WOW, Andrew beautiful home. You didn't mention an HOA, and I don't want to take over a solar lease. Other than that, there's nothing that i can see that would keep me from buying this home, except the price, but that's because it's above my limit. Love it from top to bottom, and front to back.. Per sqft. and one of the biggest nextgen I've seen, it's a damn good price. Maybe it's not passing inspection, something we can't see. You can see they got all the upgrades when this was built, double ovens, cabinets throughout, loft, ceiling fans, and that kitchen and pool. I can see ppl being turned off by the flooring and paint, but if I'm buying a resale i always figure that I'm not going to like what others have picked out, but these walls are the same color as my walls now😂. And I'm not mad at the floors, just shampoo upstairs. This is what we're looking for, just not as big or expensive. Good find. Keep us updated on this 1. I'm curious as to what the problem is and what it ends up selling for.
@andrewguiant We're getting close. We'll actually be out there again for 4 days at the end of November, look at some of the communities that opened up since our last visit. I'm leaning towards new builds now, only because i dont want anything older than 2020. But i want a pool😢
@@ebo9963 If you want a pool and don't want to spend 100K+ then resale is the way to go. Financing for pools have about a 7%-10% interest also. The upside is that it's a new home and new pool that you design. I would love to get together on your next visit!
Hi Andrew, In my opinion, I think this home is still on the market because the garages overshadow the home itself. Thank you for your daily videos. The homes are beautiful and looks like they are well constructed. I can’t believe the prices for the huge homes and some even have a pool. In Hawaii the subdivision that I live in 1,300 sq. ft living space and 5,000 sq. Ft. lot selling for $1,250,000. If only we were younger.

You hinted at one of the issues. Built-in desk in kitchen is so 00's. Although the home is only a few years old 2018, it's already dated with the espresso cabinets and the Vegas glam subway tiles . Walls, carpet and tile, dated. Limited space to entertain outdoors because the pool cuts into half the covered patio. The primary problem is the competition down the road at Cadence . Buyers can get a NextGen with similar square footage in new construction for the same price. When you consider all the upgrade incentives the builders are offering plus mortgage rate buydowns cutting the buyers monthly payments by $1K, the choice is clear .
Is this a Pulte home? Pretty good value imo, good layout but obvious issues with some of the dark finishes (floor, paint, backsplash, etc) that makes it feel like there’s not enough light. Could update the chandeliers for a quick and inexpensive face lift..

When it got down to the finer details it didn't make sense for us and could have made the sale of our home much more difficult. I'm not saying this is what's going on here but it could be enough of a kink to keep a lot of people away.
@@debbiealesky8934 Yes, especially in this market any type of resistance could turn someone away. With rising inventory small details definitely matter. Solar leasing is not for everyone. Some builders are building solar with the property (Lennar) and forcing you into an agreement.

I have been looking around to see what the market is like in Vegas and to us the prices are cheap compared to the housing market here in SF. This home has good bones and sq ft but really dated for a 2018 home. Flooring is terrible, feels dark everywhere, kitchen is dated, needs lighter wall colors and the carpet is not appealing at all. The best part of the home is the next gen and pool. There is too much competition out there with new construction and even resells that have been completely remodeled.
@@andrewguiant Hey Andrew! We are not sure when we would move yet. The earliest we would move is 2025/2026. My partner would probably still commute back here to work but isn’t a big deal. Looks like 2025 could see more price decreases in the Vegas area.
From $37K to $65K that's the minimum range of profit return every month I think it's not a bad one for me, now I have enough to pay bills and take care of my family.

Andrew - in this instance for me, I like the house but maybe not as open as I would like. This house in particular, and in most houses you film, it's the flooring. I don't care how many times realtors say this but vinyl plank flooring is just a no go for me. I prefer real would or premium tile. I like the house but I would have to replace all the flooring, the carpet does not look good.
If I was in the market I would easily pass on this because at 750k I want turn key and imo this isn’t. Flooring is horrendous, the paint on the walls are too dark (probably why they’re having a hard time sell this), and the overall layout looks early 2000’s, doesn’t give off any vibes that it was built in 2018 lol.

Many homes for sale can have numerous hidden issues besides the obvious, such as creepy crawlies in the yard and house. Noisy, obnoxious fighting neighbors or kids, crime, barking or vicious dogs, to name a few. Plus perhaps the cost of repainting walls and rooms and replacing tiles. It could be something as simple as the house being too dark.
Probably the house it too dark. Unfortunately on most of those things mentioned you don't find out til after you move in. Use your due diligence period wisely! I've knocked on doors to talk to neighbors, taken clients over in the evening, as well as many other things to ensure we find you the right place.

Floors are ugly and to many different colored walls.. those change the house will sell. Also the entrance to the home seems very closed in
