Safeguarding Codes dont work in Hmo's especially large Hmo's plus with that many tenants in 1 building each tenant will need their own cooking facilities in their own room as the kitchen and communal areas will be constantly busy and it will be impossible for any tenant to get any sleep as there will no doubt be podcasts in the middle of the night in any property of that size with so many tenants working different shift patterns etc plus building work etc tenants will need headphones just to stay in their room 3 bed Hmo's are better and a landlord can charge more rent because less tenants in a quiet house etc

At 7.12 you did not include that they need to pay the mortgage so it's not profiting 187k a year

I like these shorter style videos. Managing a 26 unit HMO however ..... that's a full time job in itself could be a distraction

The 3 bedroom house will not be able to offer the vast amount of economies of scale that a 26 bed would.
