I worked construction for years and I will tell you modern residential homes are absolute garbage, the wood used now days is junk, most residential builders are under skilled and have no regards for quality, it's all about how fast and cheap they can build the house.
In my neighborhood they built 3 new homes. All about 1500 SQ feet. They started on a Monday laying the foundation and plumbing. Thursday they started the framing. The houses were complete except for the driveways, the following Wednesday. How do you build a quality home in 10 days?
I was a framer on a crew locally that built houses, they were so shoddy, the site supervisors were so far up our asses about speed it was almost impossible to build a good home, they had us using garbage material and building everything to minimum code
Yep, I agree with everything in this thread. New homes nowadays are built to last just long enough for you to finish paying off the mortgage. Pretty sad considering ancient civilizations buildings have been around for thousands of years and are still standing and they did it all without machinery. It's another symptom of our throw away society. We've got to keep building and demolishing to keep the economy going.
The quality of lumber has been going down for decades. and few framers are going to reject and delivery and be responsible for delaying the project. Its difficult because there is alot of blame to go around.

Inspectors are usually under political pressure to "work with" companies to get these houses passed fast. As a former Electrical inspector, I was often questioned (harassed) by the "senior" electrical inspector as to why I failed certain jobs. When I caught another electrical inspector taking bribes and reported that to my supervisor, I was relieved of duty pending a dispensary hearing that NEVER got scheduled. The "senior" inspector was in on the bribes as well. Localities only want high priced houses in their districts for tax purposes, they do NOT care if the product is pure crap as long as they can tax it. We had over five buildings actually collapse in the area but the localities switched the narrative and kept that quiet. It all boils down to taxable values no matter the quality.

They could either try to repair again (for the 7th time), the builder could make an offer to purchase the home back ($20,000 less than paid), or you have to go through remediation. It's not like wal-mart you can't just show a receipt and get your money back and walk away.

It's not just Pardee homes, all builders do this. They build with the cheapest materials as fast as they can with incompetent employees that take no pride in their work.

I became a carpenter in the '70s and there were 2 kinds of framing lumber, #1 - 2's and utility lumber. Anything with knots the size of a quarter was utility, not useable and all of it was fir here in Washington state. Now it's hem-fir and as long as one side and one corner is good it's framing lumber. I've even seen homes framed up with hem-fir 24" on center, unbelievable!! BTW, the city isn't responsible for the build quality of the house. They make sure the clips, bolts, and lumber are in the right spot.
MT sometimes called utility lumber, it has different names depending on where your from. It is lumber with large knots and some bark on the sides and some of it is not straight.
I'm a carpenter and I can honestly say this is so common, general contractors dont care much for quality but for production. It's so easy to pay off inspectors to sign off on poor quality, it's sad for true American families seeking a dwelling
How the hell did these houses pass inspection by the city? City inspectors has to see the framing, plumbing, and electrical before allowing you to put up drywall.
My house (bought in Feb 2024) was built in 1970. Its old but I feel better with a house made back then. We have friends that bought new construction and sold in less than a year because the quality was so bad.
A house built to code is not a well built structure. It only means that it is built to the MINIMUM standards required to pass inspection. Homebuilders today are all about getting these homes completed, sold, and through that ONE year warranty.
First Mistake: Buying from a Company called Pardee. Second Mistake: Not having it independently inspected before buying it Third Mistake: Always find out how much of a house is Sub Contracted.
Pardee Homes needs to fess up and pay the homeowners. They are 1000% negligent. The City also is negligent for allowing those homes to pass the inspection.
This is what happens when a developer only cares about money! It’s build, build, build! The faster, the cheaper, the better. I have seen plenty of county officials being paid off by these contractors to pass inspection. Money is God to these people. Everyone needs to be careful when buying a home and have it independently inspected. Would have saved this so called real estate agent a lot of heartache.
And people say manufactured and modular homes are bad... At least they have standards, I moved onto a manufactured home this fall and it's been great... lower cost than my very defective house and perfect floorplan

This is why I tell everyone to get their homes inspected by a PRIVATE inspector not just use the govt inspector before buy. Top to bottom inch by inch. Even cut a few walls open to see the internal workings, foundation, etc.

