I'm about to rent my first flat which I currently live in. I have had a look at prices nearby and I have tried to put it on the market for the highest (maybe even too high) just to see what responses I get. I have had it up for a week and have two viewings booked in. I'm thinking of maybe reducing the price by £50-£100 to increase the number of viewings, rather than having to pick from a smaller group, also not sure what these two that are booked in will be like. What's your thoughts ? I'm in a very desirable area so I should get a lot of viewings if I had very a competitive price.
I've just been through hell ££££ trying to evict nightmare tenants. If Section21 is abolished, you may never ever get them out. Unless you have grounds on section 8.
I would say look for a specialist letting agent rather than an estate agent where the letting department is usually given to the clueless apprentice while the more experienced agents concentrate on chasing there sales commissions.
But is there an independent valuation of the property ? If not the property could just be sold at a higher than market price and you just pay this excessive value back as the 7% yield. Then if the owner tries to sell after 5 years it may have fallen in value.
Most people I have rented property’s from just won’t you to pay there mortgage for them then when it’s paid off they won’t it back and kick you out .they don’t like spending money on putting things right.I spent more money on the place I am in then landlord has

Personally I’d go lower and have a larger pool to pick from. Better to have the right person than a slightly higher rent

Hi, I'm genuinely curious as to what work landlords do that a reasonable tenant wouldn't do?
Everyone should watch a movie called Pacific Heights before becoming a landlord. It was life changing for me.
Michael Keaton’s character frightened me. Not a horror genre but still horrifying. Great movie! 👍
Amazing thanks
Don't let @garyseconomics watch this...
