I feel you. I rented my house out for the last six years before retiring from active duty and came back to $12K in flooring replacement costs, even though the floors were brand new when the one tenant moved out. There were other "fun" surprises, but my property management company completely threw me under the bus and refused to assist with the damage. This was the second company as my first one was even worse. Overall lost money on renting the place BEFORE the damage costs.
The manager seems to give me the wrong email and sometimes ask me for the same paperwork that I already gave them and acts like I didn't give anything paperwork. I didn't make a fuss but this manager seems to do these types of things every now and then. It's stressing me out because they don't care if I have the money to move out

Have you considered documenting all his inconsistencies and using the facts to draft an affidavit and demand later requiring him to deal fairly with you?
After working as a property manager for 20 years, everything he said is very true! It's unbelievable how much the owner is ripped off, and most times, properties are destroyed due to lazy management, or they took class but have zero understanding of experience. Be careful out there.

The property manager does not like the residents. She won't give me a new refrigerator after telling her its not working right. She refuses to open the apartment pool. It's a beautiful new pool. She has talked down to many and yells at kids 5,6,7 years of age. How can I get things done. I've contacted her boss and they side with her.

No and not only that they text me want to do a walk-through tomorrow through my Apartments. We're told it's been about 6 months now that I needed new tile for my floor because the tile that they fix a year ago had came back up. She didn't want to do that damn not only that I needed a little small paint job that was over my big one though she didn't want to do that neither. I had an incident with another tenant here because I have foster kids they're all grown now. Wanted her tenants were hitting on one of my foster kids so the police were called. So when I walked in the office I was trying to tell her about what happened and she slammed the door in my face. Glass door in my face. I also see where she's hiding people from Mexico that don't have no i.d. usaid she's hiding them out in the apartment building the maintenance guy said somebody needs to do something because somebody need to get rid of her I need help on this situation I got to move out in 30 days she doesn't want to renew my lease.

Changing a water heater couple hundred dollars.... Nope! Double that possibly trippled. Property management is a scam. If you own a home . you should have all your trades licensed bonded and insured. And trusted. Most of the slums/high end properties that I work on are sound. But I got to laugh when the owner cuts cost on there own investment. Especially with a pos management. All I see is lazy home owners on that end of things
Maybe the owner doesn't know. I was active duty and retired when I was finally able to come back to the house I rented. That's when I discovered how bad the PM was. The laws need to protect military owners in addition to military tenants.

Property manager never answers the phone, never on the property, Can't even collect rent, expects tenets to pay by mail.
Change them, otherwise, you will be sorry. Really research everything before you switch companies.

$400/month you are lucky they even dump the trash bin. I pay $1250 a month and there are drug shootings every night.