ike fun for example, my uncle bought a house and he was told by homeowners in contract that the foundation was fine but that was not true as it need 10,000 in repairs. So the previous owners agreed to pay the 10 grand. Did he get lucky and that were just nice or is there a law protecting the new owner since the contract said it was fine.
One thing you can do as a consumer is If you are having a home built in a neighborhood under contract, go yourself and visit periodically to check on how its being built yourself.
This is exactly the reason I didn't want a new built home! Sooooo many issues with them. I even have a couple of friends in Arizona that bought new builds and had issues as well. I think the process is rushed, half fast, and cutting corners and I wanted absolutely nothing to do with this! It's sad for these people to pay all this money for their dream home and the home is not built correctly the first time. These contractors don't even care that they're producing shitty projects.
as a roofer in california...standards have gone down. ive worked on many and currently working on newly constructed buildings and idk how things get past inspection with the way the jobs are done.

We just bought a home....when we started our search, I told my husband I didn't want anything built after 1995... When the real estate boom started in the early 2000s, houses were being slapped up anywhere "builders" could find 100 sq feet of land to keep up with demand... After the crash, when values plummeted, these same "builders" were cutting corners left and right to make a profit, while keeping prices low enough to make properties affordable...
I would NEVER buy a new home if I didn't personally follow the build process. There are so many corners that can be cut and flaws that can be hidden and many won't show for years. The builder and contractors add to their profit margin each time they get away with it, so it encourages them to do so as often as possible.
My home was purchased new in 1997. I saw it being built. It was built by Pacific Bay homes, which was owned by Ford. Amazing quality. The homes were built way better and stronger than needed. Probably one of the best tract housing builders I’ve seen. Even the paint still looks great after 20 years. I went to go look at some Pardee homes being built in my city of Santa Clarita. Some of the homes are pretty bad. Wobbly staircase railings, bad stucco job, missing roof shingles, already rusted frame on the backyard sliding door. And that’s what I can see from just a walkthrough. God only knows how bad it is under the surface. Shame on you Pardee for building such inferior homes.
As a carpenter home builder, I don't understand. There are no professionals in this video. They fured the wall 1/2 inch? 2:27 why does the stud have a million nail holes?

I have a brother who is having a home built in Henderson and I looked at the framing work. The main reason why they are having to fur out the studs is because they didn't build the walls with the crown or curvature of the studs facing the same way on each wall. With every other stud crowning in a different direction, this will cause problems for the drywall work and the outside finish work. I guess the framers missed framing 101. Additionally, they didn't seem to sort the studs by quality, using the straight ones where straight ones are needed (king studs for windows, doors, etc.) and twisted ones being chopped into small blocks for backing. I didn't check the lumber rating, but the architect specifies the grade of lumber used in the project and if an incorrect, cheaper grade was used then somebody must be held liable. The "beaver chewing" seen in the video is usually acceptable for framing-grade lumber.
Wayne is not a defect. There is obviously someone using scrap lumber to pice together structure instead of cutting a new board. I think the foundation is the main problem.. not the walls themselves.
Who are the ones really building the houses?! Certified construction workers or day laborers who are told do this in a day and make it quick. Sucks they have to be going they this, they need a refund ASAP.
Pardee will just file for bankruptcy and open under a new name. I don't understand if everything was sooo crooked how that homeowner never noticed it. The bark edge lumber is normal, and the splintered wood was chipped with the forklift. Replace the cracked header and plumb and line the walls the best you can and resheetrock it and call it a day. 1/4 inch gaps are normal for rough framing. It may not be the best job in the world, but it is what it is. Pardee just needs to get her house sheetrocked and put a level 5 finish on the walls to help flatten it out.
That's why I looked for older homes built in the 20's to 60's. I use to build homes, and you wouldn't believe the things I've seen in my years of building. My house is a 65 model, and a fixer upper, but solid as a rock. My main area of expertise is drywall, and I already knew it was framing issues with this house in the video, because the drywall just lays flat over top of it. I would have not done this job personally.
I have worked for most major builders all over Southern California and they use some of the same major sub contractors and all have the same issues. I will say that if the builders chose to use premium materials and contractors then less people would be able to afford their homes. If you want the best quality then you have to pay for that on a custom home and then hire the best contractors who have an excellent track record of quality builds but that will more than double the cost of the home. You get what you pay for and tract homes are not custom or high quality builds.
House is a write off on framing and foundation issues. Cheap and crappy contractors. I find the particle board these days inadequate for its application. Never should have passed initial inspections at multiple points. Never buy a house from this company. Corruption at play as well.

