Dude, as a builder/developer based in Derby you're wrong about premium new build flats being a good investment. for instance compare the new price of a new 2 bed flat in castleward (£200k+) to the resale on a older development Brookbridge (£125k) for the same level of accommodation, that's a massive loss and i'm being generous comparing a new flat against an older development that's weathered relatively well! You'll also find your monthly rental will decrease once the shine goes off a new development. I'd say Castleward, nightingale quarter and Becketwell are currently renting for about 20% more than what you would consider to be the typical market rent to be in the area. There are good reasons regarding the make up of the local jobs market that keep Derby affordable, and I'm not complaining!
I’m just starting out. Looking to invest around greater Manchester. I have £100k. Should I leverage that and buy 4 properties (one after the other) or buy cash then refinance, live into next one? I also live in Essex so thinking about spending 3/4 days ip thee doing viewings ?
This calls for a video: ua-cam.com/video/Gp890gpT9vc/v-deo.html Keep an eye on the channel because we have a video coming up about the research process, where in-person visits fit in etc
You really don’t need background music, not only it’s annoying, it’s extremely distracting and end missing what you’re saying! You’re enough without music!
Wolverhampton property is cheap as chips now and as Birmingham city centre gets rejuvenated in the “big plan” Wolves would be a great place to live as it has fast access to the centre of Birmingham with the trams, busses and trains. Wolves itself is also undergoing many improvements and investment.
@@mwkkk9009 people like you make it 3rd class, the government and local government spent millions of pounds to invest in a city and few citizens** ? Negative attitude and not worthy.
Nottingham is where my properties are but I'm starting to sell up, as there is no longer any money in property. Landlords are vilified, so good luck with investing in Nottm.
Houses prices are ridiculous at this interest rate. Even a basic 300k house can be 15k in interest a year alone! So that's a pretax of at least 20k a year to just pay the interest, another 20k to live a basoc lofe and anoth 20k for a better life and pay down the mortgage. Anyone buying now deserves what they get.
Hi Rob, I am looking to invest in leeds but i am not from the area. Do you recommend a best way of frinding tradesmen to do the job required if you arent from the area
Nice video! Is that list in order of attractiveness of investment? Also, what would be the average ROI for these properties. Are you also considering that Labour may reactivate HS2?
This is roughly in the order that I'm excited about, but everyone's criteria will be different. City-level ROI numbers are probably too broad to be useful - I'd focus in on specific areas and compare/analyse those
Delighted you keep overlooking Sheffield. If it can stay off your list a little longer would be great
Happy to help! Give us a nudge when you’ve finished buying 😀
@@PropertyHubUK😂😂
Well said
Well said, Sheffield has alot of potential
Happy that Birmingham is up on the list. Which areas in Birmingham would be good to invest in?
Great Barr
Great content, as always. Thanks Rob.
Thank you!

Leeds is ace. So much disposable income amongst the young professionals, of which there are many.
Absolutely - so many Uni leavers get retained by all the financial services firms etc. Great city.
Apart from high-end properties, would you recoomend investing in non-highend properties in Derby?
Why didn't you mention Liverpool, please?
The presenter sounds like he has a posh Liverpool accent too !
After purchasing the property, the buyer will find that they will be a “forever owner”

I'm thinking exact same. I like Liverpool and have £250k to leverage, thinking 4 flats. Just I was told I need £20k salary for BTL properties.
Great video
What about Liverpool
Greater Manchester is the place to be
Why?

Is'nt Birmingham a 'failed' city😮
Doncaster is the way to go. Good yeild and in my case the were 42 requests to view the property. And that's in 2 days! so I had to remove the ad.
Yep big fan of Doncaster. Everything we’ve sold there has always rented insanely quickly.
Coventry was city of culture and it's growing fast. Location in centre of England has great connections to rest of the country.
Agreed
And third world on the street

Leeds is a great City, snapped up 7 houses quite some time ago for £70-80k each. Since price have just exploded, won't be seeing those days again.
Nice!

Sorry to hear that Lesley. Are you against a discussion about properties you wish to sell?
Louie
No mention of Birmingham 😭😢😞
Woops spoke too soon... It was city #2. Incase you want to update the timestamp: 1:33

What do you think of Cardiff Rob?
Lots of investors are yet to know how good investing in south Wales is. Cardiff and its surrounding area is a gold mine untapped.
Good video. I want to buy a flat and rent it out. I am expat. On D7 visa .residency permit.
Which one of these five cities would you recommend as the best entry point for someone with decent but not a great amount of capital?
