The biggest question we all should have is how is Depreciation handled! Can you do 1031’s in Syndicated RE? These make Real Estate in most cases a Very Good investment when it otherwise would be a poor investment!
@@mutchler87 "preferred" returns. Much different than the actual at sale. If sponsors are pointing out IRR over cash on cash then the deal generally isnt that great. But hey many times they get lucky and find people that need to place 1031 Money.

I'm in four projects with a sponsor called IMG - Investors Management Group. I've had terrific luck and been very impressed so far. You do have to be 'accredited' to participate in their 506(c) offerings.
Yes, because to be allowed into a syndication deal the investor must be accredited or at the very least a qualified investor with knowledge of the risk involved.

left out the Con of low returns. (typically 8% preferred)
I guess that depends who you're investing with but I've seen much higher numbers from more legit syndication deals.

There are many more cons than you stated