I am a framer and home builder. It's easy to blame the Lumber, but this is just sloppy framing. The general contractor more than likely hired the cheapest framing crew he could find. Track home builders and contractors like this ARE in it for the money! I am a California General Contractor and we do quality work for reasonable rates. So don't believe that craftsmanship does not exist anymore! Quality does still exist but you have to find the right company to work with and there are not very many!!!!!

I dont understand why anyone is responsible except the lumber supplier. if its stamped lumber, how can you expect the gc or sub to really forsee the lumber warping. They mention the homebuyer is a real estate professional who oversaw the home getting built. Why didnt they catch in the framing stage?
The wrong was that the studs seem to have a lot of hump, the framers are not supposed to use those studs, that’s why they shimmed them. There are sore rooted wood but it’s still solid and strong cause most of them comes like that from the mill. But one thing they have to know is that the lumber comes like that cause builders buy the cheapest stuff, not because of the framer, many times framers have to use whatever they have cause builders won’t buy anymore, they are just getting cheaper and wanting to get rich easily
Ben Klassen yes you’re right but in this case they did the opposite. But for that amount of hump, to even have to shimm it, means that either they had to make a cut and nail it against other stud or just not use it.
Uncertainty is one of the main reasons I've never bought a newly built house, because I prefer the first owner to deal with potential costly issues.

It's not just American quality it's Canadian quality too. I highly doubt that house would of passed in Ontario Canada but I have seen a ton of homes where build quality is very much an afterthought. You would think based on real estate going up that we would see higher quality but in fact we see lower quality. Walls being out of plumb, drywall bowed in/out used to the stand out for a poorly built house. Now even the materials used and framing methods seem to be the biggest issue along with the more cosmetic things like out of plumb walls.

My father & uncle were journeyman plasterers during the ‘60’s & ‘70’s ~ I remember driving with my uncle years ago, we were passing new condos to which my uncle went on a mini rant about the terrible workmanship, the lack of quality materials and lack of integrity of the builder who he said was only concerned about quantity over quality in order to make a quick buck. The disgust in his voice made me remember the event some 40 years later, and while I didn’t really understand completely why he was so upset at the time ~ it did when I went to buy my first home and saw how many homes were built with this same disregard for quality workmanship. Shameful.

it has always shocked me how often i hear of people buying some of the highest value items in a regular human life without having a proper unbiased inspection or talking to other owners of similar buildings or vehicles. Then they are shocked and appalled when they find and/or have issues. Some of these issues come as an owner of a home, sometimes you should have done your due diligence and then there are in some cases a builder that should be sued. But really ask the neighbor and for gawd sakes stop buying new

The lumber used is Paul Bunyan lumber. It cost about a tenth of regular lumber. I used it once to build a shed.

Why didn’t the inspection get done before sale? Just because it’s new doesn’t mean you don’t get an inspection.

Everyone needs to be careful when buying a home and have it independently inspected. Would have saved this so called real estate agent a lot of heartache.
And people say manufactured and modular homes are bad... At least they have standards, I moved onto a manufactured home this fall and it's been great... lower cost than my very defective house and perfect floorplan

@@RhinoXpress it's 10 years old and still like brand new...2x6 exterior walls, sheetrock throughout and the same everything as a site built house I was eyeing up nearby but after my house was badly damaged I needed a fast affordable alternative so this place was moved from 50+ miles away to the site of my now demolished home sitting on a foundation and real estate tax classifies it as a home now.. just so happens to be manufactured in a climate controlled factory vs having it's building supplies sit out in the weather which is fine by me

