a basket that doesn't exist? Sigh.... That's where I'm at.
Yeah! I hope you guys get it all sorted so, I’m invested and wanna see you guys crack on with the stuff. Probably been asked before, but is there anywhere specific you look for Reno properties or is it just a case of getting lucky on RightMove?
@@NickyandHarri good to know thank you! I’d love to take on a small reno with my partner so we can buy our first and hopefully long term home but you guys are gonna be doing some WORK. Can’t wait to see it!
You two took so long, Harri grew a goatee 😂Joking of course, glad to see you're both safe and well. You might have needed the offline time, to be fair. I was just one of the many worried people. Update on my end: End of June we had contractors round to demolish an entire wall and build a new one, so we could install 2 pocket sliding doors. We also had the same company replace our front door since our front door was not fireproof for some reason...in a block of flats. Not sure why that was allowed to happen. Now that we have a toilet that has a lockable door and is sound insulated, we have been hosting guests and having movie nights - our entertainment set up is perfect for watching movies ❤
Hahhahahah- I’m enjoying rocking the goatee, and I’m glad you appreciate it!😂 Wow- super cool that you’ve boshed out loads of work whilst we’ve been waiting, sounds like you’ve made some awesome progress! Sometimes all you need is a door on your bog and a TV to host some friends hey!!! Always appreciate you Red, see you in the next one for hopefully some good news 🤞🏻😊
Really annoys me that estate agents sell properties whilst awaiting probate-legally it shouldn’t happen 😢 So glad you guys are back! And fingers crossed for you! ❤
They always say that I am afraid they lie because it suits them. It has happened to me and it is deplorable and shouldn’t be legal to put a house that is not actually sellable ( because of probate ) on the market. It amounts to false pretence.
@@cyclist20I totally agree with you! We’ve been on the market for 4 months now and I’m learning to take what they say with a pinch of salt, many of them lie I’ve noticed. The UK has a shit system.
@@NickyandHarriours has been on the market for 4 months and can honestly say it’s already been the most stressful thing in my life so far. I really do hope yours works out! We will lose our house if the sell of ours doesn’t hurry up 😢
Please also look after your mental health too. People get annual leave in typical jobs. UA-cam is no different. You need a break sometimes. House moves are stressful even without the added pressure of UA-cam and needing to make content to pay the bills. Take care of you!
Thank you for your kindness Claire. You’re so right - keeping our mental health in check too is really important to us, especially since we really feed off of each others energy. You take care too xx
thanks Karen! hahaha I’ve already got the 3D plans ready for the bathroom so just need that probate to come back and then that turd will be no longer 😅😅
Shame you had to resort to clickbait. Attention seeking when you could have just posted a quick update to let people know you're okay who've been following you along and supporting you.
Hi Sam, it seems you might not have watched the video. The video is directly about why we have quit UA-cam for the past 3 months and is based exactly upon what the title is… I would understand your comment if the video had nothing to do with the title- but it does. Thanks for following along and supporting the channel though! 👍🏻😊
@@NickyandHarri No no, I watched it all through (issues with probate and continuing anyway despite all the risks). You didn't 'quit UA-cam', you took a break from posting, hence the clickbait. Part of YT is engaging with your audience, even if it's just writing a sentence to say no new updates.

Good luck! I do hope things turn out well for you.
Thank you, we hope so too!
A great idea for content while you are waiting is to visit others doing the same self renovations as you did previously, That's an enjoyable video in my opinion.
Very good idea!
Glad to see you back! Couple of ideas to keep YT going maybe…
Do another van?
Amazing!! so happy probate came back for you! keep us updated!
We are so sorry that you’re having to wait so long guys, that’s so stressful for you ❤ we hope you get the house sorted asap but if you don’t whatever happens your videos will be amazing x
Aw thank you guys ♥️
Fingers crossed the probate office gets a move on. Patience will pay off.
Ohh we hope so!!🤞🏼
Wow , thanks for updating us hope things move on quickly 😅
Us too! Thanks for watching along Carol🥰
Our probate property took 16 months to complete from the date the offer got accepted and I’m still annoyed how much of my life it wasted, I hope your probate is a lot quicker than ours as it seems you’re committed to this property now.
Ow I hope ours is quicker than that😢😅
Good to see the pair of you back. Unfortunately, life throws curve balls and you’re both in the midst of dealing with one. Be patient, don’t do any work on something you don’t own. We’ll be here waiting. Good luck and hope to see another video soon 👍🏽🤞🏽❤️
Thank you Edward, I think patience (and a bit of harassing solicitors) is our only option at this point 😅♥️
@@NickyandHarri Hang in there. Rome wasn’t built in a day 👍🏽
Option 4, some Nicky and Harri van life? It would be awesome to see another series in the van.
Could do😏
You could use that desk as a plasterboard lift for doing ceilings too lol.
Good to see that you’re still alive, hope things start to happen soon.
Thanks Marc, it’s great to be back on UA-cam. What a great idea! 😂
Really missed you guys. I was sooooo excited when I saw your notification 😊❤🎉
Aww thank you! That means so much to us🥰♥️
Welcome back. May I suggest you purchase a taller tripod for your camera. They make ones that have multi-stage legs. It’s odd that you are always bending over or sideways to talk directly to camera. Let me know if you want me to spec out a few tripod options for you. 😊
We were donuts and forgot the tripod🤣 so this videos tripod was a wheel bin hence the bending down shots 🤣🤣🤣
It’s not cool to list a property for sale that you aren’t authorised to actually sell…
Agreed- should probably be a law change 😒
Haha,Nicky, you didn't explain why the table can" take yours and Harri's weight which is ideal"🤔,got a pretty good idea though 😉,haha, enjoyed the video.
