Also, no state income tax in Nevada can make the overall cost of living feel a bit more manageable compared to Cali. However, the influx of people from California and other States is definitely pushing prices up here too.

1.4M plus the cost of landscaping that huge backyard. Don't understand the dirt backyards of Vegas. Most areas I know of give you at least full sod and sprinkler system. Oh, that's right you have a water shortage. Doesn't seem to slow the builders down. Hard pass on this one.