This just happened to me, except my home has mold inside all the walls and a soaking wet foundation slab.
This is why I tell everyone to get their homes inspected by a PRIVATE inspector not just use the govt inspector before buy. Top to bottom inch by inch. Even cut a few walls open to see the internal workings, foundation, etc.

ike fun for example, my uncle bought a house and he was told by homeowners in contract that the foundation was fine but that was not true as it need 10,000 in repairs. So the previous owners agreed to pay the 10 grand. Did he get lucky and that were just nice or is there a law protecting the new owner since the contract said it was fine.

get an INTERNACHI franchise home inspector.. they have a community of inspectors and standards.. and some guarantees too
One thing you can do as a consumer is If you are having a home built in a neighborhood under contract, go yourself and visit periodically to check on how its being built yourself.
That works, if you know something about building. Otherwise you're just wasting time

This is exactly the reason I didn't want a new built home! Sooooo many issues with them. I even have a couple of friends in Arizona that bought new builds and had issues as well. I think the process is rushed, half fast, and cutting corners and I wanted absolutely nothing to do with this! It's sad for these people to pay all this money for their dream home and the home is not built correctly the first time. These contractors don't even care that they're producing shitty projects.

My friends and I moved into a new home and the house is literally falling apart before our eyes! Its such a beautiful home but its extremely poorly built! I literally keep a screw driver on my desk for daily repairs!
And Pardee doesn't allow private licensed inspections without a massive paperwork log jam, to discourage buyers.
That should be a red flag not to purchase from a builder who will not allow independent inspection.

We just bought a home....when we started our search, I told my husband I didn't want anything built after 1995...
When the real estate boom started in the early 2000s, houses were being slapped up anywhere "builders" could find 100 sq feet of land to keep up with demand...
After the crash, when values plummeted, these same "builders" were cutting corners left and right to make a profit, while keeping prices low enough to make properties affordable...
I would NEVER buy a new home if I didn't personally follow the build process. There are so many corners that can be cut and flaws that can be hidden and many won't show for years. The builder and contractors add to their profit margin each time they get away with it, so it encourages them to do so as often as possible.
My home was purchased new in 1997. I saw it being built. It was built by Pacific Bay homes, which was owned by Ford. Amazing quality. The homes were built way better and stronger than needed. Probably one of the best tract housing builders I’ve seen. Even the paint still looks great after 20 years. I went to go look at some Pardee homes being built in my city of Santa Clarita. Some of the homes are pretty bad. Wobbly staircase railings, bad stucco job, missing roof shingles, already rusted frame on the backyard sliding door. And that’s what I can see from just a walkthrough. God only knows how bad it is under the surface. Shame on you Pardee for building such inferior homes.

I have a brother who is having a home built in Henderson and I looked at the framing work. The main reason why they are having to fur out the studs is because they didn't build the walls with the crown or curvature of the studs facing the same way on each wall. With every other stud crowning in a different direction, this will cause problems for the drywall work and the outside finish work. I guess the framers missed framing 101.
Additionally, they didn't seem to sort the studs by quality, using the straight ones where straight ones are needed (king studs for windows, doors, etc.) and twisted ones being chopped into small blocks for backing. I didn't check the lumber rating, but the architect specifies the grade of lumber used in the project and if an incorrect, cheaper grade was used then somebody must be held liable.
The "beaver chewing" seen in the video is usually acceptable for framing-grade lumber.

Wayne is not a defect. There is obviously someone using scrap lumber to pice together structure instead of cutting a new board. I think the foundation is the main problem.. not the walls themselves.

Who are the ones really building the houses?! Certified construction workers or day laborers who are told do this in a day and make it quick. Sucks they have to be going they this, they need a refund ASAP.
Pardee will just file for bankruptcy and open under a new name. I don't understand if everything was sooo crooked how that homeowner never noticed it.
The bark edge lumber is normal, and the splintered wood was chipped with the forklift. Replace the cracked header and plumb and line the walls the best you can and resheetrock it and call it a day.
1/4 inch gaps are normal for rough framing. It may not be the best job in the world, but it is what it is. Pardee just needs to get her house sheetrocked and put a level 5 finish on the walls to help flatten it out.
It’s always good to hire your own inspector during the pre-drywall and post drywall inspections.
I live in Las Vegas & new houses are built way too quick & becoming way overpriced. Especially in certain areas..
Always request a frame walk through at the time of purchase. If the build doesn't want to comply, then don't buy!