🤣🤣🤣🤣🤣
@@NickyandHarri Hahaha, just having a laugh, you both seem to have a good sense of humour 😄.
Glad to see y'all! Regards from Texas
Thanks Catherine 👋🏻😅
Or if youve got some space do some furniture flips - upholstery or wood stuff. Its kind of related
Interesting idea/ cheers guys!
Lovely to see your faces again 😊
Thank you Joanna 🥰
I’ll catch up in a year and hopefully you have got a bunch of videos and new house nearly completed. Renovation UA-cam is very saturated atm
ah, shucks, sorry its been such a drag, our first house was a probate and quite a traumatic one for the owner. it took an age but its amazing how quickly you forget the wasted time. hope you are soon over the hurdle and work can commence, looks such a good opportunity. i'd stick with this house if I were you FWIW. best of luck
it feels like it’s REALLY dragging out now- thank you!
Great to see you back
Thanks Kevin 😅
As the old saying goes: Good things come to those who wait...
Fingers crossed for you 🤞
Thanks JD 🤞🏼🤞🏼
The scream I let out 😂😂😂😂nooooooooooo thank goodness for that
hahahaaa sorry!!🤣🤣🤣
You can request for your probate to be expedited. It needs a letter from you through your solicitor - this can sometimes help
Unfortunately we have already and they’ve not yet even replied to that 😢
Oh that’s disappointing!
Having been through 5 vans- I don’t think it’s very exciting for us now 😢
Yay you're back! Was hoping it wasn't another molly Mae/tommy shock 😅
Hoping the sale goes through soon for you 🙏🏻
Heyyy Emma 👋🏻 hahahaha thankfully it was not a molly tommy situation 😢🤣 just a bury our heads situation 😅 us too! Fingers crossed 🤞🏼
We had the same issue, our new house was probate and they didn’t submit when we offered (even though got told they did) it took from June (when we offered) to end of January for us to complete and move in! So painful! I thought a probate house would make it quicker and easier… deffo wasn’t the case!
Ooooof, we’ve heard SO many horror stories of probate! It was applied for back in December, so surely we can’t be far off 🙄🙏
Ohh hopefully not long at all then for you! Good luck 😊
Where about's in Suffolk did you sell your last property? Me and my Girlfriend have recently purchased a house In Woodbridge Suffolk if you know it :)
Ah awesome! we know Woodbridge! We were in a village called Rendham, next to Framlingham!
@@NickyandHarri I've never been to Rendham but Farmlingham is a lovely old town! What made you buy in Suffolk?
sadly i love the entire process of your videos
We love that
Yeah! I hope you guys get it all sorted so, I’m invested and wanna see you guys crack on with the stuff.
Probably been asked before, but is there anywhere specific you look for Reno properties or is it just a case of getting lucky on RightMove?
Ugh us too!! we literally just used Rightmove and checked it every hour of the day🤣
@@NickyandHarri good to know thank you!
Harri does rock the goatee though 😉
Hahhahahah- I’m enjoying rocking the goatee, and I’m glad you appreciate it!😂
Wow- super cool that you’ve boshed out loads of work whilst we’ve been waiting, sounds like you’ve made some awesome progress!
Sometimes all you need is a door on your bog and a TV to host some friends hey!!!
Always appreciate you Red, see you in the next one for hopefully some good news 🤞🏻😊
Hi Nicky , Hi Harri 😊😊😊😊😊😊😊😊😊
Heyyyyyy 👋🏻😊
Really annoys me that estate agents sell properties whilst awaiting probate-legally it shouldn’t happen 😢
So glad you guys are back! And fingers crossed for you! ❤
So frustrating isn’t it! When we first viewed the house, they said probate will come back in 2-4 weeks. It’s been 16 weeks 🤡😢
We will lose our house if the sell of ours doesn’t hurry up 😢
Do another van in the meantime 😄
Defo could do
450!!!!!!! fffffffffffffffuddddge me! That would buy me a mansion where I live. Used to live in Berkshire too... how times change.
How funny you used to live down here- but yes a mighty lot of money for not much square meterage of house, you’re right!
Why on earth did the executors/vendors submit probate on paper if they wanted to get on and sell the property?
What we’ve been thinking! 😒
I love you both, but Harry, the goatee ? Nooooooooooooooooooooo
I love your videos!
Thank you!
Welcome back guys..missed you..let's hope the probate cracks on can't wait to see what you turn the turd of the bathroom into..lol x
thanks Karen! hahaha I’ve already got the 3D plans ready for the bathroom so just need that probate to come back and then that turd will be no longer 😅😅
@@NickyandHarri 🤣🤣🤣 yayyy x
How about creating content by driving around Europe again for a month or two?
Could do😏
🤞🤞💪
Why not build another van or a tiny home while you wait?
Inevitably the minute we start another project probate will come back and we’ll be up to our ears in 💩
💜🎉
Shame you had to resort to clickbait. Attention seeking when you could have just posted a quick update to let people know you're okay who've been following you along and supporting you.
Misery guts
@@samm4192 thanks for your insight Sam 👍🏼🙂
Clickbait :O
Mwuahahaha 😏
Our probate with Newcastle took 3 months despite being fast-tracked.
P.S. click bait fastest way to lose subscriber's!
3 months isn’t awful! We’ve actually gained subscribeets since posting the video, despite the video not being clickbait either😛
Great to see your cute faces and glad all is well in spite of delays. Hang in there! 🎉❤
Thank you Lesley, we’re hanging in there!! 🤞🏻😅
i live in newcastle.....
ohhh do you 😏😏
@@NickyandHarri whey aye man as they say
Would NEVER buy a probate.
Reno a boat while waiting on the probate to complete 😂
We’ve been thinking about something like this for a few years 🤔😅
