    You do not have to furnish your homes for insurance! They provide the furniture and even the appliances and still pay 35% more than the regular rent. One thing make sure you get all the reports from the tenants as insurance typically pays but you sign the lease with the tenant and you may end up needing to evict if they stay beyond the time the insurance pays.

      True - I don’t like not having exit strategy in place with unfinished- I can’t pivot quickly into str for cash flow- waiting for another client sometimes takes time - thanks for the info and yes you can definitely get more $ with the unfinished!

    Phenomenal episode! Can you do an episode on protecting yourself as an owner or operator??? We have someone in our network that is working with an ALE client and they won't leave now that their lease is up (squatting) and ALE is not helping them at all, now have to go through the eviction process. 😢

      Oh man Mike I’ve never heard of that happening. I can definitely put something together in that. I usually shoot to have the agencies be the leasees ( letter of responsibility) they don’t always do it but if they do it’s covered no matter what by the company.

      Hi Laura. Hope that you are doing great. Laura, would love to hear your opinion about 181 days + rent in Sarasota. Are they doing well there? Or better focus on LTR, because the occupancy rate is lower? Insurance cost in Florida is very high for STR and MTR less than 181 days. Thank you so much.

    I want to share a story with you that is on topic for this video. I have been following Jesse for a little while and way before our incident happened.
    In March we had a horrific storm that came through middle TN. We had a huge tree that came down on our house. Thank God no one was injured but half of our house was destroyed. Our insurance company was on it providing immediate temp housing at a hotel and then working with their housing dept have been removed to an apartment while our house is being rebuilt. It took 6 months before construction even began. I just want to say at this point, it pays to have great insurance and make sure you are properly covered. They had a company come in to move all of our belongings to a climate control storage and then provided all the household items needed while we live at the apt. It would have taken longer to get an actual home because we have 2 dogs and not everyone allows pets. We are still waiting for our home to be finished but I had an idea of how things go before this all happened from watching Jesse's channel. The reason I started watching is because our hope is to convert our basement into an apt for MTR. We have a huge medical community in Greater Nashville area but we are certainly open to serving families in our area that have gone through a similar trauma.

      Hey, Petra thank you so much for sharing your story! I know it can be frustrating sometimes dealing with companies specially if you’re the one dealing with the loss. I’ve talked to several folks who mentioned the same thing that you have.
      I also believe it gives you first person perspective on if you do decide to finish your basement on how to treat folks that are coming in. I believe that is one of the most significant parts of running. These types of business is being able to serve others.

They have covered everything including dog boarding for 2 weeks while we were at the hotel. We are fortunate that they have made it seamless including Housing Hqt that is our relocation folks. I agree that we will add a like minded perspective to those we hope to serve.

    So to get people that need housing because of insurance needs you pretty much have to have availability in your rental inventory so if you only have one or two rentals or availability is crucial and so you’re probably already gonna be full and this may not work out. Am I correct?

      No you can definitely get a booking but it’s better to have a network in your market just in case you’re booked.

    Jesse, do you do your own background check for insurance claim tenants, or do you allow the insurance company ( that pays you) to perform the background check? For example, an ALE Solutions client?

      Either or, if I have the agency as the Leasee I don’t even background check as they are responsible for the tenants No matter what.

    Is there a formula to calculate 6 month and 3 month leases? It’s hard to price mid term rentals but if I can figure out the 12 month rate for my property, how do I calculate the 6 and 3 month leases? I was going to list my property with the 12 month rate on Zillow but also have short-term in the keywords and list the shorter term rates in the description to catch insurance agencies.