That's why I looked for older homes built in the 20's to 60's. I use to build homes, and you wouldn't believe the things I've seen in my years of building. My house is a 65 model, and a fixer upper, but solid as a rock. My main area of expertise is drywall, and I already knew it was framing issues with this house in the video, because the drywall just lays flat over top of it. I would have not done this job personally.

I have worked for most major builders all over Southern California and they use some of the same major sub contractors and all have the same issues. I will say that if the builders chose to use premium materials and contractors then less people would be able to afford their homes.
If you want the best quality then you have to pay for that on a custom home and then hire the best contractors who have an excellent track record of quality builds but that will more than double the cost of the home. You get what you pay for and tract homes are not custom or high quality builds.

House is a write off on framing and foundation issues. Cheap and crappy contractors. I find the particle board these days inadequate for its application. Never should have passed initial inspections at multiple points. Never buy a house from this company. Corruption at play as well.

They said living there for a few weeks. I've bought two homes and both inspectors had a level and checked if things were level and checked around windows. Any good inspector would find something up in this house

These contractors are good at making it superficially appealing. These homes are not made to last and these types of builders are finding new ways to cut cost and drive up profits!
@@shwnp777 right.. we were under contract on a $800k house and the inspector found the house slight out of level. He then recommended a structural engineer come out and that guy found a load of stuff wrong. People need to learn that spending $500-$1000 will save you so much money in the long run.

I am a framer and home builder. It's easy to blame the Lumber, but this is just sloppy framing. The general contractor more than likely hired the cheapest framing crew he could find. And most likely that crew is illegal Mexicans. And you can't blame the inspectors.... They don't inspect for quality. They just look over the main code issues and trust the builder to build properly.

Track home builders and contractors like this ARE in it for the money! I am a California General Contractor and we do quality work for reasonable rates. So don't believe that craftsmanship does not exist anymore! Quality does still exist but you have to find the right company to work with and there are not very many!!!!!

The wrong was that the studs seem to have a lot of hump, the framers are not supposed to use those studs, that’s why they shimmed them. There are sore rooted wood but it’s still solid and strong cause most of them comes like that from the mill.
But one thing they have to know is that the lumber comes like that cause builders buy the cheapest stuff, not because of the framer, many times framers have to use whatever they have cause builders won’t buy anymore, they are just getting cheaper and wanting to get rich easily

It's not just American quality it's Canadian quality too. I highly doubt that house would of passed in Ontario Canada but I have seen a ton of homes where build quality is very much an afterthought. You would think based on real estate going up that we would see higher quality but in fact we see lower quality. Walls being out of plumb, drywall bowed in/out used to the stand out for a poorly built house. Now even the materials used and framing methods seem to be the biggest issue along with the more cosmetic things like out of plumb walls.

My father & uncle were journeyman plasterers during the ‘60’s & ‘70’s ~ I remember driving with my uncle years ago, we were passing new condos to which my uncle went on a mini rant about the terrible workmanship, the lack of quality materials and lack of integrity of the builder who he said was only concerned about quantity over quality in order to make a quick buck. The disgust in his voice made me remember the event some 40 years later, and while I didn’t really understand completely why he was so upset at the time ~ it did when I went to buy my first home and saw how many homes were built with this same disregard for quality workmanship. Shameful.

i worked for a decade in residential construction for a decade in canada and i can say that this quality issue happens all the time, the best advice i can give is to rent and invest since a mortgage is just a forced savings plan
it has always shocked me how often i hear of people buying some of the highest value items in a regular human life without having a proper unbiased inspection or talking to other owners of similar buildings or vehicles. Then they are shocked and appalled when they find and/or have issues. Some of these issues come as an owner of a home, sometimes you should have done your due diligence and then there are in some cases a builder that should be sued. But really ask the neighbor and for gawd sakes stop buying new
