I dont know if his mortgage analysis holds up, why would a bank loan you 200m when you already borrowed 200m from another bank.
@@krystilla You use the loan to buy the property (in "cash") . all up front. Then you take the property you now own and refinance it(with the same bank) into a mortgage(that you can pay over time, obviously.) I think I got that right.
EDIT: First part, I missed something. The reason you are even getting a loan that large is because you have the assets to put against it (other property, cars, etc.) if you default on payment. All so you can just be like "Yo we paid CASH for this.".
@@krystilla Also, it isn't another bank loaning you money. It's the same bank going "Okay, you owe us money for that old loan, but give us your house and we will turn this into a mortage until it is paid off."
Yeah, what Schulz said doesn't make sense. Why wouldn't they just get a mortgage to begin with? Vs a loan on assets then a mortgage. Just doesn't make sense. Is there a tax advantage to this process that ends in the same result? I wish Charlemagne checked him on this
@@TheAJN313 yeah must be tax benefits or else this whole process seems useless and maybe paying in cash helps close the deal faster and maybe it allows them to use or get rid of those assets that were used as collateral on the first loan that's since been paid off through the mortgage
That 8 acre lot is the second largets in all of Malibu . The land is worth the majoirtiy of the 200 million they paid.

Pretty obvious Andrew comes from old money. New money thinks paying cash for a crazy expensive home is a flex. Old money is going take that same amount of money and use it multiple times over while still paying for the property.

I just read an article about how a man charges a $400 cleaning fee for his Airbnb. Of course most of the people commenting clearly didn’t read the article. He charges $200-$400 max depending on the time of year. It’s a 5 bedroom, 2 bath, with, and sitting on 1.5 acres.
lol Aka this isn’t your typical $100-$150 Airbnb, daily rate is probably $750-$1000. Also he doesn’t have a “to do list” for guests to do before checking out like most Airbnbs do. So many people commented about how dumb it is yet if they’ve read the article the guy says the property stays booked. The average American of course thinks $400 cleaning fee is wild but if you’re rich then you’d rather pay the fee than spend hours cleaning before checking out.

Fun fact: a lot of the states with waterfront property at risk of higher insurance costs have laws in place limiting what the companies can charge. So in places like Florida insurance companies run until there is a disaster and then file bankruptcy and the gov comes in and subs the costs.
Fun fact. Most insurance companies in Fl. Especially for waterfront properties are non admitted so the state doesn’t help.

@@dannypmg For sure the maintenance cost is insane. Their main home in Bel Air that they got for 88M in 2017 is now worth over 100M. Pretty sure they considered maintenance cost and everything before deciding to purchase this new Malibu house, they seem to be great entrepreneurs outside music. It has also been reported they are keeping both houses despite only being 1 hour apart lol insane how much money this couple makes especially Jay Z.

Shultz is now realizing where Charlemagne can't keep up in certain conversations. This was is one of them. You hear Charlemagne say, "we need to stay out of rich folks business". Whereas Shultz actually adds to the convo and drops some gems on the money game.
A mortgage is a loan. The write offs (esp within a Corp) is the benefit. It can dramatically decrease your income and therefore reduce your taxes. That’s all. That’s why the uberwealthy pay very little taxes.
They don't do mortgages they do something called an eloc purchase.
So you have 100million of Tesla stock you don't want to sell to buy a 50 million house... so you go to the bank they'll give you 50 mill cash and only ask MAX for 2% annual interest payments... so now you've bought the house cash and now ONLY have to pay a million a year which 2% of 50million...
But remember your 100 tesla stock (or whatever) that you didn't want to sell 50 million of should be making you at least 7% per year.... so your stock will make you 7million a year this proceed will BOTH pay the interest and pay back the initial position of bank against your stock...
Effectively you OWN a $50mill home OUTRIGHT, control 100mill in assets and only EVER pay annually LESS than your than your collateral assets MAKES each year...

@@skp8748 2% of $50 million is $1m but that’s on top of the balance they’d owe on the $50 million. So on a 15 year loan, they’d owe more like $3-4 million each year, which is more than what they would pay with a 30 year mortgage with a ~4% interest rate. But I suppose the main thing is not having to touch money market funds or needing to sell off other assets. Even then, I’m sure they’d be able to negotiate friendly terms with banks in which they have previous business dealings. It’s common to get special terms like low deposit requirements and up to 50 year terms for those well connected with a bank. But maybe you could correct me.

The rate of interest on their loan is lower than that of a home loan and you don’t need to sell any assets as you borrowed against them hence they will keep appreciating

Shultz doesn’t make any sense. You put up assets as collateral on a loan and then your assets are released when you pay off the loan. Why would they do all that nonsense when they could just get the mortgage to begin with? Refinance into a mortgage? The house is going to be put up as collateral either way.
