--Booking conditions:
950,- Baht per night ( low session ), plus electric & water bill ( Government Rates ), the building Cable TV and Building Wifi is included in the rent and there will be no extra charges.
Plus a final cleaning fee of 700,- Baht is also required.
I will need a total of 10.000 Baht deposit money, this could also be Money in your currency ( 400 AUD, or 300 EU, 300 USD ).
I will need 10.000,- baht that you need to send me as a reservation fee / Deposit, which afterward will be turned into your deposit money, once you arrive.
( Payment of these 10.000,- baht can be made via bank transfer directly to my Thai bank Account )
I will also need a Photo of your Passport Page, that has your Photo and Passport number, when you make the Reservation for my Condo.
Once I received these 10.000,- baht and your passport photo, I will mark your dates as booked and therefore can not be booked by any other person and these dates are exclusively reserved for your stay.
When you arrive you will need to pay in advance the FULL rent money of your duration.
Your 10.000,- Baht Reservation money, will be turned into Deposit money and you will receive this Deposit money back on the last day of your confirmed reservation period date.
( minus the outstanding Electric & Water bill of the last month )

Changing Full set of Bedlinen & Towels
( 5 big Towels - 1 is specific for the Swimming Pool + 2 small Hand towels ) = 200,- Baht
2.
Full Apartment Cleaning
( Not Including Bedlinen &
Towels ) = 500,- Baht
3.
Full Apartment Cleaning and Full Bedlinen & Towels. = 700,- Baht
ANY SMOKING IS ONLY ALLOWED ON THE BALCONY.

Great video! Stayed here for 45 days last September and it was well worth the money. Very comfortable condo with plenty of space with good cable and very fast internet. Another plus was that it was a very quite condo and I very rarely heard any noise from the outside, basically I had absolutely zero issues while staying here. At the time I wasn't certain if I was going to pull the trigger and decide to stay long term (retire), but after consulting with Claudio it became clear that this was the time to go ahead and stay long term in Thailand. Not only was Claudio a great host that provided an awesome condo to stay in, he also provided contacts to help me with getting my Thai drivers license and completing the process of getting a bank account and my long term Visa.

Maybe it should have been mentioned, that the location is in the middle of where you want to be, but still it's a quiet area where Urban is located, one street off Second rd, close to Avenue shoppingmall, that has a supermarket with a lot of foreign food and also close to soi Diana and LK.

There is a great massage shop next door to the Urban - called 'Ninas' - it's also close to a good (Thai) food hall which leads onto to 2nd Road

Can we all just get along 😅. One thing about Thailand, is there are options for everyone, and every budget. If you do not like a place then move on to a place you like. @@claudiospies1905I didn`t mean disrespect. Stayed in Grand Avenue in january. It was 1 bedroom but not 52 sqm. 25000 and 5000 deposit. Centara on the same street has similar options too. I know that they are not as big, but they are brand new compared to The Urban Condo

Grand Avenue is a brand new building Complex with 778 Units and only 1 main Gate, on top it has plenty of Airbnb units.
The Urban has just 78 units per building and most people that live at the Urban are the Owners and we all know each other.
So you paid 25k for a small size condo ( I assume it was a Studio ).

James, Can you discuss, expose and talk about some of the scams that we fall for in Thailand. Mayb3 have an interview of a Thai lady who is willing to talk about it from their perspective and the Closed Attraction Scam.
Any lady that you get involved with and tries to bring you a great business idea, such as opening up a massage shop or any other type of normal business is a setup for a scam.
Just avoid doing any business with any other person than doing it by yourself.
Pattaya can be paradise, so keep it this way.

Are condos allowed daily bookings now?
It was mentioned in this Video, no Short Stay rental under 30 days are absolutely not Legal in Thailand.
Hotels are issued a license so that they have a permit for daily rentals.

The rate for High Session is 1050,- Baht per night , so just 100,- Baht ( < 3 USD more per Day ).
Unfortunately, I am already fully booked by my regular customers who have been in this condo for the last 2-3 years.
I hope you understand that I need to favor my loyal customers.

If people want to switch from Airbnb, it’s best to do it in person with an agent for a 3/6/12 month agreement. Costs are cut nearly in half compared to any other month by month services. Yours included. Btw it’s a bad business model to reply in bad taste to someone who has a critique. That’s likely the attitude you’ll give whenever someone has a problem with a broken outlet, or light fixture. Good luck
